Google Images are NOT FREE! Yesterday I was having breakfast with another real estate agent and we started talking about images for our websites.  I like taking my own pictures, but I also use paid services like iCLIPART.  However this agent does neither, they said "I get all of my pictures from Google Images, they have everything and it's free."  Thankfully I wasn't drinking anything at the time because I would have choked.   I know a lot of agents and people in general think Google Images are free for the taking, but they are not.  According to Wikipedia "Google Images … (51 comments)

Last week I planned on showing one of my clients five homes, but after touring the first home he no longer wanted to see the other four because he wanted to write an offer. From the driveway I called the listing agent who informed me that it was no longer available, they already negotiated an offer. HELP!!!  How do I get a Birth Certificate? Last week one of my clients lost their driver's license and what do buyers and sellers need in order to close on their new home?  A driver's license, state id, valid passport or military id, which my client had NONE of these.

I think it is common for a lot seller's to think their home is worth more than their neighbor's house that sold down the block a few months back and therefore want to ask X amount more.
They have granite and their neighbor didn't, so they add $5,000 more to their asking price.

They have crown molding and their neighbor didn't, so they add another $5,000.

Their home backs to a hedge, which they call a preserve, so they add another $10,000 on.

It's February why are you holiday decorations still up? Over the past month I've seen so many pictures in the MLS of homes with holidays decorations still up and I'm not talking about hearts and cupids. I'm talking about Christmas trees, stockings, lights and garland.
Now I don't expect everyones decorations to disappear on January 1st, but we are now in the middle of February and I'm still seeing these types of pictures in the MLS. A personal letter sealed the deal AGAIN Letter writing isn't a thing of the past when I'm working with prospective tenants.
I've always been a firm believer in writing a personal letter introducing yourself to a prospective landlord when submitting a lease offer. 
In todays economy so many prospective tenants don't look good a paper, but in my experience theres always a reason why; divorce, death, job lose, medical bills, etc.

This past weekend I was scheduled to show a property, but right before our appointment the listing agent informed me the seller just verbally accepted an offer. Since verbal acceptance isn't binding my client decided they still wanted to see the home. However they knew if they wanted to make an offer on this property priced right it had to be strong. The Written Agreement Supersedes the MLS listing
Whether it's an executed contract to purchase or a residential lease it supersedes all verbal agreements and advertisements, including the MLS listing. If a landlord advertises "One Month Free" in the MLS, but the tenant decides they don't want "one month free" instead they would like to pro-rate that "one month free" over the course of 12 months and both parties agree to this term in writing, than that supersedes the MLS advertisement.

This year I had my first drafting experience for soccer. Most recreational soccer leagues in my area don't have a drafting process, so I was excited to finally be part of one and it was very interesting to say the least.
