Entering into Commercial RE.

Recently I received a call from an out of town Seller who asked me for help selling his 20 acre commercial property in Mexico Beach Fl (Panhandle area). I just happened to be taking a trip to Ga. in the comming days, so I offered to stop by and tour the property. I found it to be an interesting opportunity to list a commercial property with so much potential. I've explained to the seller that I specialize in Residential RE. and he was ok with the listing contract terms I proposed.
