How do I get started in purchasing a home? If I were personally look for a home today...I would do the following things before contacting a real estate professional:
Before I would pick up magazines and start looking at houses regardless of my income, my employment record regardless of how much cash I am working with.. I would not assume anything..because I know guidelines have changed.. The listing machine had this problem...when he was referred a customer by a local bank!  With pre-approval and the bank handing him the business..it was good enough... the pre-approval letter that is.  On closing day..loan denied..little communication...little explanation...little did he know..the buyer was never approved!  When he tried to contact the banker...no response.

Strike One Fast forward a few months..our little hot shot...city recommends bank...for a 1st time home buyer..buyer pre-approved..the hot shot skeptical..because the hot shot knew..what happened with the listing machine.  Same bank...same loan officer..no approval...no closing..but the hot shot still is working the transaction..

Some buyer's choose to lock in their rates ASAP while others take a gamble and wait.  Since turn around time for 3rd party approval is taking longer than ever. 

 
If you talk to a short sale specialist..they will tell you..right now they are overworked and really backed up..backed up weeks and some even months. 
Heck you call some banks...its sounds like a telemarketing room!
The buyer who takes the gamble is the buyer I am talking about. 
Keep in mind with the way guidelines are changing everyday..the rate the buyer was qualified for 60 days ago..may no longer be … (12 comments)
