Loan Delinquencies Still on the Rise Late mortgage payments rose slowly nationwide in the third quarter to 6.44 percent of mortgage holders, up from 6.25 percent in the same period a year earlier. Based on trends, TransUnion predicts the rate will fall to 6.21 by the end of 2010, which is a significant improvement compared to the 7.89 percent rate in the fourth quarter of 2009.TransUnion says foreclosures are down in two of the states where the problem is most significant, including California, where the delinquency rate has fallen to 9.64 percent from 10.18 percent last year. The Long Process of Foreclosure Gets Longer The foreclosure process is getting longer and longer. According to statistics from LPS Applied Analytics:· Delinquent loans in five judicial-process states spend more than 500 days in the foreclosure pipeline with the average time in process at 358 days, a week short of a full year.· In the case of loans where the borrower is delinquent for 90 days or more, on average no payments have been made for 16 months.· States that take the longest time to process delinquent loans are Florida and New York among the judicial process states, and Maryland, California, Virginia, (0 comments)

Why Tons of Buyers Are Screwing Up - 11/10/10 02:16 PM
This opinion is right on and deserving of a repost. Many times buyers and sellers alike lose site of the end goal. Understanding that emotion plays a huge part in the transaction it's important to try and put it aside (although temporarily) and look at the purchase from a business perspective. I sold my home in the woods recently and moved back into a crowded community. So now I'm trying to readjust to subdivision style living and the whole "neighbor" thing...which could take awhile. I find it hard to believe so many people would own dogs that do nothing but bark. Apparently a lot of folks do because the house behind me breeds Dachshunds and the guy next to me has at least 2 Pit Bulls and 2 ankle bitters.

Homes for sale in Mandarin 365 Killer Real Estate Deals in Jacksonville, Florida Cindy and I were showing homes in Mandarin last week and came a cross this fantastic foreclosure. It was listed in the MLS as a 5 bedroom 2 bath which was perfect for our buyers. When we got there though we discovered it actually had 4 full bathrooms. This home still would have worked well for our buyers except the master bedroom was on the second floor and they weren't crazy about the additional 2 bathrooms. "More than needed and more to clean" was the phrase they used. (1 comments)

If I go to another listing appointment and hear from another seller, "I don't have to sell" or "I'm not going to give it away" I think I'll have a coronary! Let's deal with the first statement: "I don't have to sell" .... Then why the (insert imagination) am I here? Why have I wasted half my day putting together a listing presentation, pulling and analyzing comparable sales and wrapping a tie around my neck to find out that you don't actually have a problem that I can help you solve. 30 year mortgage rates inching up - 11/05/10 06:06 PM
30-Year Mortgage Rates Inch Up Freddie Mac confirms that average interest for 30-year fixed mortgages rose for the third consecutive week, bumping up to 4.24 percent from 4.23 percent a week ago. The average 15-year rate for the week ended Nov. 4 was 3.63 percent, a drop from 3.66 percent. Scott Brown, chief economist at Raymond James & Associates Inc., says this week's Federal Reserve actions "aren't going to change the economy right away, but they should help keep mortgage rates low for quite some time."
