Arcadia home staging helps sell home on the evening of the first open house. The owner/agent didn't even have time to get the sign up!
After sitting on the market for several weeks, with no offers (not even low ball offers) the owner/agent decided to stage this cute cottage in hopes of getting it to sell. He had gotten one of our brochures from another house we had staged in the area, and the listing agent on that house sang our praises. We staged a very nice Mediterranean style home yesterday in Arcadia, CA. It looked great when we were finished, but something was missing. Rugs! The Persian rugs weren't part of my original contract, but the homeowner, Realtor and I all agreed that they were really necessary. Yes, the home had  large expanses of beautiful Brazilian Cherry hardwood floors. But in this case, the hardwood floors were too much of a good thing and needed to be subdued a bit. For years, the Real Estate mantra "The three most important things to consider when selling or buying a home" has been "Location. Location. Location". In recent months, when the real estate and mortgage industries began to implode, it had changed to "Low Price. Low Price. Low Price." Ultimately, in this very volatile market, this mantra is bound to change again to "Location. Price. Staging." and here is why:

 We are, of course, talking about nut(s) as defined by Roget's New Millennium Theasaurus: a noun;  a "posssession" and synonomous with "bankroll, capital, equity, estate, funds, goods, holdings, nest egg, reserve(s), resources, riches, stock, stake, valuables & wealth". Based upon that definition, we can also consider our home as all or part of our "nut(s)".

 
 
For many of us, our home is our most valuable asset and represents the largest chunk of our nut(s).

In a recent blog The Homeowner Raised the Listing Price $200,000 AFTER STAGING!!! I wrote that the homeowner was so excited after we staged his home that he raised the listing price by $200,000.00 from $2.78 million to $2.98 million. Well, the home has sold already and escrow has closed! The homeowner did not get the original $200,000.00 bump he had hoped for after staging, but he did get an additional $80,000.00 he would not have gotten if he hadn't staged the house. Last week I was called to stage a vacant home that had been on the market for 8 weeks with no offers. The home was listed previously at $779,000. It is in a very good location, in Woodland Hills, CA, but the home has some "issues" and despite holding open houses every weekend since it was listed, they haven't gotten a nibble. At some point, before they hired me, they decided to reduce the price by $79,000 to $700,000.
While the house has a good location on it's side, it didn't show well vacant because of a funky layout and undefined spaces. … (20 comments)
