My father used to tell me when I was a young boy, "Pray that there never is another Great Depression!". He would go on to say things like, "A loaf of bread would only cost 5 cents, and boy, how we wished we could get our hands on a nickel." No doubt about it, the depression was a tough time to live through, and my parents generation never forgot the lessons they learned from it.

Time to Go Back To School - 02/27/09 01:58 AM
I am taking my first CE class of the new period tomorrow, and I can't wait!
We have a two year period in which to complete the Continuing Education requirements to keep our real estate licenses valid in my state of Hawaii. Usually, you see a lot of the classes filling up as the deadline nears the end of these two year periods. Then people start panicking, classes fill up quickly, the deadline gets closer, and sometimes extra classes get added at the last minute. Somehow, everything works out, everyone relaxes and all is right with the world.  Then the cycle repeats itself, every two years, like clockwork.

I Failed! - 02/23/09 11:20 AM
This is the first l time I have been able to admit this to myself. Somehow, I feel this was an ethical dilemna that I failed to properly deal with as well. I have failed to get the job done for my client. The fault is mine, because I promised myself, and my client, that I would get the job done. Now, five months later, I admit that I cannot get the job done, and I am throwing in the towel.
If there is anything I can console myself with, it's that I did my best. I really tried my best.

Here is another visual tour of the Mililani Recreation Centers. This one is of three Recreation Centers, No.'s 5, 6 and 7 that are located in Mililani Mauka.

Watch Out For TIC's .... UPDATE - 02/17/09 03:06 PM
Back on November 10, 2006, I posted a blog with the title, "Watch Out for TIC's". The point of the blog was to be wary of what was a recent development at the time. Although TICs (Tenant In Common 1031 Investment Exchange) investment vehicles had been around for ages, the twist at this time was that they were being marketed to every day people, whereas previously they were restricted to the savvy and sophisticated (translation; "wealthy") investors.
