I am always asked by the public and clients what is going on with the market, especially during the winter months.  They're surprised when I tell them the facts, that properties sell just as well in the winter time as they do in the summer.

January 1, 2008 to January 31, 2008 35 properties sold, average price was $230,000 with 188 days on the market. The majority of the solds were within $5,000 to $10,000 of the list price.

Winter Months December 2006-April 1, 2007 208 sold

Summer months April 2, 2007 to September 2007 355 sold

Based on information from the Northern New England Real Estate Network for the period of 12/01/06 through 1/31/2008 for Carroll County.

These facts tell us that the State is down 10.3% in sales volume, only 1.6% in price and properties are 17% longer on the market before they sell.
