The Condo 411 - A Condo is a Condominium and so is a Townhouse - 08/31/12 05:27 PM
The Condo 411 - A Condo is a Condominium and so is a Townhouse Yes, a condo is a condominium and so is a townhouse. Say whaaaaat? This is not some form of double-speak or a special way of communicating Realtor-ese. You see in California, the word condominium is a legal term for the form of ownership. Condominium ownership is defined as owning a specified part of a piece of real estate(your unit) which is individually owned while use of access to common facilities in the piece such as hallways, elevators, exterior areas, pools/spas, gyms is jointly owned and

So Much Paperwork - Why Can't We Just Go and See Homes? - 08/29/12 12:02 PM
So Much Paperwork - Why Can’t We Just Go And See Homes? A real estate transaction involves lots of paperwork and when combined with the loan process the amount can seem overwhelming. This can be especially true for a first-time homebuyer. So much paperwork. When I meet a prospective home buyer for the first time, I like to review their goals. Typically, location is first followed by price. Single family home, condo, townhouse, loft or maybe an investment property. Features -- sure let’s put together that elusive wish versus wants versus needs list. This can be fun!I

Monterey Hills/How Much Should I Pay For This Condo? - 08/26/12 09:54 PM
Monterey Hills CA/How Much Should I Pay For This Condo? If you are in the market to purchase a Monterey Hills condo, you may be asking how much should I pay for this condo? First, our inventory of properties available for sale in the area(and throughout many communities in Los Angeles County) is very limited so finding a condo will require your patience and commitment. In some complexes, there may be NO recently sold properties -- this can be quite common. These “comps” are the recently(generally three to six months) sold properties which can be used to

But I Don’t Want To Get Into A Bidding War It’s hot in Pasadena and the West San Gabriel Valley -- not the weather which has cooled off a bit over the last couple of days but the real estate market -- it remains hot - as in sizzling and getting hotter - you can feel it - as in multiple offers - and as in properties selling over the list price. When It's Too Good To Be True - 08/25/12 12:05 PM
When It’s Too Good To Be True Ever have insomnia? Tossin’ and turnin’ the night away. Counting sheep doesn’t work nor does picking up that book on your nightstand. So you turn on the television --- 500 stations and nothing to watch...except those darn infomercials --- dicing and slicing and pumping and primping through the wee hours and beyond...but then you stop... you are mesmerized. You almost pick up the phone or log onto your computer....Have you heard about the Ab Circle Pro? I hadn’t --- frankly, I’m from the side of the world that’s been looking for

What Can A Candy Executive Teach Us? - 08/23/12 09:20 PM
What Can A Candy Executive Teach Us? I don’t normally read the obituaries but saw one this week that grabbed my attention. Charles N. Huggins, a former See’s Candies executive died this week at the age of 87. According to the Los Angeles Times obituary Mr. Huggins started his career at See’s Candies in San Francisco in 1951 as a manager in the company’s packing department and went on to become President and Chief Executive Officer until his retirement in 2006. During his time he led the company to expansion to 200 stores primarily in the Western United States.Ok,

Seller Suggestion: Remove Bars on Windows, Increase Curb Appeal - 08/22/12 07:59 PM
Seller Suggestion: Remove Bars on Windows, Increase Curb Appeal When I read this article in the Pasadena Star News last week regarding the city of Rosemead and removing bars on windows, I thought it was another great item to put on a home selling checklist should the window bars exist on a property. Here's the article: http://www.pasadenastarnews.com/news/ci_21321187/rosemead-makes-push-remove-blight-from-city-offers?IADID=Search-www.pasadenastarnews.com-www.pasadenastarnews.comBars on windows along with chain link fencing are two of the items that lower property values and give a neighborhood a less than pleasing appearance in my opinion. While not especially prevalent in most neighborhoods, window bars can be seen here

The Disconnect Between Buyers and The Mortgage Pre-Approval - 08/20/12 11:51 AM
The Disconnect Between Buyers And The Mortgage Pre-Approval This morning I read and commented on Albuquerque Real Estate Guru and ActiveRain Ambassador John McCormack’s post about buyers, the loan process, financing and affordability. Here is John’s post: So How Much House Can I Afford His post prompted me to write this. It seems there is often a disconnect between the lenders pre-approval amount and the "number" the buyer is thinking. The buyers are thinking of a lower amount and they will ask "why do they(the lender) think I would ever spend that amount on a house?" I

Even in An Active Real Estate Market There Are Homes That Don't Sell - 08/18/12 02:17 PM
Even In An Active Real Estate Market There Are Properties That Don’t Sell Many areas in the country are experiencing a very active real estate market. We are seeing multiple offers and homes selling over the list price in many cases. Please note: this is not 2005-2006-2007(insert the year of your choice) but there are a lot of buyers “out there” and inventory is low. Even in an active real estate market, there are properties that don’t sell. How do you change that if your home is one of those in the active/available to sell category but

Why Do I Preview Properties Before I Show To My Buyers? - 08/17/12 06:59 AM
Why Do I Preview Properties Before I Show To My Buyers? Whenever possible I like to be able to see(preview) a property before I show it to you as a buyer. Why is this important? Surprises. Sure, surprises can be fun or surprises can be from the not so fun side of the world. Think of that surprise party when the “lucky person of honor” was not quite as receptive as you imagined when the invitations were sent. Yeah, think awkward...very awkward. I preview properties before I show whenever possible -- sometimes we will see a home,

Attention Pasadena Home Sellers: Homebuyers Are Looking At Your DOM - 08/06/12 08:30 AM
Attention Pasadena Sellers: Homebuyers Are Looking at Your DOM Be prepared Pasadena and San Gabriel Valley area home sellers: homebuyers are looking at your DOM. Huh? Duh, da, duh...DOM...DOM. DOM, you say? Yes, that’s real estate shorthand for days on market. Days on market = the length of time the home has been on the market for sale. One of the first questions I am asked by every home buyer is the number of days or the time a particular property has been on the market. The longer the time on the market sends a signal --
