The Hilton Bayfront Hotel located right by the waterfront in the East Village/Ballpark District in Downtown San Diego is one of the largest hotels in the region if you count by room. A plan to extend the hotel that currently have 1,190 rooms with an additional 500 rooms will for sure make the Hilton climb up to #1. The extension has only reached its early stages and a few things are to consider such as financing, entitlements and amendments to the hotels lease with the Port of San Diego. A meeting was held Nov 29th, 2011 in Downtown San Diego where the San Diego Unified Port District gave conditional approval to help fund the proposed San Diego Convention Center Expansion Project located in the Marina District. They also mentioned that the Port may give up to $3 million a year for the next 20 years in contributions. They also directed the Port District’s staff to begin negotiations with the City of San Diego to decided terms and conditions of support agreements. The Port of San Diego’s Green Port Program in Downtown San Diego was recognized and received an environmental award at the 4th annual Work Boat Environmental Awards on Nov 30th, 2011 in New Orleans. The program got first place in the category of “Comprehensive Environmental Management Plan”. This category is for businesses and government agencies that exemplify innovative and effective environmental process initiatives. The new proposed park space for the Navy Pier in the Marina District in Downtown San Diego is now moving forward with the USS Midway Museum’s invite for three workshops in the coming weeks. The workshop is open for the pubic and you can here discuss the concept for a park and iconic architectural elements on the pier…for example the proposed 500 tall wing sculpture. The Green Build Terminal Project currently in process at Lindbergh Field in Downtown San Diego is now starting to show progress. About 35% complete into the projects finish line the $1 Billion new terminal is starting to get shaped. Downtown San Diego and the CCDC is all about safety and one attempt to improve the traffic stream and the safety of our pedestrians has been to install twenty-five new streetlights on the seven bridges that cross the 5 freeway. This project was completed two months before its due date as well as under budget. This $246,000 projects includes energy efficient lights and the San Diego City Council President Kevin Faulconer says “that this will save energy and money for a long time”. Is it a good plan or not? Over the past few months, Balboa Park in Downtown San Diego, has been undergoing debate on whether or not the new plan to get rid of the cars inside the museum area to make it more pedestrian friendly was going to happen or not. This 33 million dollar plan that Irwin Jacobs (co-founder of Qualcomm) proposed have passed. The plan will divert traffic around the historical Plaza de Panama and into a new parking structure to keep traffic at a minimum. In a recent meeting to honor individuals in the tourism industry, Mayor Sanders told the group that he expects the Downtown San Diego hotels in the Marina District to play a large part in the financing of the proposed $700 million expansion of the San Diego Convention Center located right next to the waterfront. This would probably be accomplished by adding a surtax to the hotel rooms and paid for by our visiting tourists. It was suggested that he hotels located closer to the Convention Center share a larger burden of the costs compared to those Downtown hotels further away from the Marina District.

This graph shows us Downtown San Diego Condos & Lofts sold by type of sale from January to December 2010. There was a total of 1,120 units sold during the year compared to 2008 when 1,108 homes were sold and 1,164 homes sold in 2009. Total sales during the 1 st quarter of 2010 were 259 homes, during the 2nd quarter...349 homes, 3rd quarter...268 homes and last but not least the 4th quarter with 244 homes sold. The $28 million first phase of the North Embarcadero Visionary Plan got its final approval from the San Diego Unified Port District last week. Even though the approval was given at least one appeal is expected to the California Coastal Commission, and state budget woes could take away the funds set aside for this project. In the first phase of this plan the West end of Broadway will be enhanced with landscaping, wider walkways and upgraded infrastructure. This graph is showing us Condos & Lofts sold by price range in Downtown San Diego in the 3rd quarter of 2010. Total units sold are 268! 105 (40%) homes were sold in the price range of $300,001 - $500,000. 86 (32%) homes were sold in the price range of $300,000 and under. We had 1 unit that sold for $2,000,000+ and 11 units sold in the price range of $1,000,001 - $1,500,000. It is also showing us that 40 (15%) were sold in the range of $500,001 - $700,000. This graph shows us the Downtown San Diego Condos & Lofts sold by type of sale in the 3rd quarter of 2010. Total units sold are 268. The developer sales are still coming down and has 102 units sold vs. 107 sold in the 1st quarter and 137 sold in the 2nd quarter. Resales are up to 28% vs. 21% in 1st quarter and 23% in the second.
