Recently I wrote a post about attending court on behalf of a seller...I didn't think I did anything extraordinary..I just treated the seller the way that I would like to be treated.  If it didn't work...we had nothing to lose...but if it did...we had so much to gain!
It's those uncertain situations that people need to know how much we care and that we are in the here and now assisting...achieving and working towards their goals..and by having an open mind and trying something a bit different..would almost be called visionary...wishful thinking.. and just a dream!

A recent post of gathering statistics made me look into our MLS..it's interesting and something I clearly do not understand.... 
Why agents do not track and make sure they get credit for their sales. You worked the transaction and probably worked darn hard! Most MLS systems have the capability to plug in the cooperating brokers info...to ensure they get credit for the participation in the sale. Ever wonder why your stats are incorrect?  In some instances...the listing office takes credit for it or it shows up as non member selling the property.

The history of the Daytona Beach Area Association of REALTORS can be traced back as far a 1922. 
It was in 1922 the Daytona Beach area received its charter from the national and state governing bodies.
With less than 20 members they struggled on the same issues that we face today. 
Attracting industry, yes we need commerce desperately, promoting tourism..
Yes we still are known for the World's Most Famous Beach and the most important issue then and still remains..
To improve the quality of life for our residents.  Although we have our trials and tribulations right now..

Yesterday in our sales meeting we talked about the Makeover2Takeover contest.  My apprentice, Jeannette Neerpat puts approximately 20 hours a week in real estate.  Years ago that might be considered part-time but today, if you streamline your business you can infact work fewer hours and enjoy getaways and vacations.

 
Quality hours working with systems and tools to help you to be much more efficient..
That's what this contest has given Jeannette..a much easier way to manage her real estate career.

mls: Real Estate Professionals Sometimes You Just Have To Withdraw Those Overpriced Listings! - 04/06/08 05:50 AM
Sometimes being a Real Estate Trainer can be quite frustrating, not that different from a real estate professional or a buyer or seller. For me, its painful to watch an agent take a listing for a year...to spend a years worth of marketing and still no sales contract and then come to me and ask why their listing hasn't sold.
Once we go through the file..I notice..overpriced...no price reduction in sight..unsaleable..sometimes uncooperative....darn it...get smart and withdraw that listing!

Since starting the second quarter...I have been watching our inventory..and I am shocked as to how few listings we have as a company..until … (32 comments)

Interesting characteristics of buyers.... Where are they?  Can they find you?  Can you find them?  To target market you must first understand who the heck you are marketing.

 
Average age for home buyers is 41 years of age.
1st time home buyers median age is 32.
Repeat home buyers age 47.
30% of all home buyers are between 25 and 34.
First time home buyers account for 36% of the homes purchased.
1 in 5 homes were new construction
74% bought homes simply for homeownership
