LIVE HOT LINKS! Posting to the AR Hyper Local Challenge? Make it EASY for AR to access your posts, and you may get your 7000 Pointeroos quicker. - 03/31/10 10:05 AM
I'm having fun fooling around with my Localism stuff for the Hyper-Local Challenge.  It got me back into the groove a little of putting up some Localism content, as I was pretty slack for a while.  The spring blooms, and Carolina Blue Sky draw me out  with the ol' Kodak, too.
The "registration" of Hyper Local Posts in Bob Stewart's Hyper Local Challenge Blog as comments reminds me of my favorite saying regarding listing property to sell, "Make it easy for someone to buy your home."  In that I refer to scanning documents and loading them to the MLS, offering duplicates of disclosures, etc, in … (11 comments)

Fair Housing and Listing Remarks: If I include Everybody, how long will the list be? - 03/29/10 07:06 AM
I just pulled this line out of an email flyer that came this morning:
"This home is great for a single buyer, young couple, growing family, or empty nesters."
Hmmmm.  I wonder....  Is the list complete?  Is anyone excluded?  Are we tiptoeing around a protected class anywhere?  What about a family that is not growing?  Are they allowed to buy?  Suppose they have three kids. and the oldest one is going off to college.  Does that qualify under the guidelines?
What about a couple of folks, one older, one younger, with another relative, perhaps an in-law who will live there part-time?  … (7 comments)

What should I expect from a Home Inspector? - 03/28/10 06:06 PM
I have my little list of expectations.
Skill.
Knowledge.
Diligence.
Thoroughness within the guidelines.
Articulation.
Minimal emotion.
Work ethic.
Good documentation.
Respect for the fact that the endeavor revolves around the client, not the inspector or the agent.
Do I really have to say "Integrity?"

I took the photo above.  It did not come with the inspection report.  The panel was cited for a double-tapped breaker.
Could I have reasonably expected any other citation in the report?
I think so.
For the record, this is from the past, and the inspection was not performed by anyone I currently recommend. For sure. … (17 comments)

Bradford Pears: Beauty in Bloom, But Weak in Structure. - 03/28/10 04:50 PM
Bradford Pears are currently in bloom in Cary, and are very common ornamental trees. Unfortunately, they are short-lived species. Their limb structure makes them weak, and also susceptible to pests. My neighbors lost two limbs from theirs this afternoon, and it is debatable that they may need to remove the rest of the tree. That would be unfortunate, considering how much afternoon shade it provides to their home.

In the photos, you can see the damage done to the tree by the collapse of two large limbs. You can also get an idea of how the structure of the limbs allows … (8 comments)

Agents: How dependent are you on 1st Time Buyer Tax Credits? - 03/20/10 09:45 PM
Are you completely focused 1st Time Buyers?
Are you using $8000 in Tax Credits as the foundation of your business?
Do you breathlessly tell everyone you meet to get on the bus before April 30, 2010?  That the good times roll until May Day?  Do you pump $8000 as the end-all, be-all in real estate in 2010?
If 1st timers are the major core of your business, what business will you work in May?  Who will you talk to?  Are you prepared to shift to a different niche?  Are you working that niche now, or just cruising along on the Tax Credit Gravy Train?

New policy from Mike:  Reblog good posts regarding copyright issues and content theft.
As usual, Lenn lays it out clearly, without beating around the bush.  Hoping that someone who sees my blog and doesn't see hers (What a concept?!) and learns something due to reblog.
Thanks, Lenn for another pointed post, particularly regarding misunderstanding of the function of "Members Only" on AR.
