Quicksale in Today's Real Estate Market

Just Sold: 19370 Collins Ave #1211 Sunny Isles Beach, FL 33160

Sale Price: $115,000

Appraised Value: $142,000 Commission: $6,900

The experts say that it is no longer a seller's market. This doesn't mean that it will be hard to sell, but you might need to make the extra effort to get your house to move faster. You've got to be proactive on price, marketing and more. By completing a few easy steps, you should be able to get your house sold in the optimal amount of time.

However be prepared for a marathon, not a sprint. In most places, those heady days of putting a property on the market, receiving multiple bids, getting more than you expected, and accepting an offer in just days or weeks are over.

If you plan to plant a "for sale" sign, here are several things you can do beforehand:

Will FHA rule change benefit South Florida condo market?

by Monica Hatcher

MIAMI - Nov. 11, 2009 - The Federal Housing Administration is giving the condo market something it hasn't had for a while - a little breathing room.

Last week, the FHA, the federal agency that insures low-downpayment home loans for private lenders, said it was relaxing its building underwriting guidelines as a way of helping the struggling sector ride out the downturn. The move could help boost sales in condos by making more FHA mortgages available to borrowers.

"The best way to bring back some level of security is to get new buyers into those vacant units. You can't do that until new homeowners have access to financing," said Meg Burns, director of the FHA's single-family program development.

The new rules - which are temporary - come after more than a year of more stringent standards from lenders, who, after suffering major losses on condos, began vetting and disqualifying condominium projects for purchase loans, regardless of whether home buyers qualified.

"This might be an entree for traditional and conventional lenders to return to the marketplace. Symbolically, it's a pretty significant move," said Peter Zalewski, a condo market analyst and broker with Condo Vultures in Bal Harbour, Fla.

The temporary rules are effective for most of the coming year and will help the marketplace transition into a new set of tougher guidelines that bring FHA into closer alignment with the project underwriting practices of Fannie Mae full story

Homebuyer tax credit has added benefits for armed services

According to the National Association of Realtors@ (NAR), the recent homebuyer tax credit extension expands benefits for the U.S. military.

Armed service, intelligence service and foreign service personnel on active duty and out of the U.S. for 90 days during any part of 2009 get an additional year to buy their homes - to May 1, 20ll.

Another benefit is a waiver on the time of occupancy. Most homebuyers using the tax credit must use that home as a principal residence for a period of no fewer than three years or forfeit the entire credit. But military, intelligence and foreign service members do not have to repay the credit if they sell their home in less than three years if they move because of official business. full story

Should You Move or Improve?

By: Oliver Marks

Whether to move or improve is a harder question to answer than it was a few years ago, but a few cost-benefit calculations can help you make the right decision.

What do you do when your family outgrows your house, or when the quirks you once found charming about the place just aren't livable anymore? A few years ago, the answers were easy. With house values climbing an average of 50% from 2001 to 2005 and lenders handing out big checks to nearly anyone who asked, you could quickly unload a too-small house and use the profits to help pay for a larger one. Or you could borrow against that growing equity to fund a big home-improvement project, with the full expectation of making your investment back someday when you sold. Flash forward a few years, and the rules of real estate have changed. In this marketplace, with home equity shrinking and banks reluctant to lend, is it smarter to move or improve? Here's some advice to help you decide. full story

Buying a Vacation or Retirement Home in Miami

Buying a vacation home that doubles as a future retirement home requires forethought and thorough investigation. Conventional wisdom tells us to first settle on a desired location and then look for the least expensive house in the best possible neighborhood. This is of course true, but buying a future retirement property demands additional consideration. Without a doubt, the purchase of a dual purposed home can be one of the most important and financial rewarding decisions a pre-retirement couple undertakes. Quite simply, the ultimate home buying decision comes down to establishing relatively conservative financial boundaries, drawing up a wish list and employing a real estate broker to find a home that will serve your needs now and in years to come.

Even prior to the financial planning phase, a vacation and future retirement home buyer should take a step back and make certain that there is 100% commitment. Ask yourself a few simple questions. Full Story

The Price is Right

Pricing your home correctly is the first and most important step in the selling process. Whether you list with an agent or sell by owner the wrong price will cause lost income and/or excessive marketing time. You have options, either to contract with a professional Real Estate agent or do your due diligence and research to find the true Market Value of your home. In the 3 examples below we show why pricing is so important.

Example 1:

A $250,000 home is priced 10% below the true market value at $225,000. The home sells quickly with little or no negotiation for possibly an all cash offer to close quickly. This buyer maybe an investor who is extremely market savvy or a buyer who works closely with a Real Estate Agent using cutting edge buyer programs. This buyer probably has a VIP Buyer Agreement with his agent and receives emails daily with all the new listings as they come on the market. Both of these buyers are able to act before most other buyers even know the home is for sale, they know the area and the pricing. The seller leaves $25,000 on the table and doesn't know it until it's too late.

Click for full story

By now, you've likely heard about the $8,000 tax credit for first-time homebuyers, but if you already own a home, you can still take advantage of some of the rewards included in the American Recovery and Reinvestment Act, also known as the stimulus package. full story

Learn 20 important steps to help you sell you home!

1. Make the Most of that First Impression

A well-manicured lawn, neatly trimmed shrubs and a clutter-free porch welcome prospects. So does a freshly painted - or at least freshly scrubbed - front door. If it's autumn, rake the leaves. If it's winter, shovel the walkways. The fewer obstacles between prospects and the true appeal of your home, the better.

2. Invest a Few Hours for Future Dividends

Here's your chance to clean up in real estate. Clean up the living room, the bathroom, the kitchen. If your woodwork is scuffed or the paint is fading, consider some minor redecoration. Fresh wallpaper adds charm and value to your property. Prospects would rather see how great your home really looks than hear how great it COULD look, "with a little work."

3. Check Faucets and Bulbs

Dripping water rattles the nerves, discolors sinks and suggests faulty or worn-out plumbing. Burned out bulbs leave prospects in the dark. Don't let little problems detract from what's right with your home.

4. Don't Shut Out a Sale

If cabinets or closet doors stick in your home, you can be sure they will also stick in a prospect's mind. Don't try to explain away sticky situations when you can easily plane them away. A little effort on your part can smooth the way toward a closing.

5. Think Safety

Homeowners learn to live with all kinds of self-set booby traps: rollerskates on the stairs, festooned extension cords, slippery throw rugs and low hanging overhead lights. Make your residence as non-perilous as possible for uninitiated visitors.

6. Make Room for Space

Remember, potential buyers are looking for more than just comfortable living space. They're looking for storage space too. Make sure your attic and basement are clean and free of unnecessary items.

7. Consider Your Closets

The better organized a closet, the larger it appears. Now's the time to box up those unwanted clothes and donate them to charity.

8. Make Your Bathrooms Sparkle

Bathrooms sell homes, so let them shine. Check and repair damaged or unsightly caulking in the tubs and showers. For added allure, display your best towels, mats and shower curtains.

9. Create Dream Bedrooms

Wake-up prospects to the cozy comforts of your bedrooms. For a spacious look, get rid of excess furniture. Colorful beadspreads and fresh curtains are a must.

10. Open up in the Daytime

Let the sun shine in! Pull back your curtains and drapes so prospects can see how bright and cheery your home is.

Ready for the next 10...Click Here to Read all 20 Important Steps to Sell Your Home!

Typically there are back payments that need to be paid as well as attorney fees, taxes, and such.
Consumer's Guide to Buying a Home in Miami/Ft. Lauderdale, FL

Homeownership has long been regarded as one of the basic elements of the American dream. Buying a home, however, is anything but basic. It is important to understand the process as well as how your specific needs fit into your search for a new home.

This tutorial was designed to help you get the most out of buying a home whether you're a first-time buyer, moving up or downsizing, we'll walk you through the steps and strategies you'll need.

Getting Started
Your reasons for buying a home determine the steps and strategies you should follow.

First-time buyer

Moving up

Downsizing

How Much House can You Afford?
Take the time to examine your finances and determine how much you can afford for down and monthly payments.

Clean up Your Credit

Low-Down Options

Choose a Broker

Home sellers enlist the help of professionals to represent their interests, so why shouldn't home buyers do the same?

Begin Your Search
The search for a new home should not start with the price. More important are the location and quality of the property and its ability to meet, or be tailored to meet, your needs.

Make the Offer
Once you've found the home you want, it's time to negotiate the price. Find out about various factors to consider when preparing to make an offer.

The smart buyer's purchase contract

Select a Mortgage
Finding the right mortgage involves some digging. Interest rates, points, processing costs, and adjustment features all affect how well a mortgage suits your needs.

The Application Process
Here's what you can expect when you're ready to apply for your loan.

Close the Deal
An accepted contract doesn't mean the deal is done yet, but there are things you can do to help avoid any snags.

Finding Your Ideal Neighborhood

The right number of bedrooms, lots of sunny windows, a spacious kitchen ... these are just a few of the traits that prospective buyers look for when shopping for a home. But what about the surrounding neighborhood? How will you know if the location is right for you?

The quality of the neighborhood can have a significant impact on the home's overall value so it is well worth spending some time to check out the neighborhood. Here's how:

Start with the statistics - you can find information online about the area's demographics, school scores, crime rates and nearby stores, parks and other conveniences.

Visit City Hall - you can get copies of any future construction plans at your town or county's office of zoning and planning.

Get to know the area - one of the first characteristics you should notice about a neighborhood is its appearance. Take a walk around the area to get an overall view of where you might end up living. Drive through the neighborhood at various times of the day and night, during the week and on weekends. Compare what the traffic is like during rush hour to a Saturday morning. Notice if the neighborhood is quiet or if there are barking dogs or other noisy considerations.

Families with children should research local schools. Contact the school district's office to obtain school test scores and district budgets before you decide on a home.

Consider the distance from this neighborhood to your job. You may want to calculate the drive time with traffic, rather than just the actual miles. Also factor in how close you are to parks, sports complexes, shopping malls and grocery stores if these conveniences are important to you.

The Ins and Outs of Home Insurance

Your home is likely your most valuable asset, so naturally, you want to protect it.

But homeowners insurance can be complicated. You want to avoid paying too much for coverage you don't need, but you shouldn't leave yourself vulnerable to loss either. Here are some secrets of the home insurance business that may help you save without risking your home.

Know the value of your home. To account for inflation, your policy's rate may rise periodically. When this happens, be sure to read the numbers carefully; your rates may be higher than the actual inflated value of your home. If this is the case, you can get a truer idea of your home's value by speaking with a builder and asking what it would cost to rebuild your home. Or, you could request that your insurance agent performs a reassessment to come up with a more reasonable number.

Adjust your policy for home improvements. Such major home renovations as adding a new room or expanding a kitchen, should be properly insured. You'll want your hard work reflected - and covered - in your homeowners insurance.

Some possessions may not be covered. Your homeowner's policy may provide only limited coverage for expensive items like electronics, antiques or jewelry. If you own items like these, you may want to supplement your policy with a floater that provides additional insurance for valuables. Just be sure to get the items professionally appraised so you know what they're worth.

Some claims may be excluded as well. Many people fail to read their insurance policies until it's too late. The best insurance that you are properly covered is to be informed. Read your policy and make sure that you are covered for incidents like mold and water damage, floods and other natural disasters, even trampolines and dogs, if needed.

When it comes to choosing professionals to assist you with your real estate needs...Experience is Priceless! Andre'Shambley & Miami's Best REALTOR® Team, 305-396-9106.

Purchasing a Foreclosure

With an increased number of foreclosed properties on the market, buying now may be a sound investment. But purchasing a foreclosed property can be tricky. That's why it's so important to have an experienced real estate professional on your side to help you understand this complex process.

The foreclosure process begins when the mortgage holder misses a payment and the lender files a notice of default. If payment is not made in the alotted amount of time (usually between 60 to 90 days) a date is set for public auction to sell the property.

If the property doesn't sell at auction, the lender takes ownership and places the property on the market. These are referred to as REO properties, which stands for "real-estate-owned."

Because the lender wants to recover the amount of the loan, these recovered properties are often sold at 10 to 20 percent lower than market value. REO properties can be excellent bargains. And there is less risk involved than there may be with buying a home through a short sale or auction.

Of course, you want to have the property thoroughly inspected before making an offer, just as you would with any other property.

Response to Jon Zolsky's blog post You Are Invited To Steal. Big Picture And Optimism Will Be Served. RSVP.

Good Afternoon to All,

Normally I do not take the time to respond or leave comments regarding posts but since I am the topic of discussion this Sunday morning I felt it only right that I defend myself rather than leave the pundits rumbling.

For those of you who are not informed, my blogs and its content sponsored by many of my close friends who are writers, reporters, agents, etc., aims to provide the most recent industry news, trends and helpful tips to help educate customers and the general public about the home buying process and home ownership enabling them to become a better informed homeowner.

Plagiarized? I find it hard for any of you to believe I could get away with plagiarizing an article http://www.floridarealtors.org/NewsAndEvents/article.cfm?id=221337 that was written by Mary Wozniak of the Fort Myers Press in August and distributed to over 50,000 Florida Realtors in our Early Bird news emails or articles written by any associates of mine. And if you must know I clicked while posting the article "This is not my content but I have permission to repost it".

As well I find it even more ridiculous that you would even take the time to leave such comments about something so trivial. Your actions are a very good example of why real estate agents have a bad name among home buyers and sellers. And as I stated to Jon Zolsky earlier if we can't use the benefit of our local and national membership, our blogs and post to work together in our profession why would anyone want to work with us?

However, if I offended anyone from the post of the article linked above or any article outside of my own that I have posted in the past or may post in the future please accept my apology. The intention never lies in taking someone else's material as my own.

My business is selling real estate and educating customers. I'm not concerned with accumulating points or gaining notoriety on either Active Rain or any other website. For anyone to question my business acumen and level of ethical service is absurd on their part. My customer list reads from a who's who of names with intact relationships and their willingness to give a reference at anytime.

In closing, this will be my last time responding to any of your comments. I advise Realtors who wish to leave comments to be mindful of what you say. If I run across another comment on any website that defames my business, my name or any one on my team members in accordance with the 2008 Code of Ethics and Standards of Practice of the National Association of Realtors I will file an ethics complaint against you. Please read Article 15 below:

Duties to REALTORS®

Article 15
REALTORS® shall not knowingly or recklessly make false or misleading statements about competitors, their businesses, or their business practices. (Amended 1/92)

 Standard of Practice 15-2

The obligation to refrain from making false or misleading statements about competitors' businesses and competitors' business practices includes the duty to not knowingly or recklessly repeat, retransmit, or republish false or misleading statements made by others. This duty applies whether false or misleading statements are repeated in person, in writing, by technological means (e.g., the Internet), or by any other means. (Adopted 1/07)

by Monica Hatcher, The Miami Herald

MIAMI - Sept. 3, 2009 - At 83 years old, Alget Campbell isn't as nimble as he used to be. His joints are a little rusty and he has some trouble getting around. On Monday, though, after he closed on his very first home, Campbell was doing cartwheels inside, his daughter said.

To read more click the following link:

Drywall homes: bargain or bind?

by Mary Wozniak

Florida homes tainted by defective Chinese drywall are popping up on Realtor.com at bargain-basement prices. Although it is not required by law, many brokers have readily adopted a new drywall disclosure form developed by the Florida Association of Realtors® to use in sales transactions.

There currently are nine drywall properties listed for sale on the site - all of them fairly new and for under $50,000 - but there also are questions about whether the low prices are worth the hassle the real estate could bring in the future.

It reportedly costs about $100,000 to clean up a property contaminated by bad drywall, which leaves an offensive smell, corrodes metal components in the home, and causes respiratory problems and other health troubles for occupants. Remediation typically involves gutting the home and replacing the affected materials, but it is not yet known if that is the final solution.

"What if they say every porous material in the home, including concrete slab, absorbed enough stuff to consider it a health risk," poses Jeff Tumbarello, president of the Southwest Florida Real Estate Investors Association. "Then what? Then you're done. (Investing in a Chinese drywall home is) just a big wild card. Somebody is going to look brilliant, somebody is going to look stupid. We just don't know who they are yet."

Women love to shop—for real estate!

The demographics of the typical first-time homebuyer are changing these days. More and more women today can afford to purchase a property on their own to build up valuable equity and are no longer waiting to find a life partner before they pursue the financial and lifestyle benefits of home ownership. One in four buyers these days is a single female, and new home marketing is actually starting to reflect that. We may be ready to jump into the commitment of home ownership but not all of us are willing to give up our valuable free time to outdoor chores. Single girls tend to look for homes that require little or no maintenance with an option to plant container gardens. Sound familiar girls?

The easiest and most popular way to hold on to our maintenance free lifestyle is to purchase a condominium. Its problem-free upkeep and unencumbered lifestyle is an obvious benefit to people who don't want to be tied up every weekend with chores-there are no lawns to water and mow, and no leaves to rake. No yard means there's no fence or deck to repair, and no driveway to shovel in winter. Choose a condo and you'll never have to worry about this stuff. Condominium members are charged a flat monthly fee to cover maintenance of the common areas as well as provide prompt service by reliable tradespersons if there are maintenance problems in your individual unit. Heating, air conditioning, plumbing and electrical problems are handled by maintenance staff or service agreements set up by the condo association, so good help is available at a moment's notice.

Security is also an important consideration for single women living alone, and the condo lifestyle can offer such measures as restricted access, a concierge on duty screening visitors, closed circuit TV monitors, patrolling security guards and panic buttons in garages to add to peace of mind.

Some single women still prefer a more traditional home as their first property. The appeal of having an outdoor space of your own to entertain, putter about in a garden and relax in can be inviting. A single family home sometimes offers more privacy and is also better suited to larger pets. Make sure to check if your pet will be warmly received by the condo board-they uphold the rules that the condo owners have set in place.

A Housing History Lesson

There's been a lot of talk recently about the condition of the housing market. With our economy struggling and the mortgage industry adjusting, it's only normal that home sales and purchases may have slowed.

With home values down about 25 percent from their 2006 peaks, home sellers may be discouraged, but experts agree that there is light at the end of the tunnel. Homebuying incentives, mortgage reform and tax credits are making it an ideal time to purchase a home.

At its height, the good health of the housing market promoted overinvesting, quick flipping, overbuilding and credit overextension.

These indulgences led to the bubble bursting. There are important lessons, however, that can be learned by looking back at the housing bust. Here are some rules that can help us avoid repeating the same mistakes:

Save for a down payment. Although you may still be able to qualify for a no-money down mortgage, having 15 to 20 percent can increase your home equity, lower your payments and help you obtain better interest rates.

Set a realistic budget. Just because you are approved for a higher amount doesn't necessarily mean you can afford it. Borrow within your means. A safe formula is to purchase a home that is no more than three times your family's annual income.

Work with a knowledgeable professional. An experienced real estate professional, like me, can help you find a home that meets your needs and your means. I understand our market and would be happy to help you.

The Word on the Street: Curb Appeal Sells Homes

Have you ever judged a book by its cover? Or, have you, in a frenzied state at the movie store, with no time to kill, grabbed what turned out to be a very bad movie because the cover was, well, pretty. Although many of us might like to think we are above such biased judgment calls, in all likelihood, most all of us have judged something according to what has been presented on the outside. This phenomenon, holds true for prospective buyers looking at houses, as well. A large percentage of home buyers will decide whether or not they want to view a home, based on its curb appeal- the outside attractiveness that can hook a buyers attention.

Consider that with the advent and now prolific use of the internet everywhere and within the world of real estate, buyers are presented with a wide scope of choice and information. The information that they put the bulk of their faith in, statistically, are photos. So, as well as having good quality photos of your house, consider the importance of curb appeal as one of the first elements that will peak interest in your property. Secondly, consider that if interest is not peaked a first time, there is little, to no chance, that the buyer in question will choose to view your property at all. Like a shopper bombarded with a million product choices in the super market, something with an appealing package may catch their eye, over the product that has superior quality. We do make judgments based on packaging, especially under stress.

So, after that little diatribe, you are hopefully convinced of the value of curb appeal when selling your home. Now, we can get into the nitty gritty details on how you can create an appealing curb. There are some questions to ask yourself. Better yet, ask yourself, and then ask a friend to give you their opinion. Of course, don't let their answer disturb your friendship-an honest response may help you sell and perhaps fetch top dollar for your property.

1. What is the first impression of your house and yard?

2. Look at specific features and make a list of the good ones.

3. Look again, and make a list of the worst exterior features.

Enhancing curb appeal, without a major overhaul is based on the enhancement of the good stuff and the minimization or improvement of what is not-so-good.

Begin first with what is challenging- in this case those features that are not so attractive. But, before jumping into elements that may involve some project work, start first with anything that needs a good-old-fashioned clean up. Perhaps some of those negative features, just need a coat of paint or a pressure wash. Here are some ideas.

- Clean gutters and windows.

- Kill mold and mildew on the roof, house, sidewalks and driveway.

- Paint the exterior of your house an attractive color. Consult your surrounding neighborhood to see what works.

- Pressure wash dirty siding and dingy decks.

- Edge sidewalks.

- Remove vegetation growing between concrete or bricks.

- Trim trees or plant limbs that are touching or near your home. Greenery should showcase your home, not hide it.

- Attend to all sides of your house, including the rear. Buyers do look everywhere!

Once you have generally cleaned up, look again and consider some landscaping decisions. As with interior home staging, the attractiveness of an un-cluttered interior holds true for the exterior of a home as well. Begin first with removing what landscaping elements seem to be cluttering others that needs to shine. Most buyers, have a hard time visualizing changes. Trees are most appealing when they to not disturb the line of sight.

- Frame the greeting area or front door with flowering plants and low shrubs.

- Stone and rock and can be used cosmetically to add a look of durability to your home.

In creating curb appeal, always consider the importance of the entranceway. Visual attractiveness is based on creating a focal point, and that point is usually the entranceway of a house. Door color should match the accent color of your home. A garden bench or arbor are good secondary focal points.

What we have outlined in this article are smaller, more manageable projects you can do yourself to enhance the curb appeal of your home.
