One of the reasons this might have happened could be the developer sales in Breeza located at the corners of Pacific Highway and W Ash Street just a block away from the Santa Fe train station.

During the years of 2009 and 2010 the East Village/Ballpark District of Downtown San Diego showed a high number of Developer Sales. Complexes like The Legend, The Mark, Park Terrace and Alta were all the reason for a high number of sales during these two years. The year of 2008 indicates the lowest number of Downtown San Diego Condos and Downtown San Diego Lofts sold as we were all waiting for the complexes mentioned above to complete construction. It is always interesting to find out how many Downtown San Diego Condos and Downtown San Diego Lofts that were sold in the different neighborhoods of Downtown San Diego. This graph shows homes sold in the Columbia District from 2008 to 2010. There was a slight decrease from 2008 to 2009 but during the year of 2010 when we had a lot of developer inventory the homes sold increased to the highest number of 183.

In a former blog, 92101 Urban Living is talking about how the San Diego Convention Center in the Marina District would be partly financed by adding room tax.
It is now up to April's hoteliers to approve a financing district where hotels in Downtown San Diego would contribute about a 3 percent tax collected on room bills. Most local hotel owners are positive to the suggestion even though it would mean an increase of the hotel room rates with about 1 to 3 percent depending on location. A total of 1029 Downtown San Diego Condos and Downtown San Diego Lofts sold during the year of 2011. Out of all these units sold 75% were under the price range of $500,000. Only 4 homes sold over the price range of $2,000,000.
The price category that totally lead the way were the price of $300,000 and under with a total of 417 units sold and shortly thereafter comes the price range of $300,001 and $500,000 with a total of 344 homes sold.

The graph above is showing us the comparison between the year of 2010 and 2011 in how the Downtown San Diego Real estate market has been changing. Total sales of Downtown San Diego Condos and Downtown San Diego Lofts show a small decrease in the year of 2011 with total sales of 1029 units compared to the year of 2010 with total sales of 1120 units.

The Downtown San Diego Real Estate market has from the beginning of 2012 taken off pretty slow where January closed only 51 Downtown San Diego Condos and Downtown San Diego Lofts.
Over half of them were below $300,000 and over 45% of them was all cash transactions. Resale transactions were also strong this month accounting for over 40% of all sales for January.

With a total of 312 units sold out of the total number of 1,029 units sold in all of Downtown, the East Village really lead the way.
