Beware of a new scam!

...at least new to me. I had a listing recently that I posted for sale on craigslist. I got a call one day from someone out of the blue asking me if the property was for sale or for rent. I was confused as to why she would be asking me if the property was for rent because I KNOW it was only for sale and she told me that she saw a rental posting for the same property on craigslist. I looked up the rental posting and didn't find it; however, the caller emailed me the conversation she was having with the "owner" of the property asking for her to sign a lease and send money for a deposit. The "owner" also had her fill out all kinds of personal information, which unfortunately she did. The good news is she never sent payment after she spoke to me and realized it was a scam.

Unfortunately, this "owner" was also telling people to WALK ON THE PROPERTY and view it up close. So I call the real owner to tell her about this scam and to confirm she wasn't posting the property for rent (of course not), and she told me that there were people walking on her property and looking in windows. Apparently (I confirmed with the caller), the fake owner was not only telling people to send personal information and money for rent but he/she was also telling them to view the property up close and to even WALK ON THE GROUNDS. Of course I got the police involved, but it's really hard to track these people down. The moral of this story - DO NOT PUT ADDRESSES ON CRAIGSLIST! Just put the town because scammers are out there copying the listings and putting them up on a temporary post for a unrealistically low rent, collecting a few names to scam them out of fake rental, and deleting the post.

Be careful out there!

I would love to hear how more Realtors have responded to the question, "Why Should I use a Realtor?"

I'm in my third year of real estate so it doesn't surprise me now that there are still so many people that don't see the value in using a Realtor. You would think most family and friends would automatically want to work with you since they know you but I have found that to not be the case. I have actually had a (distant) friend confront me - nicely of course - and ask, why should I use you? After telling him the benefits I could still see that after a few times showing him properties he really believes that all I do is open the door for him. He thinks he can do my job better.

So if you have been asked the question, "Why Should I use a Realtor?" I would love to hear how you responded.

Why the Farmington Valley?

I was thinking today about all of the things that make the Farmington Valley such a great place to live. I love working in this area and tend to work with a lot of people relocating here.... Since I haven't blogged before, I thought this would be a good topic to give it a try....

The Farmington Valley is a collection of the towns of Avon, Canton, Simsbury, Farmington, Granby, and East Granby. What's wonderful about the Farmington Valley is the close proximity all of the towns are to each other. There is literally an intersection where Simsbury, Avon, and Canton all meet. So you have the luxury of literally driving down the street and being in the next town - so you can take advantage of all of the great things in every town!

Some specifics on each town:
Avon - tons of shopping and dining (Luke's Donut's are amazing homemade donuts) and excellent real estate; Simsbury - GREAT festivals!!!!, movie theatre, small town shopping on Rt. 10, great exercise facilities, some great dining (the historic Pettibone's Tavern, and don't forget to try Brookside Bagles for some awesome breakfast sandwiches, lunch sandwiches, etc. YUM); Canton - the up and coming town with both remote and non remote housing, some great (new) shopping facilities, more affordable real estate, historic Collinsville section with amazing views of the Farmington River (oh and LaSalle market & deli - a MUST eat at small town), and the best utilization of the Farmington River with tubing, cayaking, etc.; Farmington - you can pick either the OLD Farmington which has the amazing Devonwood community, polo grounds, and Winding Trails recreation area or the section called Unionville where there tends to be more affordable housing, and on RT 4. there are some great places to eat (Apricots for more formal dining, or Wood'n Tap for great bar food); and where Farmington and West Hartford meet, there is the West Farms Mall and of course every place you can image on "the strip" for shopping and food.Also, there are a couple of great surrounding towns that are 10 minutes from the Valley and worth the trip for great dining, hiking, swimming/jet skiing (and a large lake nearby).
