Miami Condos Sales Explode in 2011
Closed and pending sales data for condominiums in the second quarter of 2011 Miami-Dade County show a twenty-seven (27%) percent increase over the same period in 2010. All this without last years "First Time Buyers Credit!"
These increased sales have reduced the available inventory significantly, with available units dropping to below ten months supply. This is good news for both sellers and buyers. It indicates that there are a balanced number of buyers and sellers in the market. This also indicates that prices will continue to rise going in the future.

Miami developers discount condos up to 50%
Buyers are taking advantage of the remaining developer inventory in Miami luxury Condos.
Currently there are fifty (50) new condominium towers in Miami-Dade County that still have unsold units. Most of these have been discounted from their boom pricing by from 25 to 50% depending on the building, how many units are left and who owns the property..
Some have just a handful of units remaining while others have 100′s..
Giant Pink Snails Threaten the Miami Beach Condo Market.
Giant pink snails measuring almost eight feet high have invaded tony Miami Beach, Florida! They can be seen singly and in pairs in every neighborhood of the city. ALmost forty-five have benn sighted so far.
Unlike their normal smaller counterparts, which are known to move rather slowly, these giant pink snails are incredibly fast. So fast, in fact, that their movements cannot be discerned by the human eye...they just appear to sit quietly still in all there pinkness along city streets and in public parks while actually capturing and eating the children of unwary tourists.
As you can see in the picture, two unsuspecting children are about to be consumed.

All this high speed movement and mayhem is contributing to the troubled Miami Beach condo market. Condo owners have been seen staring glassy-eyed at the mammoth pink snails and signing contracts to sell there properties for pennies on the dollar...just to avoid the impending 99% slide and devaluation of all the condos values in Miami Beach.
Interviews with local official have yielded absolutely no plan to protect Miami Beach condo owners from these highly mobile, highly toxic and highly dangerous giant pink snails. These have just arrived on Thursday, November 18th, 2010...(which by the way, this is unofficially considered the start of the Miami Beach 2010/2011 Winter Season due to the thirty-eight percent increase in non-Florida licensed automobiles clogging the streets).
Currently, no one has seen these creatures copulating, but because of their high speed movement, it is possible that they are going to the many vacant Miami Beach condos and "doing it" out of sight in the middle of the night. Many condo owners have reported a low pitched "scooching" sound emanating from their empty neighbors apartments late at night. Concerns grow daily that as the giant pink snails start to reproduce that they will actually attempt to become residents of the city, buy condos and the apply for the homestead exemptions. The situation has gotten completely out of hand.
At a meeting of local raised-bed gardeners a call was put out for massive shipments of organic snail killer to be sprayed from orange Coast Guard helicopters but there is no money in the city budget to pay for this eradication. Great post, Cynthia. If all Realtors would use your "Chicken and egg theory" we would all make more money , save more time and have happier customers. We are starting to ask for pre-approval or proof of funds letters for our listings prior to showings if they are not on a lockbox. The chicken and the egg. Which comes first? When a potential buyer calls and wants me to show them a home, one of my first questions I ask is are you pre-approved for a loan? The reason for this question is simple. If I don't know what you are qualified for, I will have no idea what homes I can show you.
Buyers, I know this may not be what you want to hear, but you MUST get pre-approved for a loan before asking to be shown homes. Your pre-approval letter contains very important information.

The maximum purchase amount - It makes no sense whatsoever to show you homes that are above the maximum purchase amount you qualify for, unless the home is overpriced. That I can determine by looking at comparable properties that have recently sold nearby.

Whether you have chosen a direct lender or a mortgage broker - If you are using a mortgage broker, I cannot show you HUD-owned homes. HUD requires a pre-approval letter on a direct lender's letterhead.

The type of loan (Conventional, FHA, VA) - If you are qualified for anything other than a conventional loan, buying a condo or a "flipped" home can be very difficult and time consuming.

Loan and/or Funding Conditions - We need to talk about your ability to provide documentation the lender requires on a timely basis.
I understand that you might not want to get pre-approved until you find the right house. Or maybe you won't want to buy a house at all if you find out that $xxx,xxx can only get you a home in need of TLC in a less than desirable neighborhood.
We won't know that until you get pre-approved. In Real Estate, the pre-approval letter must come first. Let's call it the chicken. After that, we can go out together and look for that perfect egg.

There is one shuttle sevice which runs up and down Collins Avenue from Bal Harbour to South Beach with one hour trips every hour stopping at Lincoln Road (Ritz-Carlton), the W South Beach, the Fontainebleau, Ball Harbour Shops and One Bal Harbor. This might be a great shuttle to proespect for the really high end luxury clients we have or possibly their service staff!!!HA!!
