With All Due Respect, Mr. Seller -- I'd Rather You Didn't Do Those Repairs This is inspired by some of the comments I have made on posts in reference to the issue of sellers completing repairs requested by the buyer after a property inspection. Actually, the issue is not the completion of the repairs but rather not completing or doing said repairs in a rather s%$^* shoddy manner. Why are you asking a seller to repair or replace an either inoperable or damaged item? Do you believe he, although a perfectly nice person I am certain, will take the same level of care (17 comments)

Oh My, Was That My Active Rain Comment You Saw? As I was driving yesterday, I heard my cell phone ring --- don't you hate when that happens? In California unless you are using a handsfree device, it is illegal to use a cell phone while driving. I have never gotten used to the handsfree. The voicemail message stated it was a reporter who had read what he described as an interesting exchange on Active Rain. He read my comments on a post which was a bit different from other comments left that day and asked if I would call him to discuss. I (17 comments)

Miracles Happen -- Congratulations Caltech Picture it January 1985 Where were you? Were you even born? Fast forward to Tuesday, February 22, 2011 something amazing happened. Caltech, home of 31 Nobel Prize winners did something for the first time in 26 years. They beat Occidental College(once the school of one Barry Obama) in a basketball game Not just any game The California Institute of Technology from Pasadena, California beat whipped pounced defeated was victorious over (ok you get the idea) Occidential College of Eagle Rock 46 - 45 This was not just any victory The last time Caltech won a basketball (6 comments)

It Was One of Those Head Scratching Moments Yesterday, I was previewing condos to show a buyer. There are two available in the same complex and both are vacant with showing instructions to go direct(no need to call for an appointment) and to use the Supra key lockbox. So far, so good. Nothing out of the ordinary. Luckily, the lockboxes were in a central location and described as such in each of the multiple listing agent only comments --- to the south of the main entrance on a rail. When I approached the rail there were five lockboxes including a model that has not (19 comments)

One of the agents left a voicemail message in response to a question. "Just Send Me An Offer, Any Offer" and in case I didn't understand her message, she repeated "Just Send Me Annnnnny Offer" First, this is an agent I do not have a personal or business relationship. Along with suggestions of floor time, door knocking, cold calling(before the do-not-call lists) and direct mail, I was told one of the most effective methods of meeting prospective clients was the open house. I knew of open houses --- in fact, I had been a frequent lookie loo visitor long before I entered the field. What caught me by surprise was the term "sitting the open house". Pasadena Area Million Dollar Home Sales In 2010, according to the Los Angeles Times via Data-Quick Information Systems, there were 22,529 homes sold in California for over one million dollars. According to the report this represented a 21% over 2009 while the total number of homes sold last year dropped 9%. This was the first increase in this category in five years. In Pasadena, there were 141 sales over one million dollars according to local multiple listing service records. This compares to 159 sales in 2009, a 11.3% decrease. Can Watson Win Jeopardy? Beginning tomorrow on Valentine's Day, an IBM-engineered machine by the name of Watson will begin his competition to see if he can "beat" two Jeopardy champions. In one corner --- Watson with his powerful ten refrigerator-size arsenal of IBM systems against champions Ken Jennings and Brad Rutter. According to the Los Angeles Times, Watson will not use the internet for his answers but will rely on his errr its vast database of reference material including encyclopedias, plays, textbooks and dictionaries. In my report, I extend beyond what some may consider the "prime area" along South Orange Grove Boulevard in Pasadena, CA and include properties south of Colorado Boulevard and north of Columbia. For the eastern boundary, I include Singer Park on California and all of the streets that run parallel. The western boundary for this report is the Arroyo(south of the Colarado Street Brige).
