midori: Why Would Anyone Want To Remove Content From Activerain? - 06/10/11 04:20 AM

A few emails triggered this post, one of the questions I received is because someone doesn't use activerain anymore, should they delete their content.  I also saw a similar conversation taking place on facebook, I don't quite get it at all?
You probably have a love/hate relationship with Active rain.  In my case...I do.
I have recently changed cities due to the office being located in Ormond Beach, while I am no longer a REALTOR,
I am a real estate agent who chose a different path.  To refer business and keep my license active and follow my dreams.  At … (46 comments)

midori: Careful With Your MLS Photos-You Might Be Creating Barriers For Home Sellers - 02/03/10 07:28 PM
I sometimes assist real estate agents in adding their listings on their websites or sometimes we sit and create amazing flyer's for marketing property listings.  It's very important to evaluate a room prior to snapping that shot!

Be Careful with your MLS photos-you might be creating barriers for home sellers!
Sometimes I get assistance from the computer scientist and what we came across had us both laughing but really when you think about it...its really no laughing matter...because you could very well prevent that home from selling based on photos in the MLS.

midori: 3 Days Away From The Internet And My Life Didn't End! - 09/22/09 09:03 PM
Somehow, someway I have lost all balance with my online marketing.  I'm here and there and spending many many hours online every single day.
I know what goes on with many of my online friends and I keep up to date on all kinds of information and sometimes I get lost in my virtual world.
Is this happening to you?
It was three years ago...I got hot and heavy with the Internet.  I mean real hot and heavy!  So hot and heavy that anywhere that I went...and all I thought about was there Internet access available?
Recently I took … (20 comments)

midori: Be Good To First Time Home Buyers-It's Our Job To Educate! - 05/12/09 05:09 PM
Susan Southerland-Luta and myself presented a class to Embry Riddle University Students in March...it was a class of engineers.  While preparing for our presentation which was a class for the students to graduate we learned a couple of things and hopefully by sharing it might be useful when working with first time home buyers!

Realize we did keep in mind the students were engineers..and maybe we assumed they knew more than they did.
I can tell you for 20 minutes...we presented and then the questions began..

midori: Supervisors Wife Has Baby and Causes Short Sale Delay! - 04/18/09 08:59 AM
Yes you read right! How do I know?  Because I was told...in fact I was told it may take a little longer time to process because of the supervisor's absence!
I guess their very own time lines don't mean squat! Common sense would be to have someone else handle the files until the supervisor returns!  And we wonder why some short sale transactions never make it to closing or the process takes so long and it affects many parties.

The buyer....the seller...and the real estate agents and lets not forget the expenses that incur every day that short sale is delayed.  … (15 comments)

midori: Want To Be A Better Blogger? Maybe Problogger Can Help! - 03/27/09 07:54 PM
Let's go back..back a time....remember the Laurie Manny Challenge? She challenged us to go out of the rain and read other blogs and bring back some of our favorites.   It seems one of the common bloggers on our lists was Problogger -Darren Rowse!

While she didn't introduce me to him..his name was mentioned over and over again in the challenge..and since that day...
I've been reading him regularly and have become a huge fan!
Fast forward a year later, I had the pleasure of interviewing the man himself via a blog post.
I admitted at the time I … (29 comments)

midori: Are Your Service Providers In Sync With Your Business? - 03/22/09 08:41 AM
It's a funny thing..you hear layoffs...you hear people jobless and you hear people are hungry for business..really?  You could have fooled me...because if I were hungry for business...or jobless or hungry I think I would move faster than a snails pace.

I am always hungry for business...always looking ahead and do my best to get my response time in sync with what customers want today...as soon as possible..and in most instances..they expect an answer or action immediately!
We have the tools...we have the means...and it's important to take the time to learn and utilize tools that reduces response time....slow moving … (9 comments)

midori: Happy Monday-For Today-Don't Quit! - 03/02/09 07:37 AM
"When things go wrong as they sometimes will When the road you're trudging seems all up hill. When funds are low and the debts are high. And you want to smile, but you have to sigh. When care is pressing you down a bit. Rest, if you must, but don't you quit. Life is queer with its twists and turns. As everyone of us sometimes learns. And many a failure turns about When he might have won had he stuck it out: Don't give up though the pace seems slow - You may succeed with another blow. Success is failure turned … (18 comments)

midori: T-Bones-Savings Bonds and Vacations! - 02/27/09 05:47 AM
Ever think about how hard your parents worked?  How they managed?  I was thinking about how hard my parents worked..lived and loved while we were growing up.  As I look back..my mom was and is quite impressive!

Back then it was OK not to have everything you want..it was OK..to sometimes go without..but the things we went without allowed us to have so many wonderful things and taught me the words APPRECIATION!
I know what the computer scientist and I spend on groceries...I know what I've spent in the past with 3 growing boys and I clearly remember the … (16 comments)

midori: Can't Master Online Tools or Social Networking-Hire a College Student! - 12/16/08 08:12 AM
If you compare the statistics by NAR on the technology habits of Real Estate Industry professionals vs. 1st time homebuyers..keep in mind..the stats are very different.
Think about the average age of a real estate industry professional (Generation Baby Boomers) vs. the 1st time homebuyer (Generation Y) ..again their is big differences.  In habits...in generations..and in the methods in which we all choose to communicate.
And web 2.0 isn't going anywhere!  As a matter of fact..just like everything else..it seems to change..and many are struggling to keep up with the changes.
As I talk to real estate professionals I find … (16 comments)

midori: Telemarketing and Banks! - 07/28/08 08:08 PM

Recently I have had to step into another transaction.  Not an easy one..one going on for sometime.  Short sales, why does it take so darn long?  I'll tell you why, its just my opinion and pertains to many banks!
Banks need to take this situation a bit more serious from the Executives all the way down the chain!  You see when you call a bank and the best advice to give you is call and check on it tomorrow, you have to wonder are they a bank trying to prevent foreclosure or are their methods similar to the stereotype … (9 comments)

midori: It's Official My Parents Closed On Their House! Where Are Dad's Pants? - 07/02/08 02:46 PM
Today mom and dad called from Cullman Alabama, it now official, money wired and they have officially closed!  Hooray, this has been wearing heavy on everyone's mind in the family.

While it was not the smoothest transaction in a REALTOR daughter eye's, my parents are happy and our now in the works of having a home built for them.
Mom did not call to tell that they officially closed, she wanted to know where her cannisters were and did I mark the box special?
As we talked I retraced my steps...3rd truck...marked fragile and kitchen.
As I sat and … (11 comments)
