The Little Italy District in Downtown San Diego had during the years from 2008 to 2011 most sold Downtown San Diego Condos and Downtown San Diego Lofts in the year of 2011. One of the reasons this might have happened could be the developer sales in Breeza located at the corners of Pacific Highway and W Ash Street just a block away from the Santa Fe train station. Year to Year Comparison - Downtown San Diego Condos Sold in the East Village/Ballpark District - 03/18/12 12:31 PM
During the years of 2009 and 2010 the East Village/Ballpark District of Downtown San Diego showed a high number of Developer Sales. Complexes like The Legend, The Mark, Park Terrace and Alta were all the reason for a high number of sales during these two years. The year of 2008 indicates the lowest number of Downtown San Diego Condos and Downtown San Diego Lofts sold as we were all waiting for the complexes mentioned above to complete construction. It is always interesting to find out how many Downtown San Diego Condos and Downtown San Diego Lofts that were sold in the different neighborhoods of Downtown San Diego. This graph shows homes sold in the Columbia District from 2008 to 2010. There was a slight decrease from 2008 to 2009 but during the year of 2010 when we had a lot of developer inventory the homes sold increased to the highest number of 183. Being a resident of Downtown San Diego is a lifestyle I love. Many of my suburban friends and family members look at me sometimes and ask why I don’t want a lawn, a garden or a place to let my dog loose? I tell them, I gave up my backyard for Balboa Park. This median sale graph above is showing us the price for Downtown San Diego Condos and Downtown San Diego Lofts sold in the Little Italy District of Downtown San Diego during the years of 2008 to 2011. The median price has declined from year to year. It started out at the price of $360,000 for the year of 2008 and went down to $277,900 for last year. Compared to the other neighborhoods...the Little Italy District is taking 4th place of the highest median sale price where the Columbia District comes in as #1, Marina District as #2 and the East Village/Ballpark (1 comments)

When I think of Downtown San Diego neighborhoods, Little Italy, East Village, The Marina, and The Gaslamp come to mind. Often times it's easy to forget that Bankers Hill falls into our 92101 zip code. Maybe it seems a little removed from the other closely knit neighborhoods but it's a neighborhood to be explored, that's for sure. Let me start off by saying if you haven't been to Bankers Hill Bar and Restaurant you must go. Now. This median sale graph above is showing us the price for Downtown San Diego Condos and Downtown San Diego Lofts sold in the Marina District of Downtown San Diego during the years of 2008 to 2011. As you can see...the price has decreased from $685,000 to $474,000 during the 4 years. This is a total reduction of $211,000. The year of 2011 came back strong with a total increase of $35,500 from 2010. The Marina District is considered to be the most established and luxury place to be in Downtown. As you can see...the price has decreased from $447,000 to $319,000 during the 4 years. This is a total reduction of $128,000. The East Village/Ballpark District is considered to be the new popular place to be in Downtown as well as the newest area. In a former blog, 92101 Urban Living is talking about how the San Diego Convention Center in the Marina District would be partly financed by adding room tax. It is now up to April's hoteliers to approve a financing district where hotels in Downtown San Diego would contribute about a 3 percent tax collected on room bills. Most local hotel owners are positive to the suggestion even though it would mean an increase of the hotel room rates with about 1 to 3 percent depending on location. A total of 1029 Downtown San Diego Condos and Downtown San Diego Lofts sold during the year of 2011. Out of all these units sold 75% were under the price range of $500,000. Only 4 homes sold over the price range of $2,000,000. The price category that totally lead the way were the price of $300,000 and under with a total of 417 units sold and shortly thereafter comes the price range of $300,001 and $500,000 with a total of 344 homes sold. As Phase 1 of the North Embarcadero Visionary Plan is moving forward with full power along the water front in the Columbia District in Downtown San Diego the area along Harbor Drive as well as along West Broadway are in the process of making a transformation. The graph above is showing us the comparison between the year of 2010 and 2011 in how the Downtown San Diego Real estate market has been changing. Total sales of Downtown San Diego Condos and Downtown San Diego Lofts show a small decrease in the year of 2011 with total sales of 1029 units compared to the year of 2010 with total sales of 1120 units. As we have mentioned before...Downtown San Diego has had a market that has been ruled by the developer as many complexes especially in the East Village/Ballpark District got completed pretty much at the same time. Lane Field in Downtown San Diego to Become Hotel & Park Space - 03/18/12 12:00 PM
The Port of San Diego has given the yes to move forward with the plan to redevelop the former home of the Padres…Lane Field. Located in the Columbia District of Downtown San Diego a new hotel tower with 400 rooms and a park might be on the schedule as long as the California Coastal Commission agrees. In the plans for this area before the Port released this current plan was the vision of a luxury InterContinental Hotel. The Downtown San Diego Real Estate market has from the beginning of 2012 taken off pretty slow where January closed only 51 Downtown San Diego Condos and Downtown San Diego Lofts. Over half of them were below $300,000 and over 45% of them was all cash transactions. Resale transactions were also strong this month accounting for over 40% of all sales for January. The East Village/Ballpark District of Downtown San Diego showed strong activity during the year of 2011 compared to the other neighborhoods. With a total of 312 units sold out of the total number of 1,029 units sold in all of Downtown, the East Village really lead the way. Out of these Downtown San Diego Condos and Downtown San Diego Lofts 116 were Resale’s, 88 Short Sales, 56 REO’s and 52 Developer Sales. The Little Italy District came in on second place with a total of 209 homes sold were the 78 Developer Sales were strongest compared to the other neighborhoods. (0 comments)
Downtown San Diego had an average monthly sale price of $446,000 for the year of 2011. This is just slightly under the average price compared to 2010 that showed a price of $453,910. The total number of sold Downtown San Diego Condos and Downtown San Diego Lofts during the year equals out to be 1,029. I live in the East Village and for the past few years there has been the ongoing debate of whether or not we Downtown San Diego residents should host the winter tent shelter in our neighborhood. I find it extremely annoying that it's even a debate (I had an uncle who lived and died on the streets after serving our country) but regardless of personal experience, it is a topic of contention. As a Downtown San Diego Real Estate specialist as well as a resident of the East Village of Downtown San Diego I have been used to a real estate market ruled by the developer. Being able to walk our clients in to complexes such as The Mark, Park Terrace, The Legend, Bayside, Sapphire and Smart Corner for developer sales are pretty much gone. So, times are about to change as Resale’s are hitting the market strong.
