So, I went on my Own last year in October. I started in Real Estate in 2005 working for a Top producing Team. First as a receptionist, then as a personal assistant, and lastly, an Executive Assistant. I am very loyal to the people I learned from because were it not for them, I would not have had the knowledge or confidence to go out on my own, leaving the security of a hourly paying job during a crazy market.
I frequently run into Agents that I interacted with while working for the "Team" and they are shocked that I have gone on my own, but also impressed because I am managing to stay afloat.
I am an undying optimist and believe that the market will eventually take a turn for the better and I intend to be here for the turn. I am selling Real Estate in the Communities I grew up in and love it when I run into someone I went to High School with that wondered what happened to me and when they find out what I do, they ask about the market and tell me they have been wanting to buy for quite a while but didn't for some reason or another and are glad they ran into me again after all these years.
Since I went solo in 2008, I have sold a few houses, 20+ vacant lots, I have 1 listing pending and a couple other Contracts I have written waiting on closings. I have had small "Slow" periods but for the most part I am very blessed and I have been busy.
I do quite a bit of Internet marketing and I honestly believe that is the reason I have been so fortunate. I have come to the conclusion that I would rather work with Buyer's then Sellers, but I am wondering if it is possible to be an Independent Agent and work exclusively with Buyers.
At times I feel scattered trying to keep up with both ends. I currently have around 10 active listings and several of them are short sales, I have a couple vacant land properties.
My Listing are generating Buyer leads and I am working with them, but I am also taking all the "floor time" I can get at the office and I am getting quite a bit of referrals from local agents.
I Syndicate my listings on-line, both manually and automatically through multiple sites and get quite a bit of Buyer's leads from the Syndication alone. It has taken me a good 7 months but I have come to the conclusion that I definitely would rather work with Buyers then Sellers, so my question to other Agents is, CAN AN INDEPENDENT AGENT WORK EXCLUSIVELY WITH BUYERS?
If you are currently an Independent agent working exclusively with Buyers, I would LOVE to hear from you. As with all my Newbie questions, I appreciate any and all advice I receive.
