Anne Arundel County saw 617 homes go under contract or sell outright during the month of September 2008.  This represents a less than 10% decrease in the number of homes sold in the county. 
It appears that the Ultra High End Market (those homes listed in the $2,500,000 and above range) is not only healthy, it is vibrant.  Champion Realty, Inc a local broker has listed and sold 8 listings in this range and the only brokerage to sell MULTIPLE homes in the $4,000,000 and above range.

Talbot County saw a the results of a stable real estate market.  Some details:
2007---81 homes sold for a total of $52,095,119*.  A median price of $374,900.
2008---78 homes sold for a total of $64,013,880.  A median price of $377,000.
As you can see the median price is essentially the same with a .55% decrease and the number stayed essentially the name.  The decrease in total sales can be accounted for in one sale that happened in 2007.
The estate located at 6443 Ellenborough Rd, Easton, MD sold in August 2007 for $13,600,000.

Things are continuing to improve in the Anne Arundel County residential home sales market.  For 2 consecutive months the number of sales has exceeded the number of new listings in the county.  This should begin to have a positive impact on the sales price that homeowners will receive for the sale of their home.
August 2008 saw 932 properties go under contract or sell outright at a median price of $339,900 for a total of $408,234,467.  865 properties were newly offered for sale at a median list price of $364,900 for a total of $423,657,356.
