One of the reasons for the average price making a big jump going from February to March 2012 is that two Downtown San Diego Penthouses over the Million Dollar price range sold during the month of March. The line you see in the graph above is keeping itself pretty steady throughout the year with just minor bumps here and there. The first quarter of 2012 is showing us that 106 units out of a total of 204 Downtown San Diego Condos and Downtown San Diego Lofts sold are resale's. This takes up more than half of the inventory for January, February and March. Compared to the first quarter of last year, a total of 256 units were sold and resale's stood for 80 of them. Many homebuyers are coming in with cash to buy Downtown San Diego Condos and Downtown San Diego Lofts. The graph above shows us the percentage of cash investors for the first quarter of 2012. There has been a good portion of increasing cash buyers here in Downtown San Diego where we started the year with a total of 23 percent.  February increased with 16 percent and March increased with another 9 percent leaving March with a total of 48 percent cash vs. 52 percent financing.

Downtown San Diego has the last couple of months seen developer sales come to an end and therefore having resale's take over a big part of the inventory. VA will be making some changes for the New Year and on January 1st, 2012 the maximum loan for 100% financing will be lowered to $477,000 in Downtown San Diego including San Diego County.

Out of the 7 neighborhoods in Downtown San Diego the East Village/Ballpark District has most sold units of 312. Not too far behind was the Little Italy District with 209 units sold. The Cortez Hill District had 102 units sold. The Marina District and the Columbia District shared 4th place with a total of 171 units sold. The Gaslamp District had 51 units sold and last the Metro with 12 units sold.

A total of 68 Downtown San Diego Condos and Downtown San Diego Lofts were sold in the month of February 2012.
Compared to the month before an increase of 17 units were sold. The average sale price rose to $388,745 for February and this is up 2% from January. Over 70 percent of the transactions were under $500,000 and 63 percent of them were resales. 57 percent of all transactions were cash sales. That is the highest number of cash sales we have seen since we started tracking this data in Downtown San Diego in 2008.
