Okay so in our back to basics approach to selling even more real estate in Jacksonville and Orange Park  we have started a more focused and detailed business plan for 2009.
One of our goals is to increase sales volume while at the same time lowering expenses. Whaaaa? Is this even possible?
One of the best ways we figured to do this is to increase our "face to face" contacts.
This brings to mind "OPEN HOUSES"

I've been in business long enough now and closed enough transactions that I can now tell, right off the bat, when a transaction will be nice and smooth or a complete disaster.
One sure sign that a transaction will be like sliding across a sandpaper lined sidewalk in only a pair of skivvies.... when I am receiving or submitting an offer to a co-operating agent feels it necessary to inform you how long they have been in real estate and how many millions in volume they have produced.

Okay, so I take it back. Everything I said about Listing Router and the pay per click thing. I checked my stats today and I actually have more in listing router credits than I owe.......YEA!!!!
So maybe this isn't so bad after all. Don't beat me up too bad. Patience has never been my strong point, but I'm working on it.

Okay so after a year or two of allowing people to suck money out of my pocket for pay per click and so called lead generation services, my wife and I decided to stop the bleeding by applying a tightly wrapped tourniquet and STOP using such services. We found out the hard way that most of these companies offering such services will promise you the world, stick you into a lengthy contract and rarely deliver.

Okay so I have finally worked Active Rain enough that I'm close to the 10K mark on points. I have also learned a lot albeit ( is that really a word? ) mostly through trial & error. My wife will tell you I'm not real good about reading any kind of instructions that are more than a sentence or two long.
So my question for the Active Rainers out there. Is there a points benefit if someone comments on any of my post?

I sold my home in the woods and recently and moved back into a rental property we've owned for sometime now. So now I'm trying to readjust to subdivision style living and the whole neighbor thing...which could take awhile. I find it heard to believe so many people would own dogs that do nothing but bark. Apparently a lot of folks do because the house behind me breeds Dachshunds and the guy next to me has at least 2 Pit Bulls and 2 ankle bitters.

I missed Halloween - 11/01/08 06:58 AM
All the gooks & goblins came out last night! I felt bad because I had to turn out all the lights in my house and watch TV in the back bedroom. My wife is out of town and I completely forgot to get candy. To tell you the truth I also thought Halloween was today!
I thought for a minute about substituting candy for my business cards...but then again, probably not a good idea.
