I prefer to work with clients on a personal basis, responding to their needs, and anticipating where that will take us.
How compatible are pressing for the sale, "badgering" the client like an adversary, and working as a fiduciary?

Sometimes you focus on your Buyer, but sometimes you owe a little attention to the Seller, too.   Seems to me that is the case when doing the little things like locking up and turning out the lights after showing a home.  Keith and Robin Perry's post indicates how common the problem is of Buyers' Agents not locking up.
 Keep your eye on the ball!  Focus!
But it seems that every week I open a home, even a vacant home, with an unlocked front door; to the extent that I now try the front door before working the combo into the lockbox.

nc: Wake County NC Real Estate: TMLS Update to allow 12 photos per listing - 10/16/07 11:25 PM
Just got my TMLS newsletter yesterday.
The North Carolina Triangle Multi-List System will soon allow the Listing Agent to upload 12 photographs for every listing.  We have been limited to ten photos.  This will be a boon to those of us who shoot 50 to 100 photos of each home and have a hard time narrowing them down to the ten best.
I hope it puts a little pressure on those NC agents who do not believe in photography.  The listings with 12 photos will stand out even more when compared to those with 1 or none.  Add in a couple of Real Estate Shows, … (4 comments)

nc: Raleigh, NC Real Estate: Cranes Over Raleigh! Downtown investment in condos and hotels. - 10/16/07 03:00 PM
I get a kick out of tower cranes.  The fellows who operate them have responsibility for the safety of all the folks below, and much of the work depends on the teamwork and trust in fellow workers.
Multi-ton components are maneuvered above the city streets, and precisely placed.
Anyway, lately, Raleigh, North Carolina has been spotted with cranes as hotels and mixed-use towers are assembled.  Today I thought I would catch a few and pass along for all to enjoy.

nc: Cary NC Real Estate, Treo snaps vs. Kodak Photos. Talk on the phone. Take photos with a Camera! - 10/11/07 01:18 PM
Anyone serious about selling their home might like their agent to be a little technically hooked up.  I find my Treo 700WX to be priceless.  I might even love my Treo.  (I even put it on my desk before going to the rest room.)
I like that my Treo has a camera, albeit a 1.3 megapixel snap shooter.  If I see something cool, I can grab a quick shot.  But, that camera doesn't qualify for real estate use.  Most certainly NOT for shooting listing photos.  And i'm no purist.  When it comes to photography, I am a ham-and-egger with a camera in the car.

nc: Cary NC Real Estate, Amazing gas main fire in Cary, 10/10/2007 - 10/10/07 09:17 AM
A backhoe operator pierced a gas main today before lunch at the intersection of Kildaire Farm and Tryon Roads in Cary, NC.   Our Keller Williams Cary office is just down the street less than a quarter mile.  This is one of the busiest intersections in Cary, and will be blocked off for most of the evening, and then as long as it takes to repair the road.
Businesses were evacuated, and ambulances to the nearby Wake Med Cary Hospital were diverted.  Traffic will be snarled all evening, as the fire continues to burn while the Gas Company attempts to install a stop … (10 comments)

I visited with the listing prospect in Raleigh, NC, the other day.
I knew what I was going to see:  an older home that hadn't been loved very much for quite a while.
He had other interests.
We could have made a long list of things to do to the property.
Or, and this is what I did:  We could plan to have the place professionally cleaned, yard given a good shot by a professional yard crew, and move it into the market.
I couldn't tell him he would recoup update costs, let alone the value of his time.  And he truly doesn't need the hassle of chasing contractors.

Enough already.
I went out to preview a Cary, NC, property for out-of-country Buyers tonight.
It has fresh paint, new carpet, and refinished hardwood floors.
All it needs is a few updates.

That's right.  It's messed up pretty thoroughly.
The paint work is horrendous.  Receptacle and switch plates were not removed, but painted around.  And in some cases there is a 1/2" wide smear of paint on them.  One receptacle is painted green.  The plate is clean, as it must have been missing.  In another place, there is an electrical receptacle and a phone jack less … (4 comments)

 Kelly Glen, on a rural ridge along Kelly Road, in Apex, NC, is a neighborhood of quality starter homes built by local custom builders in the 1990's.

Troon Village couldn't be in a better location in Cary, NC!  From this condominium complex, you can walk across the street to Trader Joes, Staples, and several other retail services and restaurants.  Just down Kildaire Farm Road, all sorts of retail and services exist, as well as Western Wake Medical Center.  The community is bordered by Wimbledon, a beautiful Cary subdivision that ensures a quiet neighbor.  There is no street access into Wimbledon, so the communities do not create undesired through traffic for each other.

nc: Cary and Raleigh, NC Real Estate: "Five, Four, and a Door." Traditional colonial homes Rule! - 09/26/07 02:36 PM
I just loved the saying the first time I heard it.  "It's just a regular old 'Five, Four, and a Door.'"
I hesitated, and then realized we were talking about the ubiquitous and time-tested traditional center-hall colonial home.  Most of these photos are from Cary, North Carolina, with a couple from Raleigh, NC.

Five windows on the second level, with a center door flanked by two windows on either side.  Pretty well sums it up.  And we have a LOT of them in Wake County, NC.

I think this gives testimony to the 5/4 and a door, center hall colonial's livability and multi-generational appeal.
