I received yet another call on a seller who needs to do a short sale..as I heard the story I couldn't help but want to help...because its the same story over and over again. Their life happened
You see they bought this house 5 years ago....both husband and wife are sick..so sick..they can't work...they are lucky to have food...fortunately they managed to stash a few bucks....well the bucks are running out and so is their time in their home.  Do people realize the expense of chemotherapy even with medical insurance?

What works for one may not work for another.
Bill Gassett is a social media expert to me but I could never nor would I want to follow his footsteps..its his voice...his expertise and I am truly impressed as he is the social media real estate expert for his area.

Recently I have been reading many blog posts about internet real estate companies and the end of the brick and mortar companies...in the State of Florida..I always thought it to be illegal...meaning..you must maintain an office and you must have proper signage...
Chapter 475
475.22  Broker to maintain office and sign at entrance of office; registered office outside state; broker required to cooperate in investigation.--

BPO Agents + ShortSales=Complications? - 05/17/09 01:25 AM
A Note To all Lenders and Financial Institutions If you want to get it right and get properties sold..I would concern yourself with the agents selected to do BPO's.  Friday I received and order and I declined it...while some would think it was crazy...I did what was best for the market. 

 
In all fairness don't think for a minute I do not need the income..I'm not above doing BPO's...and just like many others I need the income coming in or I won't sleep at night then again...doing something that I believe would hurt other parties..would cause insomnia!

9:38 pm placed property listing on Craigslist.....10:20 pm...a question from a potential buyer...this morning...3 more questions. 

 
While it might be questions...questions can turn into communication...which can turn into potential buyers and sellers.
The more you circulate your listings the better your chances are into turning them into sold!
With all the hoopla and negativity circulating around Craigslist...do not discount the value! One of the hotshots in our office...gets most of her property inquires right there.

Be Good To First Time Home Buyers-It's Our Job To Educate! - 05/12/09 05:09 PM
Susan Southerland-Luta and myself presented a class to Embry Riddle University Students in March...it was a class of engineers.  While preparing for our presentation which was a class for the students to graduate we learned a couple of things and hopefully by sharing it might be useful when working with first time home buyers!

 
Realize we did keep in mind the students were engineers..and maybe we assumed they knew more than they did. 
I can tell you for 20 minutes...we presented and then the questions began..

We all seem to have our preferences...I mean I prefer a one stop shop so to speak meaning I am loving Facebook and everything it has to offer. 
Now I am not downplaying the value of twitter at all..as a matter of fact...I have had some great conversations...additional traffic and made new friends.
Ever wonder why there are fewer comments on your posts? The comments for posts do not always appear on the post but often times our friends, contacts and new acquaintances contact us on various platforms such as twitter and facebook.  Everyone one has their own preference!

Short Sale From Approval to Funding-4 Days! - 05/08/09 09:51 PM
This week all I could do was focus on one real estate transaction!  It was a short sale that really required a total team effort. 
The amazing thing we got just that! While this short sale took 54 days to get approved, once we received approval it was closed and funded in 4 days!  It was the longest week I had in a very long time but one of the best weeks ever!  And if ever I learned a lesson about teamwork..it was this particular transaction!

Yesterday while putting a file together it dawned on me...during this particular transaction 87 emails were exchanged. 
As I went through the file...
I realized I haven't added all of them to the file.
While going through the emails some of these exchanges seemed unimportant to print...but as I thought it about it more...
Who am I to determine what is important or not? 
Every piece of documentation in a real estate transaction is important if it was written and/or signed. 
Today I will kill yet another tree to have the proper documentation for my file.

The Email went something like this...and addressed to the negotiator...the supervisor and the CEO! I have many people I have to answer to and we have complied with every request that has been made...and still no answer!   Understand that right now this property is off the market..because as a real estate agent I must abide by Florida Real Estate Laws and time lines do matter.  Once a contract is submitted and signed by both parties we cannot take any other contracts...until we work through this one.      We real estate agents are pretty good at assisting buyers and sellers to stay focused … (12 comments)

Yesterday I encountered a situation...a few of us found offensive..two gentlemen were chatting in another language..they both speak English fluently....someone walked up to them and told them to stop and speak English..they are in America!
What are you kidding me?  Why do you care? 
They weren't talking to you, it was a conversation between themselves.

Tuesday my husband was given a pink slip from Belleville High School. He is history teacher and social studies teacher. He is tenured.
I was shocked The schools in Michigan are handing out a lot of pink slips including: Flint 257, Detroit 600, Pontiac everyone, Lansing 170.
Last year at Belleville High School, (where he teaches) they didn't let enough teachers go so in October after the enrollment count they had to redo classes.   Mike was not one of them.

Many real estate companies are changing the way they do business...doors closing..models being changed...to stay alive in 2009. 

 
The Broker's goal is to make a profit..this is their business..they depend on many....based on your word and actions as an agent...built on trust...in hopes to be compensated for the services they provide.
Some brokers require accountability...some brokers foot the bill for agents to make money!  
There are many different models and the models and methods will continue to change as long as their are costs involved!
