I love widgets...widgets that have purpose and can benefit a blog reader. Well today while sitting at my computer I was quite surprised I was contacted a couple of times via google voice.

We are a competitive bunch in nature...often times we compete with ourselves...meaning personal best.  Just think about when you go on a listing appointment...I imagine...you prep..maybe rehearse and perfect your presentation...afterall you have to be the best...to get the listing.  2nd place...booby prize...no listing.

Speaking for myself and writing my blog post...I can tell you that I write the very best I can and at that moment...hoping to have eyes all over my post...as many eyes as possible..eyes from all over the globe and if my post is featured on the main dashboard....my numbers will go up.  That's a mighty big listing appointment if you look at it the way I do.

When I am on the home page of Activerain...I'm enjoying a google page ranking of 5.  The highest ranking page in the entire network and many other sites as well! 

Anyone who goes to the first page of the network..will see my smiling face...did you know that featured post for me on the average...triples my traffic...for that particular post and usually generates additional page views and leads people to my website!

Lets think about popularity...in life its not always what you know but who you know and how you treat people.  You will never make everyone happy....not everyone will like you or even agree with you...some in fact...love to hate you and disagree with every word...hey it's all part of real life.  Getting back to popular...what defines popular bloggers anyways?

We are all legends in our own minds...we are the best agent to sell your house...we have the most experience as a company...the best parents, spouse, friend...I think you get it...isn't that our goal to be the very best we can be....why would featured posts be any different and really truly why would anyone downplay them?

Some interesting ongoing debates...throughout the blogosphere...people seem to STILL feel contempt towards the big dawgs...you know REALTOR.com.....Zillow and Trulia....

A question was posed to me...why send them to these places when they should be hitting your site...the point is CONSUMERS should be hitting your site...no debate here BUT when I think of what we do as listing agents...our job is to market listings to anyone and everyone and if that means its not your site?  It's bad and wrong????

  • To give a seller a fighting chance with global exposure from various places...selecting high traffic...known sources of where real estate buyers and sellers hang out regularly.  It's bad and wrong?
  • You mean to tell me if a buyer showed up because of REALTOR.com you would not want them?  You would pass that buyer along because they did not come from your site?
  • Real estate is a numbers game and will always be a numbers game..and sometimes the numbers on your site...are not as big as the exposure a real estate seller really needs today.  Face it sometimes your site is just not enough especially if you are providing a true service for real estate sellers by marketing their properties to anyone and everyone.
  • If you play your cards right...and create your own social web...by connecting the dots...meaning...connecting all of your social media together...with the center point being your site....more than likely the consumers will end up on your site.
  • Most social media outlets allow for your web site to be promoted..including...REALTOR.com, Trulia and Zillow. 

Oh...the vanity!

The way I view my services is the fact...I will market your listing to anyone and everyone...I offer global exposure...I use my online marketing...without considering my personal feelings...without being biased..but more along the lines of neutrality...

If you are new or your business is not where you want it to be..or you have a few listings that you can't seem to shake...re-examine what you are doing online.  Be careful to who you listen to...your business may be different from someone else's...what works for one online may not work for all. Do yourself a favor.....

I posed this question once on facebook...if the banks handle their REO's electronically why not handle short sales the same manner. I knew that one day...a bank or banks would wise up...

Short Sales to be handled electronically?  Its a dream come true!

Today I closed on a short sale with check in hand...it took 5 months...of following up..dialing the phone...calling hot shots and shooting off emails...I got it done but throughout the process all I could think of was how much easier it would have been in they handled short sales electronically.

My own personal experience of why short sales should be done electronically!

Guess what..finally..a bank is going electronic..no more banker's hours..and hopefully less fax heaven...and I hope others will follow suit.  Think about the cost effectiveness plus the time saved if only banks handled short sales like REO's...electronically.

Right now I am working with a couple..well...a couple would be stretching the truth...OK..let me rephrase and say they were once a couple but no longer married...a divorced man and woman...utilizing the same attorney.

Sounds fine right?  Nope its trouble...the attorney is a personal friend of one of the parties...there are parents involved...it probably was ugly...the divorce that is.  It's clear by the conversations I have had...I'm speculating...but in this instance...I was right.

This lovely couple is placing their property into short sale...the attorney requested all info for the short sale package...one of the parties felt uncomfortable providing the information needed...you know the hardship letter...financials...for fear their divorced spouse would know more...more than they should..after all these parties are divorced.  The sad part is the spouse was correct. 

This attorney shared financials and the hardship letter with the other spouse and who knows if the parents were party to the information.  You can imagine the pain and embarrassment the other party felt.

Certainly A Lack of Professionalism

Right now I am trying to list a property for someone who is anxious to sell...somehow..someway their property listing was extended as a seller you have the privilege of cancelling your agreement..it might come with a cost such as a withdrawal fee..sometimes customers are willing to pay...because of lack of follow through..and time lost on the market.

When the seller tried to contact the agent...the agent spoke to them once....once the agent found out why...it got ugly and now the agent won't take their calls. 

Definitely A Lack of Professionalism.

Remember one thing...reputation management

You are only as good as your last transaction....you are only as good as how people remember you..you may think you are doing right by representing your friend...but you did wrong by breaking your oath...whatever happened to client confidentiality...and if you the attorney is reading this...shame on you, to me you do not deserve these clients or any clients for that matter.  You deserve to be reported and taught a lesson so that you do not do this to another unsuspected party.

The same goes for the listing agent who is afraid to speak to their customers...deep down they know they did a disservice otherwise they would take the calls.  This is wrong and it really offends me, it makes us all look bad and gives us a bad rap.

The world of real estate can be challenging enough even working with those with high levels of professionalism.  These days many sellers aren't really happy selling their property..it sure would make profit losses and mortgage shortages a lot easier to swallow...if only those serving the public would do just that.  Serve the public...honestly and fairly.

Do I sound whiny?  Nope just giving fair warning... Selling real estate today is not an amateur sport. Make sure and hire a true professional!

Yesterday I received an interesting email from someone who reads my blogs.  It's not a member but an outsider looking in...a real estate agent who never tried nor cared to join ActiveRain...based on "what they heard!" 

They wondered why I placed all of my quality content here on this network rather than build my own blogs.

"Since you are an ActiveRain Ambassador and getting paid by the network  Don't you think you might disclose it?"

Blah..blah...blah...blah..blah.. I think you get the jest of it...   

Dissing Activerain, Why?  

Long winded...disrespectful and made my blood boil.  :)  I think I have my mojo back!

My written response:

Hey jerky   Hey,

Thanks for contacting me and I am always open to different points of view.  It strikes me odd someone of your intelligence would base a decision of "what they heard" about the largest real estate network with 161,000 + members and going strong. When I joined there was only 142 profiles.  Some call it cliquey, I call it community!

When I started on Active rain, I felt the same way..it felt cliquey and almost reminded me of high school.  But the truth was people were kind, shared thoughts and ideas and before you knew it, some of us actually became very good friends. Can't say blogging was a big hit in Daytona Beach then.  But its hitting big now...can't wait to show off my new upcoming listing, its a beauty and thanks to posting my ActiveRain blogs to my Facebook..one of my friends on Facebook has contacted me to sell their house...I sure can't wait to meet them face to face.  You are crazy smart to pay attention to what you heard.

My quality content was nothing before this network.  As a matter of fact its this network that helped me to write.  Many of us experienced pay it forward in a way that will never exist again.  I learned from the best...and many have gone to their corners of real estate but their words are here on this platform forever.  Why don't you read a few of these posts instead of listening to what you heard.

Lets hit on this Ambassador thing, ...I don't get paid by ActiveRain but I have always been an ambassador..I don't sell the product...I endorse it and use it and train it when needed.   At first I thought that is what I wanted to do was to sell the product...but for me personally I couldn't...I received some of the best coaching for FREE and I promised to pay it forward...and I do.  Should I disclose that? 

Why not rethink what you are thinking.  If you want some help setting up your profile or have a question about the community or some good groups to join...email me.  And instead of paying attention to what you heard it might benefit you by taking a few minutes and reading what this community is all about.
