      <title>Making a choice and having to go inactive.</title>
      <description>&lt;p&gt;Today is my last day of being an &quot;active&quot; realtor here in Sioux City.&amp;nbsp; I do not want to discourage anyone from this profession.&amp;nbsp; But I do pledge to inform others of the positive and negatives of choosing this as a profession.&amp;nbsp; I would not recommend this career path to someone that is a single parent.&amp;nbsp; Unless you are well prepared to go months of spending money before you make any.&amp;nbsp; Even though I had 6 months of money saved to give this 110% it still was not enough.&amp;nbsp; Before the 6 months I did this part time with another job that I did about 30 hours a week.&amp;nbsp; I will be keeping myself current on my continuing education.&amp;nbsp; There are great people in this profession.&amp;nbsp; I am still going to keep&amp;nbsp;up with AR.&amp;nbsp; Now I just need to find a regular paying job.&amp;nbsp; :)&lt;/p&gt;

&lt;p&gt;Here&amp;nbsp;are some more thought on this.&lt;/p&gt;
&lt;p&gt;My stats are close.&amp;nbsp; There is 1 Realtor for every 298 people, (this isn't households) here in the Sioux City.&amp;nbsp; If you take the surrounding area the stats do change.&amp;nbsp; I do know, that not everyone with a license is active at this 100% but it is an interesting statistic.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;Another thing for Newbies.&amp;nbsp; It is tough if you are fairly new to an area because you are competing against those that have lived their whole life in the area.&amp;nbsp; This was another big obstacle.&amp;nbsp; If I were to do this over again as a single parent?&amp;nbsp; I would make sure I had $ to support myself for at least 6 months, a year would be better.&amp;nbsp; Sioux City (personal feelings) lacks good paying part time jobs.&amp;nbsp; This could be the way to go if you can work part time with a good hourly wage and tackle RE the rest of the time.&amp;nbsp; Another thing is I would do it back home were I have loads of contacts.&amp;nbsp; We all know this makes a good foundation for farming.&amp;nbsp; I was very aggressive when it came to marketing myself because I greatly lacked personal/business contacts.&amp;nbsp; I used everything I could think of.&amp;nbsp;&lt;/p&gt;

      <title>HERA and HVCC information on how the new government regulations may impact closing dates.</title>
      <description>&lt;p&gt;I know many of you keep updated on all aspects of being a Realtor but here is some information that may have slipped by you.&amp;nbsp; The mortgage industry is going through some changes especially those that impact time-lines.&lt;/p&gt;
&lt;p&gt;HVCC has already went into effect May 2009.&amp;nbsp; Home Valuation Code of Conduct main goal is to&amp;nbsp;boost the overall&amp;nbsp;sincerity of the valuation process.&amp;nbsp; A stipulation worth mentioning is that borrowers receive a copy of their appraisal reports no less than 3&amp;nbsp;days prior to the closing absent a borrower waiver of this condition.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;HERA effective date is July 30, 2009 and amends the Truth in Lending Act (TILA).&amp;nbsp; Changes the requirement surrounding early and final disclosures to home-buyers.&amp;nbsp; Also addresses the timing of when fees can be charged.&lt;/p&gt;
&lt;p&gt;For Realtors that have been around a few years this will be like the days of old when a 30+ day closing was the norm.&amp;nbsp; I have found that some banks are trying very hard to know all the particulars.&amp;nbsp; I have received some great information from Wells Fargo.&amp;nbsp; Also if you &quot;google&quot; it use the words such as &quot;Housing and Economic Recovery Act.&amp;nbsp; Using the acronym turns up some weird results.&lt;/p&gt;
&lt;p&gt;I have only touched the tip of the iceburg.&amp;nbsp; I am still reading up on this so I am informed and not caught with my knickers down.&amp;nbsp;&lt;/p&gt;

      <description>&lt;p&gt;&lt;img src=&quot;http://activerain.com/image_store/uploads/2/3/4/4/9/ar124655039894432.jpg&quot; height=&quot;219&quot; alt=&quot;&quot; width=&quot;266&quot; style=&quot;float: left; border: black 3px solid;&quot; /&gt;With Fourth of July weekend here I want to give a shout out to the dogs that serve this country.&amp;nbsp; I know handlers out there that depend on these partners to do a very dangerous job.&amp;nbsp; They are sent into mind fields sniffing for bombs.&amp;nbsp; We also have bomb sniffing dogs here in the states that work airports and other points of entry.&amp;nbsp; I know of a dog (Rex) that has sniffed the President's motorcade to make sure it is safe.&amp;nbsp; He has also done this for other dignitaries.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;My other reason for bringing this up now is that some of these dogs when retired or disabled&amp;nbsp;from active service are euthanized.&amp;nbsp; I think this is a shame.&amp;nbsp; The men and woman that serve with these dogs ask for our help.&amp;nbsp; They get very emotional when they tell you that a dog that served with them was euthanized because&amp;nbsp;the dog&amp;nbsp;got hurt doing their job and was put down.&amp;nbsp; Many of these dogs can be placed with homes.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;Many people do not realize that these wonderful courageous dogs need homes.&amp;nbsp; So I am putting the word out.&lt;/p&gt;

      <title>You want me to pull what off of the purchase agreement?</title>
      <description>&lt;p&gt;Just when you thought it was safe to go outside, in the proverbial sense, you are hit with something new.&amp;nbsp; Purchase agreement is all initialed, dated and signed.&amp;nbsp; The seller has agreed to include in the sale his riding lawnmower and a few other items.&amp;nbsp; Then&amp;nbsp;behold a call comes saying, sorry but that cannot be included in the purchase agreement.&amp;nbsp; Needs to be off of there.&amp;nbsp; Okay, so we are trying to do things above board and now this.&amp;nbsp; Now you have to go back and explain this to your clients that this needs to be done over, and need to exclude the personal items.&amp;nbsp; Now we need to do a separate bill of sale for these items.&amp;nbsp; No explanation other than the underwriters do not want this.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;Make sure it is in writing somewhere, if you are asked not to include this in the purchase agreement.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;This is going on here in Iowa and is being perpetrated by a large bank.&amp;nbsp; Is anyone having these issues where they are at?&amp;nbsp;&lt;/p&gt;</description>

      <title>Travels in the west gave me first hand look at the problems they face.</title>
      <description>&lt;p&gt;I just got back from visiting family and friends on the west coast.&amp;nbsp; I was in Reno, Nevada and southern California for a 3 week stay.&amp;nbsp; It was just reported that Nevada has their highest unemployment rate since 1976.&amp;nbsp; While driving around middle to high end homes I noticed many all closed up and un-kept yards.&amp;nbsp; Very beautiful homes just sitting there, no sign out in the yard, nothing going on.&amp;nbsp;&amp;nbsp; The grass would be dead but the weeds two feet tall.&amp;nbsp; Some homes looked like they had been neglected for some time.&amp;nbsp; Reno resides in Washoe County and one statistic I found said that there were over 4,000 homes that were either pre-foreclosure or where in foreclosure.&amp;nbsp; While in California I noticed the same but also a more urgent need to get the State back on track.&amp;nbsp; Everyone was talking about the economic situation they face personally and that of California.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;For those in Iowa and other states in the mid-west, remember that we are doing pretty darn good compared&amp;nbsp;to other states.&amp;nbsp; Even though they are having a tough time in some states I did see people determined to get through this.&amp;nbsp; We as a nation have survived tough times.&amp;nbsp; We will get through this.&amp;nbsp; BUT I have noticed a lot of finger pointing and laying the blame on someone else's shoulder.&amp;nbsp; We live in a country that is diverse in many ways.&amp;nbsp; I don't care if you are a Republican, Democrat, Buddhist, Christian, Muslin, Liberal, Conservative, Moderate, Young, Old or any other classification you can think of, we need to work together.&amp;nbsp; Agree that we don't always agree but work together to help this country and it's people get back on track.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;Be proactive, instead of reactive.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;One last thing is that in many areas it still is a good time to sell a home and it is definitely a very good time to buy.&amp;nbsp; Even in Reno, if you are a first time home-buyer there are some great buys.&amp;nbsp; There is always a positive if you look for it.&amp;nbsp;&lt;/p&gt;

      <title>Iowa Septic Tank Law  postponement is vetoed.</title>
      <description>&lt;p&gt;The Governor of Iowa has vetoed to postpone the start date of legislation passed earlier for inspection of septic tanks at time of transfer from a sale.&amp;nbsp; The new law requires that every home/building served by a septic system have that septic system inspected prior to the sale or deed transfer for the home/building.&amp;nbsp; Some where hoping for the postponement so things could be better organized and getting people certified to do the inspections.&amp;nbsp; Some counties in Iowa already have this in their laws, so the transition will be nil.&amp;nbsp; Many Realtors in the state are well aware of this new law but I find that many homeowners out in rural Iowa no nothing about this.&amp;nbsp; So spread the word.&amp;nbsp; Goes into effect July 1, 2009.&lt;/p&gt;

&lt;p&gt;As I stated in my earlier blog Cherokee Iowa is one of my favorite towns.&amp;nbsp; It lies east of Sioux City about 65 miles.&amp;nbsp; The first time I drove through Cherokee heading north I though it a quaint little town.&amp;nbsp; The downtown is done nicely and reminds me of a time gone by.&amp;nbsp; There are nice little shops up and down the main street.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;One event coming up this month is the Cherokee Rodeo being held May 28, 29, and 30&lt;sup&gt;th&lt;/sup&gt;.&amp;nbsp; Some of the events during the Rodeo are a parade, train robbery, western bbq and Chamber coffee.&amp;nbsp; In June some of the events include, tractor ride, Music Festival, and Cherokee Chamber Street dance.&amp;nbsp; There are many more events during the summer and throughout the years.&amp;nbsp; One event that music lovers will like is the Jazz and Blues Festival usually held in January.&amp;nbsp; To view the Chamber of Commerce website for these events and others, &lt;a href=&quot;http://www.cherokeeiowachamber.com&quot; title=&quot;Cherokee Iowa Chamber&quot; target=&quot;_blank&quot;&gt;click here. &lt;/a&gt;&lt;img src=&quot;http://activerain.com/image_store/uploads/3/2/5/1/1/ar12428550911523.jpg&quot; height=&quot;225&quot; alt=&quot;&quot; width=&quot;256&quot; style=&quot;float: right; border: black 2px solid;&quot; /&gt;&lt;/p&gt;

&lt;p&gt;There is something for everyone in Cherokee, a great town in a great state. Cherokee is a town where it is safe to let your children run around, and a great place to raise a family.&amp;nbsp;&lt;/p&gt;

      <description>&lt;p&gt;Actually we do need to have ethical standards.&amp;nbsp; It would be nice if everyone could play by the rules.&amp;nbsp; But, not everyone plays nice in the sandbox.&amp;nbsp; If you look at surveys or statistic's on where real estate agents fall on the list of honest professionals we are just above lawyers and used car salesman.&amp;nbsp; I know we will never rank at the top, which is usually reserved for nurses, pharmacist, policeman and doctors.&amp;nbsp; If you look at the &lt;a href=&quot;http://www.gallup.com/poll/112264/Nurses-Shine-While-Bankers-Slump-Ethics-Ratings.aspx&quot; title=&quot;gallup poll&quot; target=&quot;_blank&quot;&gt;Gallup Poll of 2008&lt;/a&gt; you will see that real estate agents are just above lawyers and union leaders.&amp;nbsp; After the year the bankers had in 2008, they ranked above real estate agents.&amp;nbsp; So what does that say about our profession?&amp;nbsp; That we may have an image problem and that we have some work to do.&amp;nbsp; I hope that the days of advertising that we are &quot;million dollar producer&quot; are behind us.&amp;nbsp; The public misunderstood that statement into thinking we made that much money.&amp;nbsp; The perception was all we thought about were the big bucks we were pulling in.&amp;nbsp; Not only do we need to make sure we are honest but what about other agents?&amp;nbsp; Do you look the other way when an agent has crossed the line?&amp;nbsp; When an agent is dishonest it make's the rest of us look bad.&amp;nbsp; It then makes our job tougher in letting the public know that they small minority does not represent all of us.&amp;nbsp; It is a dilemma that we face when dealing within the ranks of taking care of the bad apples.&amp;nbsp; Do you go to their Broker?&amp;nbsp; What if it is a Broker?&amp;nbsp; Do you go to the commission?&amp;nbsp; Me personally!&amp;nbsp; I am at the age where I speak my mind.&amp;nbsp; I got to the point; if you can't play fair I will let you know.&amp;nbsp; Actually I was like this in my younger days sitting in my criminal justice class during the mess with LAPD and Rodney King.&amp;nbsp; We were watching the tape of the officers beating King while he lay on the ground.&amp;nbsp; Up to a point I was okay with how they, the officers were handling it.&amp;nbsp; Then when I felt they had crossed the line but kept going I made the comment, &quot;fire em all, starting with the Sergeant on the scene&quot;.&amp;nbsp; Boy, did that cause a very big discussion.&amp;nbsp; My point is, once something happens that draws negative attention it then takes twice as much work to overcome it.&amp;nbsp; Though there is more attention paid to law enforcement when they cross that ethical line than there is to real estate agents.&amp;nbsp; It is still something that we have to work doubly hard to get that negative image out of the public's eye.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;Always put the interest of the client first.&amp;nbsp; Use honesty and integrity when dealing with the wishes and desires of your client.&amp;nbsp; If the agent pulls there weight in doing this, then the work of overcoming negative obstacles will be few.&amp;nbsp; Energy used for helping customers/clients is better than wasting it on fixing problems others created.&amp;nbsp; For those that continually cannot play nice in the sandbox!&amp;nbsp; Play nice or find your own sandbox to play in.&amp;nbsp;&lt;/p&gt;</description>

&lt;p&gt;&lt;strong&gt;Here is a little Sioux City history.&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;Lewis and Clark expedition traveled up the Missouri in 1804 and set up camp near what would become Sioux City.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;The first Steamboat arrived from St Louis in June 1856, loaded with ready-framed houses and provisions.&amp;nbsp; The railroad followed 12 years later in 1868, which led the way for the livestock yards (stockyards) in 1884.&amp;nbsp;&lt;/p&gt;

&lt;p&gt;Sioux City is a very affordable city to live in.&amp;nbsp; We were not hit hard by the mortgage crisis and have faired well during the tough economic times.&amp;nbsp; Sioux City has a very low crime rate and a good place to raise a family. &amp;nbsp;The schools here are very good and outlying towns have very good schools too.&amp;nbsp; There is also a Catholic High School for those that wish their children to attain a parochial education.&amp;nbsp;&lt;/p&gt;

      <title>Issues, Politics, and Real Estate.  The Joy of Politic's - not.</title>
      <description>&lt;p&gt;My recent visit to the Capital of my state too visit with IAR lobbyist and our state representatives has me wondering how many out there in the real estate world really pay attention. I blogged about the visit and I am surprised at the number of comments made, actually the lack of comments. I have had some readers and I am thankful that they stopped by. Some of the issues we face in my state of Iowa is in my opinion poorly written or absurd. Last year was the &amp;lsquo;Septic Tank Certification' when selling. This goes into effect July 1, 2009. The cost to have this done by a certified person can run about $5000, unless you can find others in your area that need it done too, it knocks the price down. The main reason for the high price is there is really no one certified to test the septic tanks. One issue being discussed on the &quot;hill&quot; is lead paint. We all agree this is a health issue and should not be ignored. Here in Iowa there is an estimate of 1,000,000 homes that were built before 1978. The way the bill/file is written requires testing and abatement of lead hazards in residential dwellings. Also, a health care provider can test your child and if that child has elevated levels your home address will be put in a registry with the county assessors office.&lt;/p&gt;
&lt;p&gt;These are some of the issues that have come before our legislators and it does not stop here. It is so easy to just go about your business everyday as a Realtor but don't we owe it to our past, present, and future clients to at least have a general idea of what the issues are that have an impact on homeowners. I have been reading up on the septic tank issue since it does go into affect here soon just so I am aware of what my sellers will need to do.&lt;/p&gt;
&lt;p&gt;To be informed is to have power and knowledge. It is just a &quot;Google&quot; away to see what is going on with your state legislatures.&lt;/p&gt;

&lt;p&gt;The key speaker was John Tuccillo the former Chief Economist for the National Association of Realtors.&amp;nbsp; He is considered one of the foremost real estate economists in the nation.&amp;nbsp; It was a good speech with a reality check but backed up with optimism.&amp;nbsp; We also were briefed on the issues by Jennifer Kingland and she answered a few questions before we headed out to the Hill.&lt;/p&gt;
&lt;p&gt;&lt;span style=&quot;text-decoration: underline;&quot;&gt;The Issues:&lt;/span&gt;&lt;/p&gt;

&lt;p&gt;The IAR supports amending H712 and S178 file - There are several groups that are exempt from being sued as written, such as, lawyers, insurance companies, doctors and many others.&amp;nbsp; Real estate licenses are not currently exempt and the IAR is working on an amendment to include real estate licenses to be exempt.&amp;nbsp; Talking with Representative Chris Rants said why not just get rid of this legislation altogether.&lt;/p&gt;
&lt;p&gt;&lt;span style=&quot;text-decoration: underline;&quot;&gt;Lead Base Paint:&lt;/span&gt;&lt;/p&gt;

&lt;p&gt;The IAR opposes Senate Study Bill 1308 - this allows new taxes and fees from entertainment tax, cigarette tax and income tax.&amp;nbsp; Not all of the tax revenue will go toward property tax relief.&amp;nbsp; The IAR feels this will not solve the problems with escalating property taxes.&lt;/p&gt;
&lt;p&gt;Other issues - Property Assessment Appeals Board, Homestead Property Tax Credit and Real Estate Transfer Taxes.&lt;/p&gt;

      <title>Pondering what could be life changing and needing some guidance from my fellow AR'ers.</title>
      <description>&lt;p&gt;For those that may have read an earlier blog were I wrote about having to work full time in retail.&amp;nbsp; I have left retail and moved into a part time job.&amp;nbsp; My big issue right now is am I at the right place for my Real Estate career.&amp;nbsp; I have been there over a year and still have had little guidance.&amp;nbsp; At least from my perspective.&amp;nbsp; I want to hear from agents their experiences on being with a good agency's.&amp;nbsp; Did you have mentoring?&amp;nbsp; What kind of support did you have?&amp;nbsp; I am very frustrated and I am contemplating hanging up my real estate career.&amp;nbsp; I have wanted this for many years and probably waited too long to do this.&amp;nbsp; This is not a profession for a single parent.&amp;nbsp; Juggling parenting, job and real estate has taken it's toll.&amp;nbsp; A part of me thinks if I had a little more guidance from someone in my office I wouldn't still be treading water and getting know where.&amp;nbsp;&amp;nbsp;I have tried to get with someone to show me the ropes but everyone is off doing there own thing.&amp;nbsp; My broker/owner is always on the go and very hard to track down.&amp;nbsp; I have learned more from reading blogs on AR than I have from my broker/office.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;I am not ready to give up, especially since I have options.&amp;nbsp; The one thing&amp;nbsp;I do not want to do is make the same mistake.&amp;nbsp; I want to hear is this how it is?&amp;nbsp; Am I expecting too much?&amp;nbsp; What are the key things I should ask?&amp;nbsp; What are the key things I should be listening for?&lt;/p&gt;

      <title>Optimism for a weary soul is hard to come by, but I will keep putting one foot in front of the other.</title>
      <description>&lt;p&gt;I finally had to do it.&amp;nbsp; Being a single parent and trying to stay in Real Estate has been a challange.&amp;nbsp; I had a part time job which is now my full time job.&amp;nbsp; My dream is on the back burner but I am not done.&amp;nbsp; For those in this situation I will be optimistic that things will get better and hang in there.&amp;nbsp; It is tough and the way things are wtih the economy I do not think it will be an easy road for some time.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;Some bloggers on AR have said there areas have picked up, which is good.&amp;nbsp; Sioux City seemed to roll along with the Mortgage crisis.&amp;nbsp; We held our own during the winter months and patiently waited for Spring.&amp;nbsp; Spring came with a whimper and not a bang.&amp;nbsp; As gas prices went up and other necessities went up in price too, I found myself close to financial ruin.&amp;nbsp; I had to make the hard choice to go full time at my retail job.&amp;nbsp; I am on my feet all day running around and when I get home can barley move.&amp;nbsp; I have neglected AR and other duites associated with Real Estate.&amp;nbsp; Talking with others I found that I wasn't the only one feeling the pinch.&amp;nbsp; Realtors with a Spouse who makes good money are feeling it too.&amp;nbsp; I am not alone, which in a weird sense is comforting.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;I am keeping my license active and will take the opportunity to get those classes done that need to be done.&amp;nbsp; I waited a long time to do this and I will not give up that easily.&amp;nbsp; I still hope to do this full time and leave retail behind.&amp;nbsp;&lt;/p&gt;

      <title>Information for those relocating, especially those that are coming to South Dakota in reference to Hyperion Resources.</title>
      <description>&lt;p&gt;Moving is an ordeal that most of us would rather not do.&amp;nbsp; If you are lucky enough to have your move paid for by your company, this is ideal situation to be in.&amp;nbsp; Most times the company that is paying for the move will ask you to get at least two estimates.&amp;nbsp;When the moving company comes to do the estimates ask what it entails when they come into your home to move you?&amp;nbsp; My movers were great and did all the work.&amp;nbsp; All I had to do was stay out of the way.&lt;/p&gt;
&lt;p&gt;If you are moving yourself get estimates from truck rental companies.&amp;nbsp; Also I would advise that ahead of time start getting boxes, and any materials to wrap breakables.&amp;nbsp; Wardrobe boxes make it very easy to move your clothes from your closet.&amp;nbsp; They are a little pricey but worth it.&amp;nbsp; I used mine then sold them to someone.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&amp;nbsp;This is something that most forget to do and that is get together a file with documents you will need during and after your move.&amp;nbsp; Have your child's old school information, which will be needed by their new school.&amp;nbsp; Insurance documents, doctor information, vehicle registration/title, passports, veterinary records, anything that will be needed to get things going in your new location.&amp;nbsp; Just remember not to pack them.&lt;/p&gt;
&lt;p&gt;Here is a list of things that need to be done.&amp;nbsp; There may be things you will want to add to it.&lt;/p&gt;
&lt;ul&gt;
&lt;li&gt;Obtain and fill out post office change-of-address cards.&lt;/li&gt;
&lt;li&gt;Make arrangements for storage if necessary.&lt;/li&gt;
&lt;li&gt;Properly dispose of items that cannot be moved, such as flammable liquids.&lt;/li&gt;
&lt;li&gt;Return any borrowed items (including library books) and retrieve any loaned items. &lt;/li&gt;
&lt;li&gt;Settle any bills with local businesses.&lt;/li&gt;
&lt;li&gt;Drain power equipment of oil and gas. Drain water hoses.&lt;/li&gt;
&lt;li&gt;Pack a box of items that will be needed first at the new house. Clearly mark this box &quot;Load Last.&quot;&lt;/li&gt;
&lt;li&gt;Pack a suitcase with clothes and toiletries that will be needed during your move.&lt;/li&gt;
&lt;li&gt;Notify all utilities: water, garbage, electric, gas and sewer, both at your old residence and new.&amp;nbsp; &lt;/li&gt;
&lt;li&gt;Stop phone service and start new service at your new home.&amp;nbsp; Also your cable/satellite company should be notified and possible set up a time to start your service in your new home.&lt;/li&gt;
&lt;li&gt;Arrange for a house cleaning at your old home once empty.&amp;nbsp; Have your new home cleaned before moving in, if it wasn't done by the previous owners. &lt;/li&gt;
&lt;li&gt;And remember; keep your receipts for your move.&amp;nbsp; It is a tax write off.&lt;/li&gt;

      <title>Hyperion Resources:  Relocation to the Elk Point, South Dakota.</title>
      <description>&lt;p&gt;&lt;strong&gt;Pondering what to write about in my blog!&amp;nbsp; &lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;In doing this I have decided to write a number of blogs about relocation to Elk Point, South Dakota and the surrounding area.&amp;nbsp; I can hear you thinking!!&amp;nbsp; Elk Point, South Dakota, what's there?&amp;nbsp; Well!&amp;nbsp; Hyperion Resources is what &quot;will&quot; be there.&amp;nbsp; Actually, it will probably be located in Elk Point.&amp;nbsp; Final approval is pending.&amp;nbsp; Here is a short rundown of what is to be expected in regards to jobs as a result of this venture in South Dakota.&lt;/p&gt;
&lt;p&gt;Thousands of acres of farmland in the southeastern tip of South Dakota could become home to the first new oil refinery in the United States since 1976.&lt;/p&gt;
&lt;p&gt;Hyperion Resources Inc., a privately held Dallas-based energy company, is considering Elk Point for the $8 billion refinery, which would turn 400,000 barrels of crude oil from Canada per day into low-sulfur gasoline and low-sulfur diesel fuel.&lt;/p&gt;
&lt;p&gt;Construction of the refinery would average 4,500 workers over a four-year period, and the plant would employ 1,800 with an average hourly wage of $20 to $30 per hour.&lt;/p&gt;
&lt;p&gt;With that in mind I will be blogging about the area: towns, nearest big cities, hospitals, recreation, schools, and other information pertaining to relocating to the area.&amp;nbsp; If you look at a map Elk Point is in the southeast corner of the state.&amp;nbsp; It is considered to be in the &quot;Siouxland&quot; area, a tri-state area which encompasses South Dakota, Iowa and Nebraska.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;This part of the country is not that heavily populated.&amp;nbsp; Sioux City would be bragging if it said it had a population of 100,000.&amp;nbsp; That is including North Sioux City (SD) and South Sioux City (NE).&amp;nbsp; Why do I mention Sioux City?&amp;nbsp; Because it is about 25 miles south of Elk Point.&amp;nbsp; The population may be a reason why some will relocate to the area given the employment opportunities.&amp;nbsp; Whether it be the construction phase or being an employee of Hyperion this information will be important.&lt;/p&gt;
&lt;p&gt;Some of the towns/areas I will be blogging in addition to Elk Point are: McCook Lake, Dakota Dunes, Richland, Burbank, and Vermillion in South Dakota.&amp;nbsp; I have blogged about towns in Iowa that are a short distance away.&amp;nbsp; This might be an area someone will want information about.&amp;nbsp; I mention this since some may be more inclined to be in the Sioux City area for schools and jobs a spouse may have.&amp;nbsp;&lt;/p&gt;

&lt;p&gt;Cherokee Iowa is one of my favorite towns.&amp;nbsp; It lies east of Sioux City about 65 miles.&amp;nbsp; The first time I drove through Cherokee heading north I though it a quaint little town.&amp;nbsp; The downtown is done nicely and reminds me of a time gone by.&amp;nbsp; There are nice little shops up and down the main street.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;The town of Cherokee has a few parks and the crown jewel of the city park system is beautiful Spring Lake Park, located along Hwy. 59 South.&amp;nbsp;&amp;nbsp; This park has 40 camping spaces with electrical, water and sewer hookups, shower and restroom facilities, asphalt paved walking/jogging trail, modern playground equipment, paddle boats, fishing and many shelter facilities including the Spring Lake Yacht Club.&amp;nbsp; Directly across the highway is Wescott Park, which contains ball diamonds, concession stand and restroom facilities.&lt;/p&gt;

&lt;p&gt;Since I am a swimmer I am always interested in places to swim.&amp;nbsp; Cherokee has the Bacon Aquatic Center.&amp;nbsp; The Bacon Aquatic Center opens during the summer months.&amp;nbsp; The hours are from 1 p.m. to 8 p.m. each day, weekends included. Daily admission is $4.00, (age 2 and younger are free with a paid adult).&amp;nbsp; Family season pass are available.&amp;nbsp; This is a great way to spend those hot summer days with the kids, or without.&lt;/p&gt;
&lt;p&gt;There is also a public library in the town of Cherokee.&amp;nbsp; Also a regional airport is located in Cherokee.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&lt;em&gt;Some of the events in Cherokee:&lt;/em&gt;&lt;/p&gt;
&lt;p&gt;42nd Annual Cherokee PRCA Rodeo.&amp;nbsp; Performances at 7:30 PM each evening at the Cherokee County Fairgrounds.&amp;nbsp; May 29 - 31, 2008.&lt;/p&gt;
&lt;p&gt;Cherokee County Fair for 2008 will be held, July 10 to the 13&lt;sup&gt;th&lt;/sup&gt;.&lt;/p&gt;
&lt;p&gt;Cherokee Jazz and Blues Festival are usually held in January.&lt;/p&gt;
&lt;p&gt;There are many activities and opportunities to enjoy many things, such as:&amp;nbsp;American Theatre, Art Council, Cherokee Community Theatre, Cherokee Symphony, Sanford Museum and Planetarium.&lt;/p&gt;
&lt;p&gt;&lt;em&gt;Recreation Activities:&lt;/em&gt;&lt;/p&gt;
&lt;p&gt;Country Club Golf Course, Little League, Municipal Pool, Cherokee Clippers Swim Team, Hershey Youth Track and Field Meet, Outdoor Fun Fair, Indoor Volleyball, Basketball league, Future Braves Flag Football, Adult Slow Pitch Softball, Bowling, and Archery.&lt;/p&gt;

&lt;p&gt;Some of the responses put this down as being lazy.&amp;nbsp; Which is one logical explanation?&amp;nbsp; Then today I was talking with a friend who is trying to sell a house and never hears from her agent.&amp;nbsp; What it came down to was this agent had too many clients and was neglecting her duties to her clients.&amp;nbsp; Does anyone say &quot;no&quot; to a potential client and refer them?&amp;nbsp; Or are some so greedy that the keep piling their responsibilities higher and higher.&amp;nbsp; I am still in my first year and don't have this problem of too many clients.&amp;nbsp; I like to work hard but I sure hope I know when to say enough.&amp;nbsp; All work and no play will make Michele a very dull girl.&amp;nbsp; Life is too short not to enjoy it.&amp;nbsp; &amp;nbsp;&lt;/p&gt;

      <title>What you get for your dollar in Sioux City real estate.</title>
      <description>&lt;p&gt;Part of my motive for doing this is that I read somewhere that &quot;why would anyone want to retire in the Midwest&quot;.&amp;nbsp; Coming from California, I know many, once hitting retirement could not afford to stay in that state.&amp;nbsp; I have run across more and more that are thinking of going back to the state of their parents or grandparents.&amp;nbsp; Where the cost of living is lower, which in turns stretches their dollar.&amp;nbsp; Some retiree's say that this allows them to do some traveling during the winter months.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;My other reason for putting this information out there for people to read is general information.&amp;nbsp; I know before moving I do a lot of research into my future town.&amp;nbsp; I look up: cost of living, retail stores, grocery stores, hospitals, things to do, restaurants, and other information.&amp;nbsp; There are websites out there for you to compare your current town with your new one.&amp;nbsp; I will list a few at the bottom of this page.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;My first house here in Sioux City,&amp;nbsp;Iowa&amp;nbsp;was on 1.45 acres, out in the country, and the house is about 1800 square feet.&amp;nbsp; When friends and family would come and visit they were always amazed at what we got for the price we paid.&amp;nbsp; You also have to know that my family and friends at that time lived in southern California.&amp;nbsp; Many of whom have left the state just before retiring or shortly afterwards.&amp;nbsp; For me I do miss the beach, and the nice weather.&amp;nbsp; I do not miss the traffic, crime, abundance of people and trying to afford to live in a good neighborhood.&amp;nbsp; Now as a single parent there is no way I could go back.&amp;nbsp; It was hard getting used to the snow and the cold but as time went on I do not mind it so much.&amp;nbsp; Snow days are a day to relax, catch up on reading and fiddling around the house.&amp;nbsp; I have come to enjoy the days being stuck at home. &amp;nbsp;Though being snowed in doesn't happen too often.&amp;nbsp; &amp;nbsp;I would also have to say the people here are friendly.&amp;nbsp; It reminds me of the way California used to be.&amp;nbsp; I know a few would give me grief on this but I found as the years went by southern Californians talked less with their neighbors.&amp;nbsp;&lt;/p&gt;
