Can the Seller Contribute to Closing Costs? - 03/28/07 05:39 PM
Yes, the seller can contribute to the buyer's closing costs and more in many cases. The next question that comes to mind that I'm sure your wondering is; "How much can the seller contribute to the buyer in a home sale?" The answer to that question isn't so easy and my (8 comments)
Illinois VA Loan - 03/22/07 12:21 AM
VA loans have not typically been very popular in the State of Illinois. Some of this is related to the good real estate market we used to have. Sellers simply would reject offers to buy their home if the buyer intended to get a VA loan. Why you ask? Well the (0 comments)
Landlord Education - 03/21/07 07:45 PM
As a current landlord, I thought it was appropriate to share some of my thoughts on how I prefer to work with my tenants as well as discuss the various laws. Every landlord at one time or another has probably had a tenant that did not pay the rent on time, (7 comments)

Should I Float or Lock My Interest Rate? - 03/21/07 11:50 AM
Wow that's a loaded question! In fact, it's a question I get every day as a loan officer. First of all, because of the laws and regulations here in Illinois, I'm not allowed to answer that question for any of my borrowers. However, I wanted to share with all of you (0 comments)

Is the Subprime collapse a good thing? - 03/14/07 09:23 PM
Good Question! After all, did we really think the banks could get away with handing out money to anyone who walked through the door? I didn't think so either. Now we're seeing the correction happening. Is this good for the market? Probably not, but what did you expect to happen? What do you think? Here's (0 comments)
Why is the Option ARM a Bad Idea? - 03/14/07 07:43 PM
I get this question quite a bit. Mostly because some poor misinformed borrower has been told they can have an interest rate as low as 1%. Borrowers beware! This is total nonsense and I think the old saying goes something like this: "If it sounds too good to be true, it probably is". It's definitely true (48 comments)
Seller can pay for the first 6 months of mortgage payments! - 03/14/07 04:35 PM
I don't know about you, but I've heard so many home owners say they won't buy another home until they've sold their current one. It's seems to be the reality of the current marketplace here in the greater Chicago area. I wanted to introduce a new financing tool we have available (19 comments)
Investment by the Lake in Waukegan - 03/13/07 02:19 PM
So I recently came across a new investment opportunity by the lake. Waukegan, Illinois has been a depressed little city for the past 40 years. However, the city has been planting some seeds over the past 5 years that are really beginning to bear some fruit. If you go to http://www.waukeganvision.com/ (0 comments)
How much should I put down on my home? - 03/13/07 11:57 AM
I get this question a lot as you can imagine. It's not as simple as one might think, because it completely depends on the borrower's long-term goals, ability to pay, expected time to live in the home, current liquid assets, investment strategy, etc... However, I wanted to give an example of (0 comments)
