&lt;p&gt;&lt;strong&gt;Start with the statistics&lt;/strong&gt; - you can find information online about the area's demographics, school scores, crime rates and nearby stores, parks and other conveniences.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Visit City Hall&lt;/strong&gt; - you can get copies of any future construction plans at your town or county's office of zoning and planning.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Get to know the area&lt;/strong&gt; - one of the first characteristics you should notice about a neighborhood is its appearance. Take a walk around the area to get an overall view of where you might end up living. Drive through the neighborhood at various times of the day and night, during the week and on weekends. Compare what the traffic is like during rush hour to a Saturday morning. Notice if the neighborhood is quiet or if there are barking dogs or other noisy considerations.&lt;/p&gt;
&lt;p&gt;Families with children should research local schools. Contact the school district's office to obtain school test scores and district budgets before you decide on a home.&lt;/p&gt;
&lt;p&gt;Consider the distance from this neighborhood to your job. You may want to calculate the drive time with traffic, rather than just the actual miles.       <title>Purchasing a Foreclosure</title>
      <description>&lt;p&gt;With an increased number of foreclosed properties on the market, buying now may be a sound investment. But purchasing a foreclosed property can be tricky. That's why it's so important to have an experienced real estate professional on your side to help you understand this complex process.&lt;/p&gt;
&lt;p&gt;The foreclosure process begins when the mortgage holder misses a payment and the lender files a notice of default. If payment is not made in the alotted amount of time (usually between 60 to 90 days) a date is set for public auction to sell the property.&lt;/p&gt;
&lt;p&gt;If the property doesn't sell at auction, the lender takes ownership and places the property on the market. These are referred to as REO properties, which stands for &quot;real-estate-owned.&quot;&lt;/p&gt;
&lt;p&gt;Because the lender wants to recover the amount of the loan, these recovered properties are often sold at 10 to 20 percent lower than market value. REO properties can be excellent bargains. And there is less risk involved than there may be with buying a home through a short sale or auction.&lt;/p&gt;
&lt;p&gt;Of course, you want to have the property thoroughly inspected before making an offer, just as you would with any other property.&lt;/p&gt;

&lt;p&gt;For those of you who are not informed, my blogs and its content sponsored by many of my close friends who are writers, reporters, agents, etc., aims to provide the most recent industry news,&amp;nbsp;trends and helpful tips to help educate customers and the general public about the home buying process and home ownership enabling them to become a better informed homeowner.&lt;/p&gt;
&lt;p&gt;Plagiarized?&amp;nbsp; I find it hard for any of you to believe I could get away with plagiarizing an article &lt;a href=&quot;http://www.floridarealtors.org/NewsAndEvents/article.cfm?id=221337&quot;&gt;http://www.floridarealtors.org/NewsAndEvents/article.cfm?id=221337&lt;/a&gt; &amp;nbsp;that was written by Mary Wozniak of the Fort Myers Press in August and distributed to over 50,000 Florida Realtors in our Early Bird news emails or articles written by any associates of mine. And if you must know I clicked while posting the article &lt;em&gt;&quot;This is not my content but I have permission to repost it&quot;.&lt;/em&gt;&lt;/p&gt;
&lt;p&gt;As well I find it even more ridiculous that you would even take the time to leave such comments about something so trivial.&amp;nbsp; Your actions are a very good example of why real estate agents have a bad name among home buyers and sellers.&amp;nbsp; And as I stated to Jon Zolsky earlier if we can't use the benefit of our local and national membership, our blogs and post to work together in our profession why would anyone want to work with us?&lt;/p&gt;

      <title>Drywall homes: bargain or bind?</title>

&lt;p&gt;Florida homes tainted by defective Chinese drywall are popping up on Realtor.com at bargain-basement prices. Although it is not required by law, many brokers have readily adopted a new drywall disclosure form developed by the Florida Association of Realtors&amp;reg; to use in sales transactions. &lt;br /&gt;&lt;br /&gt;There currently are nine drywall properties listed for sale on the site - all of them fairly new and for under $50,000 - but there also are questions about whether the low prices are worth the hassle the real estate could bring in the future. &lt;br /&gt;&lt;br /&gt;It reportedly costs about $100,000 to clean up a property contaminated by bad drywall, which leaves an offensive smell, corrodes metal components in the home, and causes respiratory problems and other health troubles for occupants. Remediation typically involves gutting the home and replacing the affected materials, but it is not yet known if that is the final solution. &lt;br /&gt;&lt;br /&gt;&quot;What if they say every porous material in the home, including concrete slab, absorbed enough stuff to consider it a health risk,&quot; poses Jeff Tumbarello, president of the Southwest Florida Real Estate Investors Association. &quot;Then what? Then you're done. (Investing in a Chinese drywall home is) just a big wild card. Somebody is going to look brilliant, somebody is going to look stupid. &lt;p&gt;With home values down about 25 percent from their 2006 peaks, home sellers may be discouraged, but experts agree that there is light at the end of the tunnel. Homebuying incentives, mortgage reform and tax credits are making it an ideal time to purchase a home.&lt;/p&gt;
&lt;p&gt;At its height, the good health of the housing market promoted overinvesting, quick flipping, overbuilding and credit overextension.&lt;/p&gt;
&lt;p&gt;These indulgences led to the bubble bursting. There are important lessons, however, that can be learned by looking back at the housing bust. Here are some rules that can help us avoid repeating the same mistakes:&lt;/p&gt;

      <title>The Word on the Street: Curb Appeal Sells Homes</title>
      <description>&lt;p&gt;Have you ever judged a book by its cover? Or, have you, in a frenzied state at the movie store, with no time to kill, grabbed what turned out to be a very bad movie because the cover was, well, pretty. Although many of us might like to think we are above such biased judgment calls, in all likelihood, most all of us have judged something according to what has been presented on the outside. This phenomenon, holds true for prospective buyers looking at houses, as well. A large percentage of home buyers will decide whether or not they want to view a home, based on its curb appeal- the outside attractiveness that can hook a buyers attention.&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;Consider that with the advent and now prolific use of the internet everywhere and within the world of real estate, buyers are presented with a wide scope of choice and information. The information that they put the bulk of their faith in, statistically, are photos. So, as well as having good quality photos of your house, consider the importance of curb appeal as one of the first elements that will peak interest in your property. Secondly, consider that if interest is not peaked a first time, there is little, to no chance, that the buyer in question will choose to view your property at all. Like a shopper bombarded with a million product choices in the super market, something with an appealing package may catch their eye, over the product that has superior quality. We do make judgments based on packaging, especially under stress.&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;So, after that little diatribe, you are hopefully convinced of the value of curb appeal when selling your home. Now, we can get into the nitty gritty details on how you can create an appealing curb. There are some questions to ask yourself. Better yet, ask yourself, and then ask a friend to give you their opinion. Of course, don't let their answer disturb your friendship-an honest response may help you sell and perhaps fetch top dollar for your property.&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;1. What is the first impression of your house and yard?&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;2. Look at specific features and make a list of the good ones.&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;3. Look again, and make a list of the worst exterior features.&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;Enhancing curb appeal, without a major overhaul is based on the enhancement of the good stuff and the minimization or improvement of what is not-so-good.&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;Begin first with what is challenging- in this case those features that are not so attractive. But, before jumping into elements that may involve some project work, start first with anything that needs a good-old-fashioned clean up. Perhaps some of those negative features, just need a coat of paint or a pressure wash. Here are some ideas.&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;- Clean gutters and windows.&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;- Kill mold and mildew on the roof, house, sidewalks and driveway.&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;- Paint the exterior of your house an attractive color. Consult your surrounding neighborhood to see what works.&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;- Pressure wash dirty siding and dingy decks.&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;- Edge sidewalks.&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;- Remove vegetation growing between concrete or bricks.&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;- Trim trees or plant limbs that are touching or near your home. Greenery should showcase your home, not hide it.&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;- Attend to all sides of your house, including the rear. Buyers do look everywhere!&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;Once you have generally cleaned up, look again and consider some landscaping decisions. As with interior home staging, the attractiveness of an un-cluttered interior holds true for the exterior of a home as well. Begin first with removing what landscaping elements seem to be cluttering others that needs to shine. Most buyers, have a hard time visualizing changes. But take note that buyers who can visualize necessary changes may well come to you with an undesirably low offer.Your own foresight and curb appeal work will attract buyers, and fend off low offers.&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;Here are some tips to consider for appealing landscaping:&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;- Shrubs generally work best when they anchor the corners of a house.&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;- A tree should function for protection or as an accent. Trees are most appealing when they to not disturb the line of sight.&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;- Frame the greeting area or front door with flowering plants and low shrubs.&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;- Stone and rock and can be used cosmetically to add a look of durability to your home.&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;In creating curb appeal, always consider the importance of the entranceway. Visual attractiveness is based on creating a focal point, and that point is usually the entranceway of a house. Door color should match the accent color of your home. A door that is colorful can be friendly and inviting, but make sure it is not shockingly bright. A second focal point is good, when it serves to lead the eye along a path to the entranceway. A garden bench or arbor are good secondary focal points.&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;What we have outlined in this article are smaller, more manageable projects you can do yourself to enhance the curb appeal of your home. &lt;p&gt;&lt;br /&gt;Interest rates on U.S. 30-year fixed-rate mortgages fell to 5.52 percent late Monday after hovering at 5.67 percent on Friday, according to real estate Website Zillow.com.&lt;/p&gt;
&lt;p&gt;&lt;br /&gt;That is down sharply from a week earlier when the mortgage rate was around 5.72 percent, according to Zillow Mortgage Marketplace.&lt;/p&gt;
&lt;p&gt;&lt;br /&gt;The lower rates reflect a fall in yields on U.S. government bonds, which are linked to the mortgage market.&lt;/p&gt;
&lt;p&gt;&lt;br /&gt;The rate, however, is sharply higher than the roughly 5.00 percent level seen at the end of May and at the beginning of this year, Zillow said.&lt;/p&gt;
&lt;p&gt;&lt;br /&gt;The move higher in mortgage rates recently collapsed home loan refinancing activity.&lt;/p&gt;
&lt;p&gt;&lt;br /&gt;The worst of the U.S. housing market's meltdown, however, may be over.&lt;/p&gt;
&lt;p&gt;&lt;br /&gt;Michelle Meyer, an economist at Barclays Capital in New York, said the housing market's deep recession has started to bottom with a leveling off in home sales.&lt;/p&gt;
&lt;p&gt;&lt;br /&gt;Builders have slashed construction, so that inventory of new single-family homes is falling at a record pace, with starts at or close to the bottom, she said in research published Friday.&lt;/p&gt;
&lt;p&gt;&lt;br /&gt;The last element to bottom probably will be home prices, with national home prices expected to fall a cumulative 40 percent from the peak through the second half of 2010, she said.&lt;/p&gt;
&lt;p&gt;&lt;br /&gt;The battered U.S. housing market, which is in the midst of its worst downturn since the Great Depression, is both the source of and a major casualty of the credit crisis.&lt;/p&gt;
&lt;p&gt;&lt;br /&gt;A setback for the market could hamper a turnaround of the U.S. economy.&lt;/p&gt;

      <title>Renters told: Get out of foreclosed homes</title>
      <description>&lt;p&gt;DAVENPORT, Fla. - June 3, 2009 - When Joe Isserles moved his wife and four sons, one of whom is comatose, into a rental home in Davenport earlier this year, the landlord failed to mention that the house was in the final stages of foreclosure.&lt;br /&gt;&lt;br /&gt;Shortly after they paid $1,200 rent for April, there was a knock on the door.&lt;br /&gt;&lt;br /&gt;&quot;It was a representative from Coldwell Banker representing Chase Bank, saying the bank took over the loan because the homeowners hadn't paid the mortgage in a year,&quot; Isserles said. &quot;The next morning, the sheriff showed up to padlock us out.&quot;&lt;br /&gt;&lt;br /&gt;The Isserleses are among countless renters across the region and the country who have become unwitting victims of foreclosure - paying rent to landlords who pocket the rent money rather than use it to pay the mortgage. The houses go into foreclosure, and evicted tenants are left scrambling for a home.&lt;br /&gt;&lt;br /&gt;No one has tracked the number of renters affected by the continuing wave of foreclosures, but research companies such as RealtyTrac Inc. and other groups estimate that 20 percent to 40 percent of all foreclosed homes are not occupied by the owner. Some of those may be vacant or seasonal, but many are likely rentals. And experts say the proportion is likely higher in Florida, which also has one of the nation's highest foreclosure rates.&lt;br /&gt;&lt;br /&gt;The state is home to one of every six loan defaults in the country, according to California-based RealtyTrac, with 119,200 foreclosure-related court filings during the first quarter alone.&lt;br /&gt;&lt;br /&gt;&quot;Renters are losing their homes,&quot; said Dean Preston, executive director of Tenants Together, a nonprofit group that represents California renters. Florida has no such organization. &quot;They may not be as sympathetic of victims as homeowners, because they are not losing equity. But they are generally paying rent, losing deposits, forced out on short notice and treated unfairly by banks.&quot;&lt;br /&gt;&lt;br /&gt;Unpleasant surprise &lt;br /&gt;&lt;br /&gt;Unlike defaulting homeowners, renters don't see the eviction notices coming. Muffet Robinson, spokeswoman for the Coalition for the Homeless of Central Florida, said she returned one day last year to the Seminole County condominium unit she was renting only to find a foreclosure notice on the door. She learned that, even though she was paying her full rent on time, the landlord had not used it to pay the mortgage.&lt;br /&gt;&lt;br /&gt;&quot;I didn't really understand that, because that didn't really seem honest to me,&quot; said Robinson, who struggled to find another apartment on short notice. &quot;It's hard enough to move when you're planning on it.&quot;&lt;br /&gt;&lt;br /&gt;Picking up and moving quickly can be particularly difficult for a family such as the Isserleses. Tristen Isserles has been comatose since nearly drowning in a swimming-pool accident in September 2007, when he was 14 months old. Taking him to Easter Sunday church services required briefly unhooking him from ventilators, loading him in the family's sport utility vehicle and carting him into the congregation in a Radio Flyer-style wagon.&lt;br /&gt;&lt;br /&gt;To permanently relocate him and all the medical equipment he needs to survive is even more challenging. When his parents were not working jobs as a resort concierge and a time-share marketer, they were scouring neighborhoods from Davenport north to Clermont to find another place.&lt;br /&gt;&lt;br /&gt;The upheaval could have been avoided if the landlord had told them the bank was about to take ownership of the house, Maria Isserles said.&lt;br /&gt;&lt;br /&gt;&quot;They were already in the final stages of foreclosure when they rented the house,&quot; she said. &quot;I couldn't imagine somebody being so cold and heartless. ... How can you do this to a family with a sick child?&quot;&lt;br /&gt;&lt;br /&gt;The landlord, Alfred Sundar, said in a telephone interview that he knew he had defaulted on the loan but thought he had reached a settlement with the bank that would allow him to keep the rental house.&lt;br /&gt;&lt;br /&gt;&quot;I submitted all of the paperwork to the bank, and the bank said it was going to work with me, that I would pay $1,440 a month,&quot; said Sundar, who drives a shuttle bus at Orlando International Airport. &quot;And when I received a letter in the mail that the house was sold, I was shocked.&quot;&lt;br /&gt;&lt;br /&gt;He said he has a daughter with severe medical conditions and understands somewhat the plight of his tenants.&lt;br /&gt;&lt;br /&gt;&quot;If I knew the bank wouldn't work with me, I would have never rented it to them,&quot; he said of the Isserles family.&lt;br /&gt;&lt;br /&gt;Some compensation&lt;br /&gt;&lt;br /&gt;The Coldwell Banker agent who first knocked on the Isserleses' front door to ask them to leave said the family's plight was unfortunate but noted that the bank is giving them six weeks to relocate instead of the 48-hour notice many renters get. And the family is getting compensated for being forced out.&lt;br /&gt;&lt;br /&gt;Joe Isserles said the bank offered him $1,500 to leave the house, in an arrangement known in the mortgage business as &quot;cash for keys.&quot; After explaining that he and his wife had invested time and money cleaning and painting the rental, he was able to get $3,400. But they must be gone by Monday.&lt;br /&gt;&lt;br /&gt;Unlike states such as New York and California, Florida has few laws to protect renters' rights. Relief may be on the way, however, in the form of a new federal law passed earlier this month by Congress.&lt;br /&gt;&lt;br /&gt;Effective immediately, tenants who pay rent on time can remain in their homes until their lease ends plus an additional 90 days - unless the bank sells the property to someone who intends to reside in it. Even without a lease, a renter may stay in a house for as long as 90 days after the foreclosure is complete, though that provision in the law is set to expire at the end of 2012.&lt;br /&gt;&lt;br /&gt;&quot;Really, it's the first major piece of legislation that protects renters from foreclosure,&quot; said Taylor Materio, spokeswoman for the National Low Income Housing Coalition.&lt;br /&gt;&lt;br /&gt;The Isserles family, meanwhile, has found another home nearby where it can relocate.
