Temporary Parking at the Downtown San Diego International Airport - 08/30/11 07:35 PM
The parking lot in front of Terminal 2 at the San Diego International Airport in Downtown San Diego will be shut down to allow for the construction of a dual level aerial roadway that will serve as a drop-off and check-in for departing passengers and a separation for arriving passengers. Childrens Park Phase 1 approved in the Marina District in Downtown San Diego - 08/30/11 07:30 PM
The Center City Development Board approved the concepts for the Master Plan and Phase 1 for Children’s Park located in Downtown’s Marina District across the street from the Children’s Museum and Pinnacle between First and Front Streets. The Children’s Park originally opened in 2008. Phase 1 will leave the existing pond as-is and will create a separate interactive water feature. Resales are coming back strong in Downtown San Diego - 08/30/11 07:27 PM
Wow…if you compare with last year…resale’s were pretty much at the bottom of the scale but for the first quarter of 2011 they are totally leading the way with 80 condos & lofts sold in Downtown San Diego out of a total of 256. Both short sales and REO’s (bank owned) has also stepped up the latter to a total of 54 vs. 53. The only category that has declined is the developer sales. Not too surprising though…as we all know the developer sales at The Mark, Park Terrace, The Legend in the East Village/Ballpark District and Atria in the Marina

As I am sure you already know…the resale market is taking over in Downtown San Diego. Going from a total Developer sale market to the pure resale market is something we have never seen before. The graph above is showing us Condos & Lofts sold by the 7 different neighborhoods in Downtown during the 1st quarter of 2011. The East Village/Ballpark District is totally on first place with 73 homes sold where the biggest amount were resales. One of the most interesting facts about Downtown San Diego real estate is the quarterly number showing how many condos & lofts were sold in a specific price range in Downtown San Diego during a specific time frame. As we are geeks for the analytic…we do keep track of every transaction that occurs in Downtown. The graph above shows us that the price range that is leading the way for the 1st quarter of 2011 is the range of $300,000 and under with 104 units sold. As a Downtown San Diego Condohome owner…I have the luxury of having my own personal parking space. For others who might not be so lucky…parking can be quite difficult especially in the East Village when there is a game going on at Petco Parkor if there are some other activities going on. CCDC is all aware of the importance of parking to a successful urban environment in Downtown San Diego. There are currently 63,000 spots in a mixture of private and public structures including street parking. A few years ago, not much of what you see today existed such as all the high-rises, Petco Park, restaurants, shops and bars. Park Loft was actually the first complex that was completed right before the ballpark opened up its doors. During the 2011 Pacific Coast Builders Conference (PCBC) 2 Downtown San Diego projects were given several awards. The results were announced at Thursday’s awards luncheon at the convention in San Francisco. The PCBC sets the stage for the “best in the West” in residential, commercial and institutional design work and sets the pace for architects and developers around the nation and even worldwide. Wanted to share this graph with you all. As 92101 Urban Living are geeks for the analytic, thought this one would be of interest. This shows the last 20 years average interest rates on 30 year fixed rate mortgages. Looking back to the year of 1991 when the average rate was 9.25 gives you kind of an idea what luxury we have in the second quarter of 2011 where the rate is an average of 4.66. Pretty amazing that this year is beating the record of the lowest rate in the last 20 years. No wonder we have lots of action and people

Downtown San Diego has some of the highest paid rentals in the nation. Why is that? Could it be the location? The amazing weather? I’m sure all of those are factors but they didn’t just happen over night. Downtown rents are still increasing everyday…slowly but surely. People report that a major rise in the rental market is because of the large number of people that have lost their homes due to foreclosure or forced short sale. Fat City/Top’s Building has been a part of Downtown San Diego’s heritage for many years, but the building has become old and in need of a reconstruction to keep this heritage going. SOHO (Save Our Heritage Organization) representatives, architect Jonathan Segal, and GLJ developer Luke Daniels have came up with and alternative design agreement that will preserve the historical landmark to the original 1941 Top’s appearance. One of the best parts of living in Downtown San Diego is its vicinity to all the fabulous restaurants we have here. If you haven’t been to Las Hadas…you are missing out. Las Hadas is a friendly neighborhood bar/restaurant with very competitive prices located at 558 4th ave (4th and market) in the Gaslamp District. They serve a wide variety of food and drinks and they pride themselves on their customer service. Progess update - New Downtown San Diego Library - 08/30/11 05:36 PM
As a steady follower of the construction of the new public library…I just wanted to give you guys an update on the progress here in Downtown San Diego. If you haven’t been by to see it, then I urge you to take a look the next time you are in the East Village/Ballpark District. The final product is going to consist of nine stories and will entail a cafe, events gathering site, an auditorium, a school, underground parking and a whole lot more.
