loan officers: Three Strikes You're Out-It's Not Baseball-Its Real Estate And Mortgages! - 03/04/09 07:20 AM
The listing machine had this problem...when he was referred a customer by a local bank!  With pre-approval and the bank handing him the business..it was good enough... the pre-approval letter that is.  On closing day..loan denied..little communication...little explanation...little did he know..the buyer was never approved!  When he tried to contact the banker...no response.

Strike One Fast forward a few months..our little hot shot...city recommends bank...for a 1st time home buyer..buyer pre-approved..the hot shot skeptical..because the hot shot knew..what happened with the listing machine.  Same bank...same loan officer..no approval...no closing..but the hot shot still is working the transaction..
Strike Two Yesterday..one … (19 comments)

loan officers: Being The Bearer of Bad News In A Real Estate Transaction - 01/29/09 08:14 AM
Why does the public sometimes views us the way we do?  Is there a misunderstanding?  Lack of Communication or is it over promising and under delivering..Have you ever thought about it especially for someone who sits and waits to buy their first home..they are excited..overjoyed...but something has gone array..no return calls...and no explanation...we dial...redial...and email..and waste time because we can't get straight answers and in truth any answers..sounds grim right?..and then someone has to be the bearer of bad news but the problem is getting the bad news out!

Loan officers I don't want to be in your shoes..but we … (18 comments)

loan officers: Ask A Buyer of A Shortsale-Did You Lock Your Rate? - 07/24/08 09:15 PM
Some buyer's choose to lock in their rates ASAP while others take a gamble and wait.  Since turn around time for 3rd party approval is taking longer than ever.

If you talk to a short sale specialist..they will tell you..right now they are overworked and really backed up..backed up weeks and some even months.
Heck you call some banks...its sounds like a telemarketing room!
The buyer who takes the gamble is the buyer I am talking about.
Keep in mind with the way guidelines are changing everyday..the rate the buyer was qualified for 60 days ago..may no longer be … (12 comments)

loan officers: It Aint Over til the Fat Lady Sings!..Shortsales..Be Persistant and Relentless.... - 11/08/07 07:32 AM
We have had a short sale in progress for months now.  I was handed the file 2 weeks ago to get Er done!  This short sale has had many bumps in the road.
It doesn't matter to me, my job is to get it done! After-all, our company is handling both the buyer and seller...A very nice commission....I call it a holiday bonus...no one expects this baby to close.
Now mind you the buyer was a referral from the loan officer....was approved just needed a sales contract....that's right...a ready willing and able buyer...a buyer with money...with good credit....But the timing was off … (14 comments)

loan officers: Real Estate Agents and Loan Officers..Listen Up...Can't We All Just Get Along? - 09/26/07 07:27 PM
Real Estate is a hard enough gig these days with cooperation but without cooperation it can be just pure havoc!  If only people would realize it takes an entire team to get a transaction closed.
If one person drops the ball someone else must intercept.  Sounds like football..Nah..I say it's teamwork...plain and simple. T-E-A-M W-O-R-K!
 Real Estate Agents
If you pick up a key, return it, how hard can it be?   If we made the arrangements for you to have the key in a timely fashion, why is it so difficult to return the key once you are done.
Be cautious in how you … (34 comments)

loan officers: Life Runs in Full Circle...It's True...You Reap What You Sow! - 04/21/07 12:57 PM

When I relocated to Volusia County, I was a payoff person for a title company.  I can't say that being a payoff person was an exciting line of work but I made it that way.  I would talk to the loan officers every day sometimes several times a day and I got to know them. I shared their joy, anger, upset and victories!  Yes we did it together.

One of my favorite Loan officers name was Kevin Fishback, a new loan officer in Kentucky, had to show him the ropes, you know getting his payoffs!  He had a nice voice so it was always pleasant to talk … (21 comments)
