Georgia Real Estate Forms changes coming for 2012, how will this affect our clients? In the decade I’ve been a Realtor, the Georgia Association of Realtors has published forms for may be used by all real estate agents. This has been a tremendous benefit to Clients, Brokers, and all agents as you were basically dealing with a single Purchase and Sale Document in the state of Georgia that everyone was familiar with in the industry. Norma Toering in California hits the nail on the head with this one. It's so critical to put excellent information including lots of good pictures & info in the MLS and then PRICE it RIGHT! I can't agressively market a home to upsell a higher price. Buyers just won't go for it. So, in the past two to three years Tim Francis Realty in Atlanta, GA has passed up more listings than we have taken. A new experience, a closing on my birthday for a Turkey Girl! It was Thanksgiving Day when I was born on November 26th. My mother was thrilled as that got her me and a new toaster oven as a gift since she delivered a baby Thanksgiving Day. Now, the day varies every year, but seems to fall very close to my birthday, if not on the day. The Peachtree Road listing I passed on! I went on a great listing appointment today and passed on the opportunity to list the unit. I was called by a very nice gentleman who got my name from the Christ the King church bulletin. He said he wanted to sell his condo and would I come over and take a look at it. I went knowing that most likely the current "value" of his property is less than what he paid for it. Why did I go? Well, my logic was, if this person owes very little or is in a position to price it

It depends! Are you getting a good deal if you get over 25% off the asking price? It depends! Does it make sense to buy now? It depends. By now you get the idea, it takes a full evaluation to decide what makes sense this days. (It always did take a full evaluation, it just had gotten so good in some areas, folks were leaving out some steps in the process!) As far as paying more than asking price, we have seen a trend here for the past 8+ months of foreclosures being offered at very low prices to draw
