Maintaining Gas Lines - 06/18/10 05:14 PM
Your local gas company is responsible for maintaining the gas lines that carry natural gas to your meter, however, property owners, property managers, tenants and/or occupants are responsible for maintaining all gas lines on their side of the meter. This includes all piping: From your gas meter to the appliances on your property. From a curbside gas meter to the home (when the meter is not right beside the home). From your meter underground to a building, pool/spa heater, barbecue or other gas appliances. Not maintaining gas pipelines could result in potential hazards due to leakage. It's a good idea to have them (2 comments)
Managing Rentals - 06/17/10 07:25 PM
Getting extra income from rentals is wonderful, but managing the properties can be a lot of work. There are some ways to make it easier though. For example, Rentometer is a free service to compare rent rates and has a product that is an automated rental management system called RentometerPro which helps to ease the work load for landlords. This is especially helpful for people who own just a few units (approximately 90 percent of United States rental owners each manage only a few rental properties).Tenants can send their rent either directly to RentometerPro who then cashes the checks and deposits them into the owners account or they (3 comments)

Banks Defer Evictions (Which Means Free Rent for Some Fontana Residents) - 06/14/10 10:38 PM
Throughout San Bernardino county people have defaulted on their home loans and yet lenders have backed off on forced evictions, allowing many to remain in their homes essentially rent-free. Government pressure on banks to modify loans and a desire by lenders to keep from depressing housing prices further by dumping more properties into a weak market are driving factors in the trend. Additionally, allowing borrowers to stay in their homes helps protect the bank’s investment as it negotiates with the homeowners, which translates to less chance for vandalism and a greater likelihood that they're maintaining the house. Now of course this situation (5 comments)

In my last post, I spoke a bit about the new Telephone Emergency Notification System that the city of Fontana, CA put into place on their new and improved website. Basically, you register your address and phone number, and their system will call your home telephone number (based on your Fontana address) in the event of an emergency that affects your home or neighborhood. Adding your cell phone, work phone, email address or other contact information to the list to be called/notified in the event of an emergency is as easy as clicking here. From that page you will also be (1 comments)

Home Improvements Don't Always Improve! - 06/09/10 07:25 PM
When considering adding value to a home, you think of all the improvements you can make to your home that will beautify it or create convenience for your family. However, when it comes time to sell your home, those improvements may not only do nothing to increase the value of the property, they may even turn off potential buyers!Swimming PoolsA swimming pool in the back yard is considered a perk by some, but others may perceive it as a pain with all the maintenance it will require (especially in areas with winters that don't allow for year-round pool use).Home Office RenovationsA (7 comments)
California Senate Seeking to Prevent Fontana Foreclosure - 06/08/10 09:10 PM
Legislation recently passed the California Senate 21-12 aimed at preventing avoidable foreclosures and deter irresponsible lender and servicer behavior. The bill, SB 1275, was authored by Sen. Mark Leno (D-San Francisco) and Senate President Pro Tem Darrell Steinberg (D-Sacramento) and would prevent servicers from foreclosing on homeowners who have requested modifications until a decision has been made and the homeowner have been notified. The bill also allows for a limited remedy for certain eligible homeowners whose homes were erroneously sold at foreclosure, which unfortunately is a bigger issue than people realize. At the moment, servicers are initiating the foreclosure process even when borrowers (2 comments)
Tips for Investing in Foreclosures - 06/07/10 10:11 PM
Many people have been considering investing in a foreclosed home because it sounds simple enough - buy a foreclosure at pennies on the dollar, cover the mortgage by renting the property to tenants, and then sell it at a tidy profit when the economy recovers. As with many things in life, however, foreclosures are not as simple as they seem at first blush. The following tips can help you make a more informed and less risky decision: Remember that while you're investing in a home, you're also investing in the community too. The neighborhood in which the foreclosure is located will (5 comments)

Utilities and Your Dog - 06/01/10 07:51 PM
Any of us with dogs know that even the friendliest dogs can get aggressive about protecting their owners and their turf. It's only natural for them and is why it's important to securely confine your dog in an area that safely separates your pet from the utility company's employees on meter reading days and during service calls to your home. Mark your meter reading date on your calendar, then make sure there's a safe path to the meter by confining your dog in the house, garage or behind a locked fence (most meter reading dates are printed on the bill or online). Also make sure to (5 comments)
