Update: Staging was the Magic Bullet! This house had been on the market for 217 days before we staged it. It sold a few days ago. 58 days on the market after staging (that includes a 30 day escrow).
We had the opportunity to stage a beautiful Mediterranean style home in Arcadia, CA, this week. The home has been on the market for more than 7 months with no offers, which is unusual in this area, even in this market. The Listing Agent is very energetic, enthusiastic and on top of her game. In a recent blog The Homeowner Raised the Listing Price $200,000 AFTER STAGING!!! I wrote that the homeowner was so excited after we staged his home that he raised the listing price by $200,000.00 from $2.78 million to $2.98 million. Well, the home has sold already and escrow has closed! The homeowner did not get the original $200,000.00 bump he had hoped for after staging, but he did get an additional $80,000.00 he would not have gotten if he hadn't staged the house. I am often asked if I "do window treatments" for staging. I usually say no, because I don't have drapery in my staging inventory, and since windows don't come in standard sizes and shapes, it doesn't make economic sense to stock them as a rental item. Additionally, when window treatments are attached to the wall, at least in California, they become a part of the house and are expected to come with the house when it is sold.

I am a Professional Home Stager and Interior Designer. One of my long term Interior Design clients recently purchased a house. He was handed a Building Inspector's report which was generated (or so the Seller said) by a previous purchaser who's escrow fell out for undisclosed reasons. My client, who normally behaves in a very intelligent manner, accepted the building inspection report given by the seller, and did not hire an Inspector to do another inspection. Sometimes, home sellers don't act in their own best interest. There are a variety of examples of this, but probably the most harmful is not listening to the professionals they have contracted with to sell their home because they think they know better. I am blessed to be able to live and work in Pasadena, CA, home to the Rose Parade, The Tournament of Roses Rose Bowl, the Norton Simon Museum and 2 of the world's greatest flea markets, the Rose Bowl Flea Market (every second Sunday of the month) and Pasadena City College Flea Market (the first Sunday of every month). Pasadena is also a veritable Garden of Eden. Everything grows here, and grows well. Too well if you are not careful.

I was just notified that I won TWO 2007 Chrysalis Regional Awards for Best Kitchen Remodel Under $40,000 and Best Whole House Remodel Under $200,000. The awards will be presented in Atlanta at the Southern Building Show in June.
