durham: Triangle Real Estate Investment Opportunities: Searching for Multi-Family Residential Listings - 12/31/10 10:27 AM
Triangle real estate investment opportunities abound.  Whether you seek a small multi-family property as a home, hoping that your tenants will pay your mortgage, or you want to buy a small apartment complex, there are numerous listings for review and consideration.
I am located in Cary, NC, but within easy reach as an investor of Raleigh, Durham, Chapel Hill and can pull up listings in all those areas for investment-oriented buyers.
So, I set up a search of all listings in Wake, Durham, and Orange County.  The search can be bookmarked to check for automatic updates when agents add multi-family listings.

durham: Cary, NC: Westpark Offers Custom Homes in a Wooded Natural Setting - 10/20/10 11:16 PM

Westpark is a neighborhood of custom homes in Cary, NC.  Westpark is located on the east side of North Carolina Highway 55, South of the intersection with High House Road.

This location makes Westpark attractive for easy access to Cary, Apex, and north to Durham and the Research Triangle Park.
Westpark was developed in the late 1980's, and homes were built by a group of local custom builders.  Homes tend to be from 2000 to 3000 square feet, and traditional style.

Attractive Westpark community amenities include wooded lots, walking paths, a community pool, community … (0 comments)

durham: Chickens? In Cary, NC? Maybe one day! - 10/10/10 10:51 PM
Chickens?  In Cary, NC?  Maybe one day.  We can hope.
I was in Asheville, NC, a few weeks ago, and the folks next to my sister had these beautiful "free range" back yard flocksters.  "Free range" meaning as far as they could wander in about 6,000 square foot impoundment.  they were gorgeous, and my sister says the FRESH eggs are even better.

But, keeping chickens in the back yard is illegal in Cary.
Raleigh folks have chickens.
Durham folks have chickens.
Chapel Hill folks have chickens.
So what's up in Cary?  Are our leaders so afraid of a few … (9 comments)

durham: REBLOG ACTIVERAIN CORP: Would You Like to Bring RainCamp to a City Near You? - 07/29/10 11:03 PM
Well shucks now, see here, all you Raleigh, Cary, Durham, Chapel Hill, Wake Forest, Apex, McCullers Crossroads, etc, etc, Pilgrims, you need to be sounding off on this one.
There is a huge void in the map and Raleigh will fill it QUITE nicely.

Via ActiveRain Corp.:
Recently, the RainCamp train made a slight deviation from its normal 'Big City' course. After doing LA, New York, DC, Dallas, Chicago and a number of other big market cities, we booked a RainCamp in Prescott. Some of you may have been thinking, "Prescott? Where the heck is that and how did RainCamp end up … (8 comments)

durham: Why do I need your Referral? I already have a phone book... - 12/04/09 04:11 PM

Seems like a lot of Cold Call Referrals making the rounds lately.
As if local folks can't reach out to local folks.  Au contraire: We have ways.
That's right.  I have a whole stack of phone books.  Cary, Raleigh, Apex, Morrisville, Holly Springs, Durham, Garner; I have them all.  If I wanted to call someone with whom you have never spoken; if I wanted to make contact with no information, just a name and a number; if I wanted to make a cold call to someone who is definitely NOT expecting to hear from me....
Well, I have that opportunity already.  … (8 comments)

durham: Framing the Roof: Cranes and Trusses - 08/19/09 02:05 PM
I get a kick out of watching the house frame go together. The crane lifting trusses to start the roof framing is a favorite.

This is one that was going together near a new home that clients are having built in Grandale in SW Durham. I came by at just the right time with my camera to get a few shots.

The truss has to be supported properly. It will hang vertically all right when rigged right by the ground man. If twisted abruptly, the metal gang nails that join the framing members in the truss … (7 comments)

durham: Morrisville, NC: Vacant land is a rare commodity. Find it here! - 06/03/09 09:40 PM
Morrisville is a hot spot of activity, with a great location between Cary, Raleigh, RDU International Airport, and the Research Triangle Park.
Many residents live in Morrisville due to the easy commute to RTP.  Sometimes it is a compromise for a two-income household.  One person commutes to RTP, and the other may have an easy drive to employment centers in Cary, Raleigh, Durham, or Chapel Hill.
With the extension of the freeway, NC 540 connecting West Cary and North Raleigh as it passes through Morrisville, the small town has become an easy jumping off point for many Triangle attractions.
Residential building lots … (0 comments)

durham: Blogosphere scoops... BCR, Kiplingers, WRAL, and Raleigh #2 City out of the top 25... - 05/26/08 08:30 PM
I'm usually on top of these "Top 10" and "Top 25" things.  They tend to be a little frothy, and a little fun, and a little promotional, and this one got past me.
Leesa tells us about Kiplingers rating Raleigh the #2 city in the USA, based on common parameters.
But earlier yesterday my favorite Durham Blogger, Bull City Rising, broke the news that WRAL divulged the results a few days early.  The story was embargoed information, with release scheduled for May 29th.
LOL  "Stuff Happens."
If you are going to read just one Durham blog, I suggest you start with BCR's … (2 comments)

durham: Raleigh, NC, Metro #1! Again! Forbes has us figured out. - 03/19/08 09:22 PM
Anytime you can garner a Number 1 ranking from Forbes, I guess it is time to crow a little.
And Forbes has delivered again, labeling the Raleigh Metro Area #1 for Business and Careers.
Who am I to disagree?  I love it here in Cary, in the Raleigh Metro Area.  And it feels great to be a sincere booster for my chosen home town.
We have great economic engines in the Research Triangle Park, wonderful NC State University, and North Carolina State government.
We have high levels of education, with a great percentage of the population holding advanced degrees.
And we are continuing to attract top talent … (6 comments)

durham: Dog Bombs, the Sequel: Passive Crime Deterrent, like Lojack for trespassers... - 01/11/08 09:05 PM
Just when you thought it was safe....
A guy can't make this stuff up.
Straight from the Raleigh News and Observer:
18 year old kid quaffs a couple of cold ones and manages to park poorly in Durham.  In this other feller's front yard.
Miscreant dismounts his ride and makes a run for it on foot.
Durham's finest come by and track him down.  See, he parked in the front yard of a feller who keeps about a quarter-ton of dogs, with the two largest making regular and generous deposits in the front yard.
The gendarmes see a footprint in one of the deposits, and a trail … (18 comments)

durham: Cary NC Real Estate, Do you do "Animal House" Real Estate? - 10/18/07 09:42 PM
What should the relationship with a real estate agent feel like?
Should a client or prospective client expect consultation... or manipulation?
Pressure, or presentation of facts?
Old school boiler room tactics, or the comfort of working with an agent who really cares?
I prefer to work with clients on a personal basis, responding to their needs, and anticipating where that will take us.
How compatible are pressing for the sale, "badgering" the client like an adversary, and working as a fiduciary?
Badgering is aptly portrayed in the Johnson Auto "Tired of being Badgered?" advertising campaign that lampoons old school sales, and is currently in … (7 comments)

durham: Triangle Commercial Space report - 06/01/07 06:06 AM
Recently the Triangle Business Journal released their quarterly insert: SPACE, their regular report on commercial real estate trends in the Raleigh-Durham area.
For the first quarter of 2007, TBJ reports that the commercial sector took a slight breather after a torrid 2006 second half.
Net Absorption dipped in all four classes, Office Space, Flex, Warehouse, and Retail.
Leasable Square feet increased in three classes, with only Flex Space adding no new square feet from the end of Q4/2006 through Q1/2007.
Vacancy Percentages were up in three classes, with only Office Vacancy declining slightly.  The lower Office Vacancy was spurred by demand for Class C space, with a … (0 comments)
