Home Owner Associations are quite common in the Cary, NC, area, and nearly universal in neighborhoods of new construction.  In the 1990's regulations were passed mandating that developers provide for maintenance of common areas in new subdivisions of over 20 homes.  This provision almost always leads to creation of an entity to handle this maintenance.  Ergo, the proliferation of neighborhood Home Owner Associations.  "HOAs."Homeowners pay dues to the HOA for this management.  In townhome and condo communities, the dues may also cover landscaping and exterior building maintenance.  This will typically result in higher HOA dues in these communities.Generally, the Association will … (3 comments)

Chickens?  In Cary, NC?  Maybe one day.  We can hope.
I was in Asheville, NC, a few weeks ago, and the folks next to my sister had these beautiful "free range" back yard flocksters.  "Free range" meaning as far as they could wander in about 6,000 square foot impoundment.  they were gorgeous, and my sister says the FRESH eggs are even better.


But, keeping chickens in the back yard is illegal in Cary.
Raleigh folks have chickens.
Durham folks have chickens.
Chapel Hill folks have chickens.

It seems that some Cary, NC, residents are considering asking the Town of Cary to intervene and to develop subjective appearance standards for homes in Cary.

John's Pointe homes have 3 to 5 bedrooms, 2.5 to 3 baths, and range from 1700 square feet to 2300 square feet.  2 car garages are typical.  Listing Prices and sales range from $150,000 to $215,000.  HOA dues are approximately $300 per year to maintain common areas.

Madison Oaks in Cary, NC, is a small neighborhood of starter homes that was built from 1989 to 1994.  It is centrally located to take advantage of Cary amenities and services, and easy access to the Research Triangle Park, Raleigh, NC, and NC State University.
 
Homes vary from 1200 to 2000 square feet, with most being in the 1400 square foot range. 3 or 4 bedrooms and 2 to 2.5 baths are typical.  Lot sizes are from .2 acres to .5 acres or more.  Wooded lots are the norm.

Heritage Point is a subdivision of fine custom-built homes in North Raleigh, off Creedmoor Road, near the intersection with I-540.  Most homes were built in the late 1970's to mid-1980's with a few homes dating from the 1990's.  Besides the custom features of the homes, a hallmark of the subdivision is the lots.  Most lots are one acre, or more, with some lots over two acres in size.

We hear it all the time:
"Why do I need an agent to buy a new construction home?"  It's a very appropriate question in Wake County, North Carolina.  Half of our housing inventory is new construction.
So, why should you use an agent when you can just go in and buy from the Builder's representative.  The term "Builder's representative" should be one tip-off.  That person is there to represent the Builder, to act in the Builder's interest, and to serve the Builder.

Bexley at Weston is a nearly new subdivision in north Cary, North Carolina.  Sixty-four homes by MI Homes comprise Bexley at Weston, with construction commencing in 2004 and the last homes sold in February, 2007.  The subdivision is located on Norwell Boulevard, between Weston Parkway and the Cary Parkway.  The community is so new, it does not appear on the Google Map with Localism.
