mls: Ready and Willing Buyer Call... - 12/09/08 03:26 PM
I just spent 41 minutes and 38 seconds browsing the MLS with a buyer prospect by phone. She convinced me she has money and she's desperate to buy. She herself was looking but had no idea how to determine flood zones.I asked her if she was working with a REALTOR.

mls: Sunday AM and Fox News - 08/17/08 08:28 AM
In my opinion, Fox news should be a little more responsible in giving real estate advice. I could not believe they were recommending that sellers visit http://zillow.com to establish the true value of their homes before listing.
The true value of a property is not determined until a buyer and seller

mls: Real Tech Crisis|Palm Centro/ATT|Another Plain Suzi Post - 05/07/08 01:54 PM
Bundling everything up in one unit does sound like a dream come true. REALTORS across the nation have done it and I assume to be satisfied. Finally, this awesome Tech Revolution hit the Mississippi Gulf Coast MLS membership. First, let me say that our REALTOR/MLS office and Supra handled the conversion in

mls: MS Gulf Coast Stats|Trends and Interpretation|Agents, Lenders, Researchers - 03/01/08 01:36 PM
Public Post March 1st, 2008 In making out my "Know My Surf and Turf" plan for the week, I decided focus on vacant homes first would be fun and enlightening, plus with vacant homes appointments are seldom required. Some buyers I have worked with in the past prefer vacant homes over occupied,

mls: I was Going to be Sugar and Spice, However|MLS Again... - 02/11/08 05:06 PM
It shouldn't make a big deal that a property listed as 39000 sq feet is 3900 square feet. Most of us would figure that's the case. So Sister Suzi (some of you know me by that for a reason:-) gives the broker a call. Yep, its 3900 sq feet. He

mls: Pass Christian, MS|MLS Week in Review - 10/21/07 06:13 PM
There were 7 new listings ranging from $141, 500 to $424, 000. 5 listings went from Active to Pending--we should see them change from Pending to closed soon. Pass Christian Showed the following Price Changes: Pending to close=22 days and 38 days respectively. I find it ironic that a seller sometimes won't lower

mls: Comparing Close Sale to Closed Sale of the Same Property - 10/04/07 12:33 AM
I found turnaround properties in an MLS comp search and thought I would share the findings with you. The calculation of increase for turnaround properties has little value other than in a very general sense, to show people why buying instead of renting in most cases will show appreciation. The variables that we

mls: Can We Trust your MLS Description? Pet Peeves. - 09/13/07 10:43 PM
Sometimes when I view a property I am flabbergasted, shocked, and maybe a bit upset. I am usually relieved that it was my time and not the Buyer Prospects' time that was wasted. Once again--a buyer's ability to search REALTOR.com and the web is ONLY the beginning. Actually, as a Real Estate Professional my

A new buyer client said a couple of times, "I don't want to waste your time." About the 3rd time, I realized I had not convinced her that I like what I do. So I told her, look at this way: If I show you ten, twenty, thirty homes--then you buy
