real estate trainer: Listing Agents - Low Ball Offers Where Exactly Would You Like Negotiations To Begin? - 09/21/10 02:22 AM
There is always a conversation going on about low ball offers, and many times listing agents feel the buyers agent did not do their job in presenting the facts.  If you have ever worked with investors you know...they would submit what one would refer to as a low ball offer..for some reason low ball offers never bothered me... as a matter of fact, I call it, the start of negotiations and its something that probably has occurred since the inception of real estate.
Low Ball Offers - The Starting Point Low ball offers have never offended me except when they are … (15 comments)

OK so you read right and many will have something to say to those that fell prey to these scam artists.  The truth is not everyone is tech savvy or spend hours on end online or in their email.  Some folks might be desperate or in a desperate situation and lo and behold their prayers are answered.  Money … (14 comments)

real estate trainer: Real Estate Is Technical Warfare! - 04/17/10 04:53 AM
Creating your place on the web is extremely important...finding your voice...your favorite places to socialize....consistency....and the time spent is crucial too.  Many people on the net are the Curious George type. At least I can speak for myself....when I am looking to purchase something...I don't just run to one site...I look around...and the site I select...is not based on domain name...or the first site I come across...I got to get that warm....fuzzy feeling...no not girlie but a comfort...based on information..and content found on the site...I want to see ratings...I want to see guarantees...I want to feel the trust through the world … (63 comments)

real estate trainer: Sorority Life | Mafia Wars | Farmville | These Players Could Be Your Next Big Deal! - 03/17/10 03:47 AM
I just read an interesting article about social media and social media games.  While many complain that feeds on Facebook are loaded with such fun..that some believe it can ruin your business.  I think you are wrong.  Here is a different perspective from someone who loves online games!
Sorority Life | Mafia Wars | Farmville | These Players Could Be Your Next Big Deal! Many assume those who play are people who have nothing better to do..or maybe housewives | students | slackers | time wasters...I've heard it all but the reality is...

People who play Facebook games probably love … (13 comments)

real estate trainer: Do People Get Lost In Your Words? - 01/25/10 09:18 PM
Are you a Google analytics user?  If not you should be.  How can you gage the success of your website and blogs if you do not understand their effectiveness or better yet what is your intent and what do you want as your end result?  Readers...subscribers...$$$$$....Do people get lost in your words?

What I mean by this is the time spent on your site and where the heck are they going after they are filled with your words...do people take action?  Meaning...maybe view MLS listings | request a cma or contact you via email or phone? Do they buy a … (44 comments)

real estate trainer: Isn't Daytona A Real Word? Not According To Spell Check - 12/07/09 11:03 PM
Spell check has really changed in the past few years...you can find terms such as Google, Facebook and ActiveRain all in spell check...that's nice...but I have two questions.

Can ActiveRain Add Words To Spell Check? I ask this because I rely on spell check heavily...not because I can't spell...alright...sometimes I miss a letter or two.... Can I use the excuse that I type fast?
Ha...I'm going to! :) Which leads me to the second question...
Why isn't Daytona included?  There are over 3,330,000 Google searches for Daytona and sometimes when I type at the speed of lightening I spell it … (12 comments)

real estate trainer: A Lack Of Professionalism - 10/26/09 03:38 PM
Right now I am working with a couple..well...a couple would be stretching the truth...OK..let me rephrase and say they were once a couple but no longer married...a divorced man and woman...utilizing the same attorney.
Sounds fine right?  Nope its trouble...the attorney is a personal friend of one of the parties...there are parents involved...it probably was ugly...the divorce that is.  It's clear by the conversations I have had...I'm speculating...but in this instance...I was right.
This lovely couple is placing their property into short sale...the attorney requested all info for the short sale package...one of the parties felt uncomfortable providing the information needed...you … (23 comments)

real estate trainer: How Frequently Do You Change Your Avatar? - 07/07/09 01:19 AM
I come from the old school of marketing...where branding and consistency is extremely important...familiarity is the point of the consistency...I wonder does that include avatars?

A few days ago...someone said to me...that maybe I should change my avatar..its been a year and I admit..I look very different...all it took was the hair to grow and for me to get a deep tan.
When I think of marketing... I believe in consistency...I believe in familiarity...and so does the consumer...
Plain and simple its called branding..like McDonalds or even CENTURY 21.
Just wondering How frequently do you change your avatar and … (25 comments)

real estate trainer: The Misconception of Wealth - 05/02/09 05:08 AM
Many real estate companies are changing the way they do business...doors closing..models being changed...to stay alive in 2009.

The Broker's goal is to make a profit..this is their business..they depend on many....based on your word and actions as an agent...built on trust...in hopes to be compensated for the services they provide.
Some brokers require accountability...some brokers foot the bill for agents to make money!
There are many different models and the models and methods will continue to change as long as their are costs involved!
Nothing wrong with that as real estate agents..you must review the same as above … (9 comments)

real estate trainer: Social Media Requires Balance-Short Cuts Allowed! - 04/30/09 12:46 AM
I have read so many debates on social media, as a trainer I seem to view things a bit different.  While I won't claim to be an expert I can tell you I've made many contacts..generated business and opportunities....and am still consistent and continue to build relationships every single day.
"Blog as I say, Not as I Do"  are the words spoken by me at a presentation I gave..while many are impressed with my social media skills..the skills are by far expert...in 3 years time I have been blogging as a trainer.

real estate trainer: Buyer Beware-Listing Agents Should Become Familiar With Their Inventory! - 04/13/09 11:50 PM
I remember early in my career I had the title company pull title on a unit...supposedly my listing.  As we got closer to closing...it was revealed the title company pulled title on the wrong unit!  Guess what I paid...and paid heavily.  It was my mistake and I admit it...we closed on the correct unit.  No harm done...just me being out a couple of hundred dollars..it wouldn't have been so bad but the condo sold  for under $20,000.
It was my mistake...I paid..why wouldn't I?  Ever call an agent who is so busy getting new listings that they are not aware of … (23 comments)

The listing machine had this problem...when he was referred a customer by a local bank!  With pre-approval and the bank handing him the business..it was good enough... the pre-approval letter that is.  On closing day..loan denied..little communication...little explanation...little did he know..the buyer was never approved!  When he tried to contact the banker...no response.

Strike One Fast forward a few months..our little hot shot...city recommends bank...for a 1st time home buyer..buyer pre-approved..the hot shot skeptical..because the hot shot knew..what happened with the listing machine.  Same bank...same loan officer..no approval...no closing..but the hot shot still is working the transaction..
