Making Money with My MiLo Mileage Logger!

As a REALTOR®, keeping a good mileage log has always been a challenge for me.
To keep a log that would satisfy scrutiny by an auditor is mind-bending and requires tons of discipline. Who reads the mileage at each house when out showing 12 homes in 5 hours? Who keeps good notes in their log?

We only deduct mileage I have correctly logged, and over the years I have subsidized the US Government much more than I have needed to.

Enter Satlogix and MiLo!

MiLo is a GPS mileage tracker, and tracks all my stops. I can classify all trips as "Business" or "Personal." And I can do that before setting out, on the fly, or later when uploading MiLo data into my account.

After uploading to my MiLo account, I export the edited file to my hard drive as a MS Excel file, and then to DropBox for my wife/accountant to save for our taxes.
She loves it. For our 2012 Federal Income Taxes, she spent hours compiling my incomplete mileage logbook.
We predict that she will spend about 15 minutes for our 2013 return, and I will present much more complete records.
It is hard to convey the reduced stress we both feel. Me, for not having to pull the logbook out and write in figures and fretting about forgetting to do so.
Her, for not having to nag me, knowing that we are much more accurate, and doing a very good job of recording.

MiLo is not free. We paid $195 for the device to be shipped overnight. That included $29.85 for the first quarter tracking and recording.
We will pay $9.95/month ongoing, in $28.95 quarterly increments. All deductible expenses.

MiLo will be profitable for us. And, Profitability with confidence in the records, is great.

For 2012, we deducted just under 50% of the miles I drove.
For 2013, it appears that we will be somewhere between 85% and 90%.
The difference will put a couple thousand worry-free dollars in our pockets...

And don't get me started on poop in the kitchen, on the deck, in the garage, all through the yard.

You can take the dog out of the wild, but you can take the wild out of the wolf.

Why do so many folks believe that dogs think "just like humans"???

I love dogs and in the past have bred/shown German Shepherds, owned and hunted with Beagles. My children have owned pet rabbits, cats, dogs, hamsters, etc. However, I live in the real world and when that large dog starts to circle the guy reading the electric meter with his hackles up, I know that the dog needs to be removed. Better yet, if you are expecting strangers on your property, pen the dog.

THAT ALSO MEANS REAL ESTATE AGENTS SHOWING YOUR HOME FOR SALE!!

Just so you know - I do not take home buyers into or on properties where there are loose dogs. There isn't enough liability insurance available for potential damages.

Last week I previewed a home for sale in Loudoun County. The owner had their dog penned in the MASTER BATHROOM. The barking never ended the entire time I was in the house. Did the owner/seller seriously believe that a person would buy a $700,000 range home without seeing the MASTER BATHROOM?? Good grief! The basement was finished and there was a bathroom there. Why not pen the dog in the basement bath?? Who knows??

Put yourself in the dog's foot pads.

Dog lives in house.
Dog senses stranger entering house where dog lives.
Dog barks loudly and incessantly.
Dog takes stand in the foyer.
Stranger continues into house.
DOG BITES STRANGER!!

Hey folks. Don't blame the dog. The dog is JUST DOING HIS JOB!!

"I'd love to see the inside Honey, but that bark sounds like it's coming from a large dog.
I'm not taking the children in. The agent didn't say there was a dog"

I'm on Day 76 of being an Independent Broker/Owner, as I hung my shingle out, at least digitally, on December 1.
What fun!

It was odd leaving KELLER WILLIAMS® in Cary, feeling mixed emotions after 7 years to the day. I no longer routinely see many fine people with whom I had productive and fun relationships.

Yet, I was, and still am, quite excited for the change and the direction I am headed. The pickup in the real estate market helps with the transition.

Why? Why would one leave a fine company when one had no complaints about that firm?

Friends tell me, "Great. Now you don't have to give up all that money at closing."
Of course, I did multiple assessments of the value proposition offered by KW Cary. Money was a minor factor, and surely not a compelling motivation.

They tell me, "Now you can do whatever you want to do!"
Oh, yeah? Tell that to my clients, lenders, NC Real Estate Commission, NCAR, Triangle MLS, my domestic accountability partner, "She Who Must Be Obeyed," who also cooks for me, and various other etceteras who may have opinions on my doings.

They say, "Oh? If not for the money and not for the freedom... Why?"

A reasonable question. And not hard to answer. For me. A parallel yarn:

When I was 17, I drove my dad's cars.
I wanted a car of my own, so when I was 18, I bought one.

When I was 19, I lived at home with my parents.
When I was 20, I got married and established my own humble start at independence.

Like KW Cary, my parents were kind, generous, caring, welcoming, helpful and supportive. Both did not drive me away. I wanted to establish myself and my independence.
So, I did.

What fun!

I have to say, I love working with WordPress. I use .com for single property websites, and have a couple of somewhat neglected self-hosted blogs on my site.
Blogging on WordPress is so simple, and WP makes it easy to embed media. I like the native SEO-friendly properties. The ability to toggle the editor between HTML and WYSIWYG without losing content is great.

"60 million websites?" I don't doubt it. I see WordPress turning up all over the internet.

FB has to focus on making YOY and QOQ profit and revenue growth. Never delude yourself otherwise or think that your desires or privacy are a primary FB concern.

In case you didn't notice, in their seemingly never ending quest to abuse privacy, Facebook changed the email address in your profile to an @Facebook address. Here is an example from my own FB profile...

This is so not cool but another example of why Facebook needs to get a clue about Permission Marketing. But here is the easy fix, just check out this screenshot as a guide and follow the steps below...

- click on the "about" button in your profile

- scroll down to your email address then click the "edit" button

- now click on the circle next to your Facebook email addr. and change the setting to "Hidden From Timeline"

- next click on the circle next to your other email address(es) and change their settings to "Shown On Timeline"

- then hit the SAVE BUTTON near the bottom of the Edit popup and you're done

Yes, it was simple enough to fix but should have never happened. Just another example of Facebook doing stuff they should never be doing. Go figure! Later...

I have recently started having issues with uploading documents to DocuSign? There are single and multiple page forms that range in size from 90kb to 900kb. Some will upload while others of similar size are stuck in perpetual 'uploading mode'. These are the same documents I've been using and uploading to DocuSgn for years. Any ideas?"

Ouch. This poor person posted hours ago, yesterday, and DocuSign offers NO support yet. No direct phone number. No email support. Nada.

I had this same issue for many minutes today, and finally gave up.
And now I cannot create a DocuSign envelope unless I pay for the client to be ID'd by phone or email ID from DocuSign.

The other day, clients who had signed docs with no issue could not do so on multiple attempts a day later. The same passwords did not get them access.
No response from DocuSign on my email question on that one either.

I have used DocuSign for years, and have promoted DocuSign services to others. But I see serious issues when a company goes silent and hides from clients when there are issues, or even when there are not any issues. It is 9:25PM and I will be running to a client's house for initials, because a service I pay for has been down for days.

I guess this is why we carry cell phones. So we always can have a camera in our shirt pocket. By the time I got back with my "real" camera, this cute feller had disappeared. I find I get to collect a lot of cell phone images that would have escaped, even if they are not the highest quality imaginable. But, I'm not about to take listing photos with the cell phone.

When I reached for the mail, he was as startled as I was, but he only hid around the corner.
And then the paparazzi showed up to pester him.

Pollen in Cary, NC? Oh, yeah. We got that....

We get a little pollen in the air in Cary in the spring.

This photo is from a tour I took this week, and the hazy air is full of pine and oak tree pollen.

Today I was in North Raleigh, and it seemed like near-blizzard conditions, with yellow/green pollen blowing through the neighborhood I was in.

This isn't pretty stuff, but I have also dealt with inches of snow this time of year.
I will take the pollen, thank you very much!
