Bike New York Five Boro Bike Tour And Fest weekend begins at Brooklyn Bridge Park at 10am on Saturday April 30th. The fest is free and open to the public, it will be a day filled with live entertainment, classes, exhibits, bike repair tents, and lots of good stuff for the whole family.

What is a Participation Mortgage? A Participation Mortgage relates to two different types of mortgages 1- A mortgage in which two or more lenders participate in making the loan. The participation agreement between the lenders may provide that each participating lender owns a pro rata share of the mortgage and each will receive his share of the mortgage payment of principal and interest as it is made. As part of PlaNYC 2030 campaign to promote sustainable living, New York City's Housing Authority which has 340 developments has replaced conventional light bulbs with CFL bulbs, replaced old appliances with enery efficient models and hot water tanks with fuel- efficient instantaneous hot water heaters. Trees have also been planted on many development grounds. As of October 2010 many government and Housing Authority buildings have also participated in the CoolRoof program where roofs were painted with reflective coating to help reduce the energy use/cost to heat and cool large buildings. What is NYC Senior Citizens Rent Increase Exemption Program (SCRIE) ? Through the Senior Citizens Rent Increase Exemption PRogram (SCRIE) people 62 years or older with yearly incomes below $29,000 may be eligible for exemptions from all or some increases in rents, carrying charges, capital assesmentsor vouluntary capital contributions. Senior Citizens tenants who reside in rent control or rent stabilized apartments can apply for SCRIE through NYC Department of Finance and may be entitled to an exemption from future rent increases. If a tenent is approved landlords are eligible for an equivalent credit (abatement) on the property taxes.
Rent Control: The rent control program applies to residential buildings constructed before February 1947 in municipalities that have not declared and end to the post war rental housing emergency. There are 51 municipalities that rent control . For an apartment to be under rent control, the tenant (or their lawful successor such as a family member, spouse , or adult lifetime partner) must have been living in that apartment continuously since before July , 1971. Cohousing is a communal type arrangement that is intergenerational. The group may buy property together , help design the community and manage it. Residents live in fully equipped separate, or clustered units but share outdoor spaces and a common house where communal meals are eaten and families come together.
The idea of cohousing originated in Denmark and was promoted here in the U.S. by architechs Kathryn McCamant and Charles Durrett in the early 1980's. There are many cohousing communities here in the U.S some are located in Michigan, California, Arizona, New York and other states.

The 80/20 sponsored by the New York State Housing Finance Agency, the New York City Housing Development Corporation (HDC) and the New York city Department of Housing Preservation and Development (HPD) uses tax exempt bonds to creadt affordable housing for low income tenants in locations throughout the city. The use of tax exempt bonds to finance the construction of large residential buildings in the City greatly reduces cost. A Home Equity Conversion Mortgage (HECM) is a FHA Reverse Mortgage. A Reverse Mortgage is a loan that lets the owner convert some of the equity of their home into cash. This equity will be paid to the home owner.
Requirements- The home owner must be 62 years or older, own the home, or if there is a small mortgage it can be paid off at the closing with proceeds from the reverse loan. The home owner must live in the home.

Why do short sales take long to process? Short Sales take long because sometime the bank that services the mortgage may not actually own the loan. The owner of the loan maybe an investor or a mortgage insurer who will need to participate in the process. Some lenders also have restrictions regarding accepting a certain percentage off their strike price and they are waiting for the offer to hit that number. Brooklyn's Woodhull Medical and Mental Health Center's Artist Access program allows artist/independent contractors to exchange their talents through patient services for health care credits. Through proformances or interactive programs for patients, you can exchange your art for health care credits. Credits are accured in the artist's personal account and can be used in lieu of dollars to cover sliding scale fees in Woodhull's HHC Options programs. The Hospitals Creative Arts Department reviews your proposals to determine their fit to the hospital and patients needs. Currently Woodhull is the only hospital in New York City that has this program.
