&lt;p&gt;Some&lt;em&gt;&lt;strong&gt; buyer's &lt;/strong&gt;&lt;/em&gt;choose to lock in their rates ASAP while others take a gamble and wait.&amp;nbsp; Since turn around time for 3rd party approval is taking longer than ever.&amp;nbsp;&lt;/p&gt;

&lt;p&gt;There always seems to be a great debate on&lt;a href="http://localism.com/blog/fl/daytona_beach/posts/439441/Daytona-Beach-Homebuyer-s" target="_blank"&gt;&lt;em&gt;&lt;strong&gt; buyer broker agreements&lt;/strong&gt;&lt;/em&gt;&lt;/a&gt;. Do you provide a buyer's consultation?&amp;nbsp; If not you should!&amp;nbsp; Why would you make the assumption that a buyer knows every step of the process.&amp;nbsp; Even if they say they do...often times they do not!&amp;nbsp; Funny thing, we never do this to a&lt;a href="http://activerain.com/blogsview/102740/Don-t-Make-Me" target="_blank"&gt; &lt;/a&gt;&lt;em&gt;&lt;strong&gt;&lt;a href="http://activerain.com/blogsview/102740/Don-t-Make-Me" target="_blank"&gt;real estate seller&lt;/a&gt; &lt;/strong&gt;&lt;/em&gt;and on many occasions buyers get shortchanged and we wonder why so many dislike &lt;em&gt;&lt;strong&gt;real estate agents.&lt;/strong&gt;&lt;/em&gt;&lt;/p&gt;

&lt;p&gt;Don't assume because you know someone well that it is not necessary to use this vital document.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;I have seen it and experienced it..sometimes friendships don't mean a thing.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;Buying a home is business..a very large investment..friendships do not matter...when money comes into play.&lt;/p&gt;
&lt;p&gt;Often times associates strive to get the&lt;a href="http://activerain.com/blogsview/223001/Screen-Test-Your-Buyer" target="_blank"&gt;&lt;em&gt;&lt;strong&gt; buyer&lt;/strong&gt;&lt;/em&gt; &lt;/a&gt;broker agreement signed with no avail..often times that is the reason they are not used and at the end...&lt;/p&gt;
&lt;p&gt;No commission check for you and sometimes the buyer walks away or works with someone else.&lt;/p&gt;
&lt;p&gt;A couple of things you should know about Buyer&lt;a href="http://www.activerain.com/midori" target="_blank"&gt;&lt;em&gt;&lt;strong&gt; Broker&lt;/strong&gt;&lt;/em&gt;&lt;/a&gt; Agreements.&lt;/p&gt;
&lt;p&gt;It's not about the deposit..or escrow received!&amp;nbsp; A retainer fee not necessary..if I have your word..in writing..via an agreement..a buyer broker agreement.....the escrow will be collected once we find a buyer a home.&lt;/p&gt;
&lt;p&gt;Keep in mind for me its a commitment from the buyer to work with me...and only me..whether it is one house...get it signed...spending a day with the same&lt;a href="http://activerain.com/blogsview/171843/Beef-Up-Your-Business" target="_blank"&gt;&lt;em&gt;&lt;strong&gt; buyer on several properties&lt;/strong&gt;&lt;/em&gt;&lt;/a&gt;...get it signed...or for a longer commitment.&amp;nbsp;&lt;/p&gt;

&lt;p&gt;Plain and simple use it and get it signed.&lt;/p&gt;
&lt;p&gt;When I hear&lt;em&gt;&lt;strong&gt; &lt;a href="http://www.daytonarealtors.com" target="_blank"&gt;agents&lt;/a&gt;&lt;/strong&gt;&lt;/em&gt; complain about the price of gas...get a buyer broker agreement signed.&amp;nbsp; When I hear agents upset because they feel used....get a buyer broker agreement signed.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;We as&lt;em&gt;&lt;strong&gt; &lt;a href="http://activerain.com/blogsview/241397/Are-You-A-Real" target="_blank"&gt;real estate agent&lt;/a&gt;s&lt;/strong&gt;&lt;/em&gt; are expected to&lt;a href="http://www.daytonarealestatetrainer.com/Code_of_Ethics/page_1600822.html" target="_blank"&gt;&lt;em&gt;&lt;strong&gt; protect the public from harm&lt;/strong&gt;&lt;/em&gt;.&lt;/a&gt;..we protect buyers...we protect sellers...&lt;/p&gt;
&lt;p&gt;But whose responsibility is it to protect ourselves?&amp;nbsp; You and only you.&lt;/p&gt;
&lt;p&gt;I guess it really comes down to this.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;As a&lt;em&gt;&lt;strong&gt; profession&lt;/strong&gt;&lt;/em&gt; imagine if we&lt;em&gt;&lt;strong&gt; &lt;a href="http://activerain.com/blogsview/88468/Code-of-Honor-Do" target="_blank"&gt;raised the standard&lt;/a&gt;&lt;/strong&gt; &lt;/em&gt;and used some of these legal and binding documents to ensure our compensation.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;Is this charity or are you trying earn a living? I said it before and I will say it again..&lt;a href="http://www.daytonarealestatetraining.com" target="_blank"&gt;&lt;em&gt;&lt;strong&gt;.Real Estate &lt;/strong&gt;&lt;/em&gt;&lt;/a&gt;is not my charity of choice!&amp;nbsp; What about you?&amp;nbsp; Do you use a buyer broker agreement and is it difficult for you to have a customer sign it?&lt;/p&gt;

    <title>Buyers Agent- I Don't Care Who You Think You Are! 60 Days is 60 Days!</title>

&lt;p&gt;A few days ago an agent who I know very well called on one of our shortsales.&#160; Its seems because of who they are..they felt I was wrong in the time frame of acceptance by the bank even though this information was available to the agent via the &lt;a href="http://www.dabmls.com" target="_blank"&gt;&lt;em&gt;&lt;strong&gt;agent remarks &lt;/strong&gt;&lt;/em&gt;&lt;/a&gt;but because of who they thought they are these rules would not apply.&lt;/p&gt;

&lt;p&gt;&#160;&lt;/p&gt;
&lt;p&gt;If someone is going to show one of our&lt;a href="http://activerain.com/blogsview/474937/Don-t-Assume-Anything" target="_blank"&gt; &lt;em&gt;&lt;strong&gt;shortsales&lt;/strong&gt;&lt;/em&gt;&lt;/a&gt; I make it a point to tell them that the turn around from the bank is X amount of days.&#160;&lt;/p&gt;
&lt;p&gt;I don't make this information up..I am simply passing it along...Usally the response I get is well MY BUYER is paying cash, I just shake my head..yeah and your point!&#160;&lt;/p&gt;
&lt;p&gt;Face it guys you are&lt;a href="http://www.activerain.com/midori" target="_blank"&gt;&lt;em&gt;&lt;strong&gt; real estate agents&lt;/strong&gt;&lt;/em&gt;&lt;/a&gt; and you aren't the only one in town.&#160;&lt;/p&gt;
&lt;p&gt;Its your responsibility to convey this information to the buyer..&lt;/p&gt;
&lt;p&gt;&#160;&lt;/p&gt;
&lt;p&gt;I have seen more transactions die because of lack of communication. &#160;&#160; Disclosing..disclosing information pertinent to the transaction.&#160; Disclosing the fact it could take up to 60 days for acceptance.&lt;/p&gt;
&lt;ul&gt;
&lt;li&gt;If you knew it was a short sale and the&lt;a href="http://www.daytonarealestatetrainer.com" target="_blank"&gt; &lt;/a&gt;&lt;em&gt;&lt;strong&gt;&lt;a href="http://www.daytonarealestatetrainer.com" target="_blank"&gt;listing agent&lt;/a&gt; &lt;/strong&gt;&lt;/em&gt;told you it could take up to 60 days to get a response..why would you show a buyer this particular house when they need to move within 45 days?&lt;/li&gt;
&lt;/ul&gt;
&lt;ul&gt;
&lt;li&gt;Why would you tell the buyer you do so much business and don't worry the last bank you dealt with only took 2 weeks to respond?&#160; So what does your last transaction have to do with this one?&lt;br /&gt;&lt;/li&gt;
&lt;/ul&gt;
&lt;ul&gt;
&lt;li&gt;What makes you think you are so special? and right?&#160; You are the same&lt;em&gt;&lt;strong&gt; agent &lt;/strong&gt;&lt;/em&gt;who will call me every day for the next 60 days until you get an answer...bullying..taking it personally and then at the end...your buyer walks.&lt;/li&gt;
&lt;/ul&gt;
&lt;p&gt;How do I know this?&#160; The buyer called me!&#160; No&lt;a href="http://activerain.com/blogsview/151738/Daytona-Beach-Home-Buyers" target="_blank"&gt; &lt;em&gt;&lt;strong&gt;buyer broker agreement&lt;/strong&gt;&lt;/em&gt;!&lt;/a&gt;&#160; No they are not working with a particular agent..and no they did not know it could take up to 60 days for 3rd party approval.&lt;/p&gt;
&lt;p&gt;And what did&lt;a href="http://www.daytonarealestatetraining.com" target="_blank"&gt;&lt;em&gt;&lt;strong&gt; Midori &lt;/strong&gt;&lt;/em&gt;&lt;/a&gt;do? Not much except tell the buyer...without a buyer broker agreement..you'll have to work with someone else!&#160; Committment is a two way street and at the end I don't have the time to fight for commissions or get into disputes.&lt;/p&gt;
&lt;p&gt;If you are a buyer's agent...protect yourself...and make sure and disclose..disclose..disclose! Next use a &lt;a href="http://localism.com/neighbor/midori" target="_blank"&gt;&lt;strong&gt;buyer &lt;em&gt;broker agreement&lt;/em&gt;&lt;/strong&gt;&lt;/a&gt;..a buyer broker agreement ensures you get compensated for the services you provide. &#160;&lt;/p&gt;
&lt;p&gt;Next..humble youself and remember you put your pants on the same way everyone else does!&#160; And regardless of who you think you are...that house that is a&lt;a href="http://how2doshortsales.com/testimonials.htm" target="_blank"&gt; &lt;em&gt;&lt;strong&gt;short-sale&lt;/strong&gt;&lt;/em&gt;&lt;/a&gt; will still take up to 60 days 3rd party approval!&lt;/p&gt;&lt;a href="http://www.mybloglog.com/buzz/community/midori-activerain/" rel="207768b9f558e7b90e3f5805f02a99b35d85991b"&gt;Undergoing MyBlogLog Verification&lt;/a&gt;    </content>

    <title>Blog Fog and Video! Video Killed AN Activerain Star?</title>

&lt;p&gt;&lt;a href="http://activerain.com/blogsview/57070/Blog-Fog-Does-It" target="_blank"&gt;&lt;em&gt;&lt;strong&gt;Blog fog&lt;/strong&gt;&lt;/em&gt;&lt;/a&gt; happens at the worst time...&amp;nbsp;&amp;nbsp; The words do not come naturally...thoughts are jumbled...its stressful and it seems the best solution for me is a break.&amp;nbsp; An&lt;em&gt;&lt;strong&gt;&lt;a href="http://www.daytonarealestatetraining.com" target="_blank"&gt; Activerain&lt;/a&gt; &lt;/strong&gt;&lt;/em&gt;break!&amp;nbsp;&lt;/p&gt;
&lt;p&gt;But Noooooooooooooo....I can't and won't ..&lt;em&gt;&lt;strong&gt;.&lt;a href="http://activerain.com/jneerpat" target="_blank"&gt;Jeannette&lt;/a&gt;&lt;/strong&gt;&lt;/em&gt;&lt;a href="http://activerain.com/jneerpat" target="_blank"&gt; &lt;/a&gt;depends on me..and in this particular challenge I'll be depending on her...&lt;/p&gt;
&lt;p&gt;Video....VIDEO..Killed the Activerain star?????????&lt;/p&gt;
&lt;p&gt;Doesn't come natural to me...not easy for me...VIDEO....WHY?  I look like those bobbing head dog in the back of a car...or how about a cartoon character...and I have been told you are so animated.&lt;/p&gt;
&lt;p&gt;Video..I'll give it my best...and so will she!&lt;/p&gt;

    <title>Midori Miller and Jeannette Neerpat-The Next Evolution Finally Meet!</title>

&lt;p&gt;Mom and Dad renewed their vows and it was such a beautiful event.&amp;nbsp; As my father kissed the bride..it was just another reminder..that life is good...but definitely not easy.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;50 years...7 children....11 grandchildren...and still so in love with one another.&amp;nbsp; As they took their stroll down the isle...I don't think there was a dry eye in sight and my excitement grew knowing&lt;em&gt;&lt;strong&gt; &lt;a href="http://activerain.com/jneerpat" target="_blank"&gt;Jeannette&lt;/a&gt;&lt;/strong&gt;&lt;/em&gt; would be here.&lt;/p&gt;

&lt;p&gt;As I was getting my father a plate a food.&amp;nbsp; I felt a tap on my shoulder.&amp;nbsp; It was&lt;a href="http://www.neerpat.com/" target="_blank"&gt;&lt;em&gt;&lt;strong&gt; Jeanette&lt;/strong&gt;&lt;/em&gt; &lt;/a&gt;and her son Andrew, have you ever seen her?&amp;nbsp; Well she is a cutie pie and none of her photo's or her avatars do her justice.&amp;nbsp; She's a beauty inside and out.&lt;/p&gt;
&lt;p&gt;We sat and talked but not for long.&amp;nbsp; There is a tradition when dad meets my girl friends.&amp;nbsp; No and's...but's and or's about it.&amp;nbsp; You see my father is faithful to one woman but I gotta tell you he is an equal opportunity kind of guy.&amp;nbsp; He loves beautiful women and&lt;a href="http://www.trulia.com/voices/profile/Real_Estate_Pro-Coral_Springs_Tamarac-96846/" target="_blank"&gt; &lt;em&gt;&lt;strong&gt;Jeannette&lt;/strong&gt;&lt;/em&gt;&lt;/a&gt; was no exception.&amp;nbsp; Fella's envy him..because it seems most of the girls are eager to kiss him!&amp;nbsp; Once again Jeannette was no exception!&lt;/p&gt;

&lt;p&gt;We did manage to talk about the&lt;em&gt;&lt;strong&gt; challenge&lt;/strong&gt;&lt;/em&gt; and got a lot of small talk in.&amp;nbsp; I took a video with the&lt;a href="http://activerain.com/blogsview/458348/How-to-Use-The" target="_blank"&gt; &lt;em&gt;&lt;strong&gt;flip video&lt;/strong&gt;&lt;/em&gt;&lt;/a&gt;.. Hey, I want one of those!&amp;nbsp; Much better than my camera and very easy to use.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;I tested the&lt;a href="http://activerain.com/blogsview/544026/The-New-iPhone" target="_blank"&gt; &lt;em&gt;&lt;strong&gt;iphone&lt;/strong&gt;&lt;/em&gt;&lt;/a&gt;..and I have to say..it makes my treo feel like a hunk of junk.&amp;nbsp; The&lt;a href="http://activerain.com/blogsview/588154/iPhone-updates" target="_blank"&gt; &lt;/a&gt;&lt;em&gt;&lt;strong&gt;&lt;a href="http://activerain.com/blogsview/588154/iPhone-updates" target="_blank"&gt;iPhone&lt;/a&gt; &lt;/strong&gt;&lt;/em&gt;I love and&amp;nbsp; to me a great piece of technology.&lt;/p&gt;
&lt;p&gt;While both of us have previous engagements and will not be able to attend &lt;a href="http://www.inman.com/blog/2008/05/30/agents-are-you-coming-bloggers-connect" target="_blank"&gt;&lt;em&gt;&lt;strong&gt;Inman&lt;/strong&gt;&lt;/em&gt;&lt;/a&gt;..we will both be at&lt;a href="http://www.realtor.org/Convention.nsf/" target="_blank"&gt; &lt;span style="text-decoration: underline;"&gt;&lt;strong&gt;NAR&lt;/strong&gt;&lt;/span&gt;.&amp;nbsp;&lt;/a&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;So here is what I learned about&lt;a href="http://activerain.com/blogsview/584654/Made-it-to-the" target="_blank"&gt;&lt;em&gt;&lt;strong&gt; my apprentice&lt;/strong&gt;&lt;/em&gt;&lt;/a&gt;.&amp;nbsp; &lt;em&gt;&lt;strong&gt;Jeannette &lt;/strong&gt;&lt;/em&gt;is no different from me..it seems the tasks pile in our lives just gets bigger and bigger BUT I will say we both welcome it and she is no different.&lt;/p&gt;
&lt;p&gt;Her warmth is extraordinary, she is a nice person, a good person BUT tough. She is social and accomodating and tells it like it is..No wonder her&lt;a href="http://www.myfloridarealestatetrainer.com" target="_blank"&gt;&lt;em&gt;&lt;strong&gt; real estate&lt;/strong&gt;&lt;/em&gt;&lt;/a&gt; career is flourishing.&lt;/p&gt;

&lt;p&gt;While the &lt;a href="http://activerain.com/blogsview/539509/Just-got-a-new" target="_blank"&gt;&lt;em&gt;&lt;strong&gt;Makeover2Takeover&lt;/strong&gt;&lt;/em&gt;&lt;/a&gt; ran for 8 weeks...I told her..I'll be watching you...and she has an idea that the mentoring will continue on!&amp;nbsp; To me its been a very challenging 8 weeks, a very stressful 8 weeks but 8 weeks that has changed both our lives.&amp;nbsp;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;If ever you get the chance to partake in a contest..don't sit on the sidelines...don't make fun of it..participate and you will see.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;The&lt;em&gt;&lt;strong&gt; &lt;a href="http://activerain.com/blogsview/581446/Makeover2takeover-Week-7-is" target="_blank"&gt;Makeover2Takeover&lt;/a&gt;&lt;/strong&gt;&lt;/em&gt; contest...was about increasing business and productivity..these tasks weren't just homework or just things to do...while some would say they had no time for it...these tasks have already enhanced and changed both mine and Jeannette's business..and truthfully...these tools should already be in place.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;The great thing for us..we had the opportunity to enhance them and got fresh new ideas.&amp;nbsp; Fresh enough to sell some &lt;a href="http://www.daytonarealestatetraining.com" target="_blank"&gt;&lt;strong&gt;&lt;em&gt;real estate.&lt;/em&gt;&lt;/strong&gt;&lt;/a&gt;&lt;/p&gt;
&lt;p&gt;&lt;a href="http://www.activerain.com" target="_blank"&gt;&lt;em&gt;&lt;strong&gt;Activerain&lt;/strong&gt;&lt;/em&gt;&lt;/a&gt;...I gotta hand it to you!&amp;nbsp; Just another reason why &lt;a href="http://www.topblogarea.com/sitedetails_30548-2.html" target="_blank"&gt;&lt;em&gt;&lt;strong&gt;I love this network&lt;/strong&gt;&lt;/em&gt;&lt;/a&gt; and to think..not only have I gained new skills and fresh ideas but made some incredible friends along the way!&lt;/p&gt;

    <title>C'mon Fellas Help Me-Midori Needs Some Coaching Tips!</title>

&lt;p&gt;Have you ever had to deal with a &lt;a href="http://activerain.com/myrtlebeachblog" target="_blank"&gt;&lt;em&gt;&lt;strong&gt;expecting father&lt;/strong&gt;&lt;/em&gt;&lt;/a&gt;? I've dealt with a few but tonight I slightly understand how you fella's feel.&amp;nbsp; It's nerve wracking, I'm concerned I wonder if I should call the mother to be.&lt;/p&gt;
&lt;p&gt;See the &lt;a href="http://www.daytonarealestatetrainer.com" target="_blank"&gt;&lt;em&gt;&lt;strong&gt;Daytona Real Estate Trainer&lt;/strong&gt;&lt;/em&gt;&lt;/a&gt; not only trains but she coaches.a group of associates in our company.&amp;nbsp; They are the WOW team and have been building and growing for about a year and a half. &amp;nbsp;&lt;/p&gt;
&lt;p&gt;This week I kicked off a new series and I have more members than I did last quarter.&amp;nbsp; &lt;a href="http://activerain.com/blogsview/391166/Ian-Kennedy-Product-Manager" target="_blank"&gt;&lt;em&gt;&lt;strong&gt;Yahoo!&lt;/strong&gt;&lt;/em&gt;&lt;/a&gt;&amp;nbsp; 4 out of 5 of the&lt;a href="http://activerain.com/midori" target="_blank"&gt;&lt;em&gt;&lt;strong&gt; WOW team&lt;/strong&gt;&lt;/em&gt;&lt;/a&gt; are in the top 10 ten of our company.&amp;nbsp; The team is growing and I am excited.&lt;/p&gt;

&lt;p&gt;All of them mean something special to me as a matter of fact each and every associate that works for &lt;a href="http://www.century21sundance.com" target="_blank"&gt;&lt;em&gt;&lt;strong&gt;our company&lt;/strong&gt;&lt;/em&gt;&lt;/a&gt; I have a soft spot for but &lt;a href="http://activerain.com/blogsview/540293/Joy-Mitchell-Throws-One" target="_blank"&gt;&lt;em&gt;&lt;strong&gt;Ana Lukyanova&lt;/strong&gt;&lt;/em&gt;&lt;/a&gt; is extra special to me.&amp;nbsp;&lt;a href="http://www.daytonabeachrealestateguide.com/" target="_blank"&gt;&lt;em&gt;&lt;strong&gt;&lt;/strong&gt;&lt;/em&gt;&lt;/a&gt;&lt;/p&gt;
&lt;p&gt;&lt;a href="http://www.daytonabeachrealestateguide.com/" target="_blank"&gt;&lt;em&gt;&lt;strong&gt; Ana&lt;/strong&gt;&lt;/em&gt;&lt;/a&gt; started coaching with me a month after I started. Its been almost 3 years doing one on one's once a week!&amp;nbsp;&lt;/p&gt;
&lt;p&gt;Imagine coaching someone that long..the belief...imagine the trust.. now that is something I find quite remarkable.&amp;nbsp; I've learned from her as she has learned from me.&lt;/p&gt;
&lt;p&gt;About 7 months ago she came to me and told me some really amazing news.&amp;nbsp; &lt;a href="http://activerain.com/daytonarealtor" target="_blank"&gt;&lt;em&gt;&lt;strong&gt;Ana&lt;/strong&gt;&lt;/em&gt;&lt;/a&gt; is going to have her first baby!&amp;nbsp; I felt the pride of a mother, the joy of a grandmother and the fear of a father all at once.&amp;nbsp; Imagine how I felt when she asked me to accompany her in the delivery room and coach her through labor!&amp;nbsp;&lt;/p&gt;

&lt;p&gt;I have to be honest everything is moving so rapidly, tomorrow her babyshower, Saturday Lamaze class..she is down to weekly visits..and tomorrow is her last day until after the baby is born.&lt;/p&gt;
&lt;p&gt;To me it's an honor and such a gift..but I have to admit..&lt;a href="http://www.midorimiler.com" target="_blank"&gt;&lt;em&gt;&lt;strong&gt;&lt;/strong&gt;&lt;/em&gt;&lt;/a&gt;&lt;/p&gt;
&lt;p&gt;&lt;a href="http://www.midorimiler.com" target="_blank"&gt;&lt;em&gt;&lt;strong&gt;I'm a little nervous. &lt;/strong&gt;&lt;/em&gt;&lt;/a&gt;&lt;/p&gt;
&lt;p&gt;I decided to cut my trip short to South Florida and spend the day, obviously no&lt;a href="http://www.inman.com/events/real-estate-connect-san-francisco-2008/bloggers-connect" target="_blank"&gt;&lt;em&gt;&lt;strong&gt; Blogger's Connect&lt;/strong&gt;&lt;/em&gt;&lt;/a&gt; 4 me and I need to be accessible 24/7.&amp;nbsp; And after her doctor's visit today, the baby will be here very soon..and we all bet sooner than later..&lt;/p&gt;
&lt;p&gt;I'm worried I won't be there as soon as she needs me.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&lt;a href="http://www.mybloglog.com/buzz/members/ActiveBob/" target="_blank"&gt;&lt;em&gt;&lt;strong&gt;&amp;nbsp;Dads&lt;/strong&gt;&lt;/em&gt;&lt;/a&gt;...PLEASE...help me out here! A few tips..maybe to sleep a little better at night and not check the phone a bunch of times to make sure I didn't miss a call or not pester her into labor!&amp;nbsp; I can take some pressure but boy this is unique.&lt;/p&gt;
&lt;p&gt;And tell me..while you were in the delivery home..what are the best things you did during the delivery for the mommy to be? I know...Breath..&lt;a href="http://www.daytonarealestatetraining.com" target="_blank"&gt;&lt;em&gt;&lt;strong&gt;Midori&lt;/strong&gt;&lt;/em&gt;&lt;/a&gt;...Breath..&lt;/p&gt;

&lt;p&gt;Our Account Executive at the&lt;a href="http://www.daytonarealtors.com" target="_blank"&gt;&lt;em&gt;&lt;strong&gt; Daytona Area Assocation of REALTORS&lt;/strong&gt;&lt;/em&gt; &lt;/a&gt;has invited the technology committee for a closer look into second life because we may in fact be using it for an upcoming&lt;a href="http://activerain.com/blogsview/522787/Bob-Stewart-s-First" target="_blank"&gt; &lt;em&gt;&lt;strong&gt;tech committee&lt;/strong&gt;&lt;/em&gt;&lt;/a&gt; meeting.&lt;/p&gt;
&lt;p&gt;Tonight the computer scientist and I took a walk through&lt;a href="http://secondlife.com/whatis/" target="_blank"&gt;&lt;em&gt;&lt;strong&gt; second life&lt;/strong&gt;&lt;/em&gt;&lt;/a&gt;, then again not only was he walking he was flying, dancing and oh yeah flexing his muscles!&#160;&lt;/p&gt;
&lt;p&gt;It was really interesting to see how things slowly unfolded.&#160; He made a couple of friends and was accepted quickly into a group.&#160;&lt;/p&gt;
&lt;p&gt;I found it intriguing the interractions that were going on. But I got nervous because I wanted to create myself right then and there...&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;yes I know...oh I just know...&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;Before we knew it 2 hours went by.&#160; I could have written a few blogposts or even did the things I needed to do.&#160; I don't know about you but I am very afraid of&lt;a href="http://www.mortgagenewsdaily.com/5162007_Second_Life_Real_Estate.asp" target="_blank"&gt;&lt;em&gt;&lt;strong&gt; second life.&lt;/strong&gt;&lt;/em&gt;&lt;/a&gt; My first life is very full and the reality... I don't think I have the energy to keep up with a second one.&#160; How about you?&#160; Do you partake in&lt;em&gt;&lt;strong&gt; Second Life&lt;/strong&gt;&lt;/em&gt; and are you addicted?     <title>Real Estate Conversations-Poor Poor Daytona Beach REALTORS!</title>

&lt;p&gt;I'm quite the social butterfly..I don't mean I am out partying til the wee hours of the night or I attend every Chamber Event but what I will tell you where ever I go there always seems to be real estate conversation involved.&lt;/p&gt;

&lt;p&gt;It seems lately when I talk&lt;em&gt;&lt;strong&gt; &lt;a href="http://www.daytonarealestatetraining.com" target="_blank"&gt;real estate...&lt;/a&gt;&lt;/strong&gt;&lt;/em&gt; consumer's get an interesting look on their face.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;Then I hear, "How many jobs do you work right now?&amp;nbsp; Or I hoped you saved while the market was hot!&amp;nbsp;&lt;/p&gt;
&lt;p&gt;But my favorite is I used to be in the business, boy I feel sorry for you!"&amp;nbsp;&lt;/p&gt;
&lt;p&gt;That's when I jump in and tell them..the good... the bad..the ugly!&lt;/p&gt;
&lt;p&gt;Consumer's need to know..the whole truth!&amp;nbsp; Not the media's perception..not what is reported in the papers..and not half the stuff they read online.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;&lt;span style="text-decoration: underline;"&gt;It's not the best time to sell&lt;/span&gt;&lt;/strong&gt;!&amp;nbsp; Face it you are competing with more homes than ever buyers have more choices..with more choices...their are more expectations..more discounts..and many believe every word the media says.&amp;nbsp; It might make sense to rent your property or sit tight until &lt;a href="http://www.daytonarealtors.com" target="_blank"&gt;&lt;em&gt;&lt;strong&gt;market conditions&lt;/strong&gt;&lt;/em&gt;&lt;/a&gt; improve.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&lt;span style="text-decoration: underline;"&gt;&lt;strong&gt;I want a bigger home!&lt;/strong&gt;&lt;/span&gt;&amp;nbsp; Well then it is a good time to sell.&amp;nbsp; Think about this...while you may give a buyer an opportunity for a bargain of a life time you might even recieve bigger benefits upsizing and getting huge discounts yourself.&amp;nbsp; Once in a lifetime discounts if you buy right.&lt;/p&gt;
&lt;p&gt;&lt;span style="text-decoration: underline;"&gt;&lt;strong&gt;I can't compete with all of these shortsales and foreclosures&amp;nbsp; &lt;/strong&gt;&lt;/span&gt;While this statement may hold true for some.&amp;nbsp; Keep in mind on most occasions buyers want to close immediately, therefore they do not want to wait the 60 to 90 days to get into their new home.&amp;nbsp; Make sure and price your property competively..doesn't mean you need to be cheaper but the consumer must see the benefits and the value when they walk in your home.&amp;nbsp; That means get your home staged,&lt;em&gt;&lt;strong&gt; &lt;a href="http://www.century21sundance.com" target="_blank"&gt;work with professionals &lt;/a&gt;&lt;/strong&gt;&lt;/em&gt;and place your property in the best showing light!&amp;nbsp; Fresh paint, some landscaping and give it a warm cheery feeling...a place where a buyer can call home.&lt;/p&gt;
&lt;p&gt;&lt;span style="text-decoration: underline;"&gt;&lt;strong&gt;My agent stinks, I've had no showings!&lt;/strong&gt;&lt;/span&gt; Is your property priced right?&amp;nbsp; Is your property a showplace?&amp;nbsp; What type of methods are they using to market your property?&amp;nbsp; Have you discussed this with them?&amp;nbsp; With massive amounts of &lt;a href="http://www.dabmls.com" target="_blank"&gt;&lt;em&gt;&lt;strong&gt;inventory&lt;/strong&gt;&lt;/em&gt;&lt;/a&gt; and cautious buyers can you really blame it on your agent?&amp;nbsp;&amp;nbsp;&lt;/p&gt;

&lt;p&gt;While it is our duty to sell real estate we need your cooperation in doing so and doing it well.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;I won't tell you want you want to hear but I'll tell you what you need to get your property sold.&amp;nbsp;&lt;/p&gt;

    <title>Attention Florida REALTORS-Buyers and Sellers-NO More Transaction Broker Notice!</title>

&lt;p&gt;Effective July 1st, 2008 a&lt;strong&gt;&lt;em&gt;&lt;a href="http://www.myfloridarealestatetrainer.com" target="_blank"&gt; real estate licensee&lt;/a&gt;&lt;/em&gt;&lt;/strong&gt; who wants to act as a transaction broker isn't required to provide a transaction broker notice to a customer before or at the time of entering into a listing agreement for representation or&#160;before showing property.&#160;&lt;strong&gt;&lt;em&gt; &lt;/em&gt;&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;&lt;em&gt;Florida&lt;/em&gt;&lt;/strong&gt; Statute Section &lt;em&gt;&lt;strong&gt;&lt;a href="http://www.floridarealtors.org/FLRealtorMagazine/2006/October/KnowLaw1006.cfm" target="_blank"&gt;475.278 (2)(b)&lt;/a&gt;&lt;/strong&gt;&lt;/em&gt; was amended in 2003 to provide that this transaction broker disclosure requirements would expire July 1, 2008.&#160;&lt;/p&gt;
&lt;p&gt;Expired..interesting words&#160;describing the&#160;law!&lt;/p&gt;
&lt;p&gt;The presumption of &lt;strong&gt;&lt;em&gt;&lt;a href="http://www.century21sundance.com" target="_blank"&gt;transaction brokerage&lt;/a&gt;&lt;/em&gt;&lt;/strong&gt; itself is not changing.&#160;&lt;/p&gt;

&lt;p&gt;The obligation to provide a transaction broker notice to a customer involved in a residential sale is no longer a requirement.&#160;&lt;/p&gt;
&lt;p&gt;For&lt;strong&gt;&lt;em&gt; &lt;a href="http://www.daytonarealestatetraining.com" target="_blank"&gt;CENTURY 21 Sundance Realty&lt;/a&gt;&lt;/em&gt;&lt;/strong&gt; we will continue using until the information is made readily available to the consumer.&#160;&lt;/p&gt;
&lt;p&gt;There has not been much written about this change and we feel that awareness will determine when we will stop!&#160;&lt;/p&gt;
&lt;p&gt;How about you are you still giving out the&lt;strong&gt;&lt;em&gt;&lt;a href="http://www.daytonarealestatetrainer.com" target="_blank"&gt; transaction     <title>It's Official My Parents Closed On Their House! Where Are Dad's Pants?</title>

&lt;p&gt;Today mom and dad called from &lt;strong&gt;&lt;em&gt;Cullman Alabama&lt;/em&gt;&lt;/strong&gt;, it now official, money wired and they have officially closed!&amp;nbsp; Hooray, this has been wearing heavy on everyone's mind in the family.&amp;nbsp;&lt;/p&gt;

&lt;p&gt;While it was not the smoothest transaction in a&lt;strong&gt;&lt;em&gt; &lt;a href="http:www.daytonarealestatetraining.com" target="_blank"&gt;REALTOR daughter&lt;/a&gt;&lt;/em&gt;&lt;/strong&gt; eye's, my parents are happy and our now in the works of having a home built for them.&lt;/p&gt;
