cary: Wake County Property Tax Value is NOT Market Value! 60 Seconds in Real Estate, Cary NC - 07/12/11 08:01 PM
We see it routinely in the Cary area. Listing Agents shout, "Priced $Thousands below Tax Value!!"
It doesn't really mean much. If the difference is in the tens of thousands, then a Buyer might wonder if the Seller should have appealed the assessment and tried to have it lowered to

What's behind Door Number 2?
Big Commission! Huge Inducement?
I just got the email telling me that I can score a nice 7% commission at a new home community.
I guess that means I should reschedule all appointments, kidnap a customer or two, and run by there tomorrow?
This is why we encourage

Property disclosure requirements vary from state to state, and I thought I would visit on the North Carolina Real Estate Commission's NC Residential Property Disclosure Statement.
The requirements and responsibilities are fairly simple:1. Sellers, don't fib. (Always a good rule, methinks.)2. Buyers, do your own proper due diligence. Investigate and

I had my first real estate signs made almost 6 years ago and in hindsight, I think I did very little right.
Well, I got my name spelled right.
But...
I used my office phone instead of my cell phone.
I bought sign panels to fit used frames that were given

I use flyers on my listings. In flyer boxes, and of course in the home where I also offer a document package for the serious buyer to take along..
I'm not sure exactly why I do curbside flyers, but it feels like real estate marketing.

cary: What's in YOUR Easter Basket? I got SPAM! - 04/24/11 11:50 AM
This stuff seems to run in packs. And out of the blue on Easter Sunday Morning, I find spam in my basket. A basket full, in diffferent accounts, at that. Including these two from "acquaintances," which makes me linger for a nanosecond longer.
The FBI has a tasty little attachment for

cary: So I'm thinking it may be time to look for a new camera... - 04/22/11 11:56 PM
A new camera? Possibly a DSLR?

cary: Cary, NC: Photos from a little stroll after lunch - 04/05/11 05:17 PM
The new Keller Williams Cary office really enjoys the classic "Park-like Setting" that we see so often in MLS descriptions.
