During the years of 2009 and 2010 the East Village/Ballpark District of Downtown San Diego showed a high number of Developer Sales. Complexes like The Legend, The Mark, Park Terrace and Alta were all the reason for a high number of sales during these two years. The year of 2008 indicates the lowest number of Downtown San Diego Condos and Downtown San Diego Lofts sold as we were all waiting for the complexes mentioned above to complete construction. When I think of Downtown San Diego neighborhoods, Little Italy, East Village, The Marina, and The Gaslamp come to mind. Often times it's easy to forget that Bankers Hill falls into our 92101 zip code. Maybe it seems a little removed from the other closely knit neighborhoods but it's a neighborhood to be explored, that's for sure. Let me start off by saying if you haven't been to Bankers Hill Bar and Restaurant you must go. Now. But that's not the only adventure you should take when exploring this very hip and historic neighborhood. It's the houses. Oh, the houses.

I live in the East Village and for the past few years there has been the ongoing debate of whether or not we Downtown San Diego residents should host the winter tent shelter in our neighborhood. I find it extremely annoying that it's even a debate (I had an uncle who lived and died on the streets after serving our country) but regardless of personal experience, it is a topic of contention. As a Downtown San Diego Real Estate specialist as well as a resident of the East Village of Downtown San Diego I have been used to a real estate market ruled by the developer. Being able to walk our clients in to complexes such as The Mark, Park Terrace, The Legend, Bayside, Sapphire and Smart Corner for developer sales are pretty much gone. It's convenient, you can walk just about everywhere, you have access to the bay and lots of outdoor activities, great restaraunts, shops, farmer's markets...it's hard to leave our downtown bubble. Have you heard the news?! The 32.5 million dollars that the library still needed has been funded. Isn't that amazing?! I could not be more excited since I live in the East Village just blocks away from this beauty. Walking through the East Village, I have noticed these tiny white and blue electric cars lining our streets. They are intriguing because they are everywhere-I've even seen people driving them all around Downtown San Diego too and couldn't help but be curious by their presence. As I am sure you already know…the resale market is taking over in Downtown San Diego. Going from a total Developer sale market to the pure resale market is something we have never seen before. The graph above is showing us Condos & Lofts sold by the 7 different neighborhoods in Downtown during the 1st quarter of 2011. The East Village/Ballpark District is totally on first place with 73 homes sold where the biggest amount were resales. The Columbia District, the Little Italy District and the Marina District are not far apart with a total of 47 vs. 49 vs. 46 homes sold but still a long way behind the East Village. So why is

As a Downtown San Diego condo and loft home owner it is always interesting to know more about the current real estate market. You know…just to be able to stay on top of things. So, I wanted to show you this graph so that you can get a better understanding about the average monthly sales prices that occurred during the last year. As you compare March 2010 to March 2011 not a lot of a change happened here. The line goes a little bit up and down but it seems like Downtown San Diego real estate home owners kept their sales prices pretty much at the same average

You know…for being a real estate specialist and a Downtown San Diego Condo home owner…I got so used to the “developer market” the last couple years here in Downtown San Diego. As the developer sales at The Mark , The Legend and Park Terrace in the East Village/Ballpark District, Atria in the Marina District and Sapphire andBayside in the Columbia District are running out…Downtown is now facing a pure resale market…something we really haven’t seen before. As you can see in the graph above the developer sales totally lead the way all the way until the beginning of 2011. In February and March 2011…resales totally rocked the market in Downtown San Diego. As a Downtown San Diego Condohome owner…I have the luxury of having my own personal parking space. For others who might not be so lucky…parking can be quite difficult especially in the East Village when there is a game going on at Petco Parkor if there are some other activities going on. CCDC is all aware of the importance of parking to a successful urban environment in Downtown San Diego. There are currently 63,000 spots in a mixture of private and public structures including street parking. Well…we might get a new designated parking lot as the CCDC has completed an application to allow a new parking lot containing 156 spots
