You can find almost any sort of lot in Raleigh.  Small building lots, townhome lots, whole subdivision phases, up to and including brownfield transition land.  Commercial?  Sure.  It's out there.
Raw land is a fascinating side to real estate.  Many buyers and sellers think it is "easier" than home sales.  The fact is, in most urban and suburban subdivisions, most planning and zoning issues have been satisfied, and with that work done, the attention turns from the dirt to the "improvement," the home.

Morrisville is a hot spot of activity, with a great location between Cary, Raleigh, RDU International Airport, and the Research Triangle Park.
Many residents live in Morrisville due to the easy commute to RTP.  Sometimes it is a compromise for a two-income household.  One person commutes to RTP, and the other may have an easy drive to employment centers in Cary, Raleigh, Durham, or Chapel Hill.
With the extension of the freeway, NC 540 connecting West Cary and North Raleigh as it passes through Morrisville, the small town has become an easy jumping off point for many Triangle attractions.

I don't know John Wall, but I know of his basketball skills and of the bright future he holds in his hands.  I know he has found the basketball spotlight in Raleigh, NC, and in prep basketball and in the college hoops recruiting worlds.  There is even speculation that he should jump directly to the NBA.  He says he wants "the College Experience."  I hope that includes a degree.

Relocatees to the Triangle often ask, "Why are there no basement homes in Raleigh area?
Well, there are.  We have basement homes in Cary.  We have them in Raleigh.  And in Apex and Morrisville.
Basements are not the rule, however.
See, we don't have the issues here that folks have to deal with in colder climates.  We only have a 15" frost depth in Cary and Raleigh.  This means that the top of the foundation footer for a home only must be 15" below the surface to avoid frost heave.  To get a basement would entail excavation of another 8 feet … (2 comments)

The distinction between condominiums and townhomes escapes a lot of folks. And many North Carolina agents, too. So I did a little Real Estate Show test from photos of buildings in Raleigh, Cary, and Apex, NC.
Play the real estate show below and on a piece of paper indicate whether each of the 15 structures in the photo is a condominium or townhome.
See, you can't really tell by looking at a building.
You MUST look at the legal description to determine whether you are looking at a condominium or a townhome.

nc: First-Time Homebuyers: $8,000 is not enough to make a stinky deal worthwhile! - 03/30/09 06:06 AM
So, every agent in Cary and Raleigh and Wake County is trumpeting the $8,000 first-time HomeBuyer's Tax Credit.  And we are all reaching out to first-time buyers to help them.
Well, the Tax Credit is great for Buyers who need to do something this year.  It can make buying more palatable in a tough market, amongst incredible doom and gloom.
But, $8,000 is NOT a good enough incentive to get into a bad deal.  $8,000 is not enough money to compensate for poor real estate advice from a professional Realtor who is supposed to represent you as a fiduciary.

It seems so evident that a Realtor would recommend top quality service professionals to clients.  Yet it is common to see advice to "Never use the people recommended by the Realtor."  Home inspectors come to mind immediately. 
Who better to recommend a home inspector for a Home Buyer?  The Cary Realtor who has seen innumerable inspection reports by local guys, or your co-worker's brother in law, who had one guy do one inspection a few years ago in Raleigh?
Liability?  Can we avoid all liability and still act in a fiduciary role?  Aren't we being paid to face down liability?

nc: I Went to the Foreclosure Auctions. Surreal! - 12/03/08 06:28 AM
Yesterday I went to the Wake County, NC, Courthouse to observe the foreclosure auctions.  Considering that the auction means that someone is likely losing the roof over their head, "surreal" is an apt description.
The casual-to-grungy setting is the well-worn lobby of the courthouse entrance on Salisbury Street in downtown Raleigh.  On the south wall, there is a large bulletin board, in calendar days format, i.e., numbered from 1 through 31.
Each of the calendar "days" is a little larger than 8 1/2″ x 11″ as this allows posting of notices for that day's auctions.  The notices are all clamped into one large binder clip, … (45 comments)
