I met this sweet natured dog while visiting an apartment/mobile home complex bordering the Back Bay in Biloxi. You may greet him at 2600 Old Bay Road. The complex Manager, Diane says that a person in a big black truck just dropped him off and left. No one can adopt him there as he is too big, although he has stolen the hearts of many residents.

Note: I was commenting at  Katrina Five Years Ago... , by Alice Broadway, Hurley, MS  when I realized I had gone far beyond a cordial comment and was borderline high-jacking her post. Obviously, I still have a touch of Katrina PTSD residing in me. I expect many residents and volunteers also experience KAT PTSD to some degree; though we will never let it get the best of us.

Good news of MGC out of state property owners and potential relos. It may seem like a small thing. But, if you are trying to get a handle on how things are going in a certain area--you always want to read the local paper , and the local free weekly ad paper.

The following information is gained from the Gulf Coast MLS.  My search query focused on methods of financing, pend to close time, and areas of recent activity. (GO North Gulfport!) Other data is thrown in for good measure:-) 
58 Closings in the last week (ending March 24, 2010). 16=Cash, 17=Conventional, 12=FHA, 8=VA, 3=Other, 5=?
Average DOM=129, High DOM=297, Low DOM=22. *DOM is unreliable unless looking at the complete history of a listing!

Morning or evening, the drive between Long Beach and Biloxi along Highway 90 can be a joy, sometimes relaxing, sometimes entertaining.

Today on my way home--the car in front of me stopped suddenly. I stopped suddenly. The car behind me did not stop suddenly.

Thank GOD Gustav did not have the power or longevity of Katrina. Hwy 90 was officially closed today, but I had authority this time to snap a few pictures. Keep in mind that some pictures may look bad because of Post Katrina damage, not Gustav damage. Please also keep in mind that the Gulf Coast is healing. What you see along Beach Boulevard is quite different from what you see in the neighborhoods. If you are relocating--I am sure we will have a home you will find suitable.

Not long ago I started my morning with a barefoot walk along the beach. Usually this is a relaxing time for me, though not quiet--because the birds are also greeting the new day with enthusiasm. This particular sandbeach walk also runs parallel with Highway 90. So, we have the mixture of bird and traffic sounds. It is fairly easy to block those sounds out and still enjoy a peaceful walk.

I had the most remarkable phone call this morning. The call was from an agent who had shown and submitted an offer on a high end listing I had. The sellers turned down that offer.
This week the sellers decided to list with a national firm (with my blessings and well wishes).
The REALTOR, Amy Wood, called to tell me that she thought I did a great job with the listing. That astounded me. She has got to be one of the highest producing agents in the MS Gulf Coast--She took her time to call me and encourage me.

I don't know the actual numbers on this (Damion probably does :-), it seems that since February I've been hearing more about "failures to close" and homes appearing back on the market. It could be a MS Gulf Coast thing, or maybe its a national epidemic. Thus, far I have not had a "failure to close". ...That's my introduction.
