Well even though I have a rule about taking listings in Jacksonville Florida with tenants in them, I sometimes find myself making exceptions. It's hard to turn down sellers that genuinely need help and this particular seller is military and qualifies for the HAP or Home Owners Assitance Program.
This program run by the Army Corps of Engineers thru the Department of Defense helps qualified military home owners pick up the difference in what they owe on their mortgages and market value after they were PCS'ed to another duty station. It's a great program but funds are limited.

Applications to Purchase Homes Rose Last Week
Mortgage applications to purchase homes rose 2.4 percent last week, compared to the previous week, on a seasonally adjusted basis, according to the weekly report from the Mortgage Bankers Association.The increase was driven by a 4.5 percent rise in applications for government-guaranteed mortgages, including FHA and VA loans. Conventional purchase applications increased 0.8 percent.
