Last week I told prospective listing clients that the only feedback worth a bucket of spit is an offer. They agreed with me. That is what they hired me for. To bring them an OFFER, and negotiate it into a CONTRACT. So we can get to CLOSING. Nowhere in the listing agreement (18 comments)

The frenzy I see at the looming expiration of the $8,000 1st time Buyers' Tax Credit has me revisiting some thoughts I have had for a few years.
While the Cary/Raleigh area has fared better than many other market areas, we are not immune to the forces affecting the real estate industry.

I keep a booth at the Southern Shows events in Raleigh. That would be the Southern Ideal Home Shows, both Fall and Spring Edition. I hover on the bubble, whether to continue to do them, or not. But I enjoy meeting people in that milieu, and so I keep on.

I'm calling out for staging. That may amaze some people, that I would want to see houses staged for my buyers. But, I'm starting to think that I really want to see garages staged. With vehicles. One per space, as marketed.

I showed a Cary home last week with a feature that I don't see often enough. Pointed it out to the clients, and they agreed it was pleasant.
The stairs. The staircase was not endowed with hand-carved balusters or tacked-on mass-millwork MDF trim. It was not a dramatic sweeping complex curve of exotic woods. (5 comments)

At just under 1.5 acres, Heater Park offers pleasant natural surroundings.
There are tall hardwood shade trees, a stream, and all around one can hear the sounds of nature. Birds love the area.

Clients came to town Saturday and 4 or 5 of their Favorite choices had gone under contract last week.
Under $250,000 is moving in Cary.
Now, come December 1, the $8000 subsidy for 1st timers ends.
That will remove about 45% of the buyers from our market dynamic. (6 comments)
