north carolina: If Real Estate was NASCAR, which driver would YOU be? - 05/22/07 01:36 PM
Imagine if real estate overnight became NASCAR and all agents assumed the identity of various NASCAR Drivers.
I identify more with drivers from the past, like the King, Richard Petty, who managed to bump the back of a car on I-85 when the pace of traffic didn't suit him.  And he was in a political campaign for statewide office in North Carolina!
Then there was the late Intimidator, #3, Dale Earnhardt, who could pull up close and make a weaker driver surrender his spot.  Or another favorite, Dick Trickle who was one of the last to circle the track while having a smoke.  "What, … (3 comments)

north carolina: Cary, NC Real Estate, Measuring up. Tale of the Tape: ZOUNDS! That house is GROWING! - 05/19/07 02:10 PM
My chum Rama talked to me yesterday and invited me on a measurement of his latest listing this morning.
Cute 1 1/2 story home with a porch and nice dining room bay window.  Great central location in Cary, NC.  Walk to school and Starbucks.
We did a little homework and determined that Wake County thought the place had 1221 square feet.
And when it last sold several years ago, it was listed at 1375 square feet.
Checked the tax rolls and the folks in Raleigh show a "Fully Finished Attic."  Good, we had no permitting issues.  We currently have an epidemic of homes hitting the market in North … (2 comments)

north carolina: Quietly minding my own business and...MEME'd by Ray Nellum!!!! - 05/17/07 03:00 PM
My friend, Sell 'um Ray Nellum MEME'd me on March 27.  And hasn't blogged on AR since.  Ray?  you there?  If you're out there waiting for me, I'm here...  MEME??  I had to research what the heck I was into.
Some things I think I think:
1.  When I butcher high notes, glass shower doors have been know to explode.  But I keep awashin' and awailin'.
2.  I like history.  And, who your family is and who your folks were is important, IMO.  My mother was the daughter of Presbyterian medical missionaries to Persia.  She had a considered perspective on any topic.  My Dad was the … (9 comments)

north carolina: REALTORS®Land Institute: "Under All There Is The Land" Count me in! - 05/12/07 06:07 AM
I just finished two days of Land 101 at North Carolina Association of Realtors in Greensboro, NC.
Good Stuff, I'm joining RLI, and I'm looking forward to getting deeper into 1031 territory at the first opportunity.
Lou Jewell, the Landman, and Dale Fulk from Rogers Realty & Auction Co., Inc. taught, and it was extremely interesting just hanging out for two days with agents who handle a lot of land transactions.  And great of Lou in particular to yield the floor to John Gardner, he of the wry sense of humor, a few times to hold forth on his experiences.
Land is fascinating to work with, but … (2 comments)

north carolina: Cary, NC Real Estate, The battle for Affordable homes in Cary - 05/11/07 04:40 PM
Averge new homes in Cary, NC cost about $500,000.
That is not good enough for some Cary or Wake County or North Carolina lawmakers.
One way to raise the average cost of housing is to make the entry level cost of housing higher, raising the average from the bottom up with unnecessary additional fees.
Three current proposals and movements are coming together to make this less than lofty goal a reality.
1.  Cary is now proposing to design home facades.  Having been criticized in the past for being "Cookiecutterville," Cary leaders now are dabbling with proposals to meddle with what they see as overly repetitive design in new … (2 comments)

Tonight we are looking at Stoneybrook Estates, a beautiful neighborhood of 1960's and 1970's homes in a great central location in Cary, NC, adjoining Farmington Woods.

Once in the neighborhood, you will be entranced by the beauty of lush mature landscaping, including blooming azaleas, and tall, arching mature shade trees.  Stoneybrook Estates was built at a time when houses were placed among the trees, and the trees were honored, rather than clear cut with disdain.

north carolina: "Foreclosures are for Rich People." - 05/04/07 07:24 AM
I get the question routinely.  The exchange goes something like this:
"Can you help us find a foreclosure home?"
The answer is, "Yes.  I can.  Why do you want one?"
Most of the time I hear, "Well, we want to save money."  Hoping to get a deal, or similar motivation.
Most often it is a young couple looking for a first home.  And I have to tell them the grim truth about our Wake County foreclosure market.
"O.K.  Do you have your mortgage lined up?"  No point in shopping for a home if you haven't shopped for the money.
If not, they need to backtrack and take … (11 comments)

north carolina: Listing Identity Crisis: Mobile, Manufactured, or Modular? - 03/29/07 11:07 PM
The proper identity of sectional factory-built homes routinely stumps North Carolina Listing Agents who often mistakenly label these homes.
Factory-built homes may be "modular" or "manufactured." The existence of a steel I-beam frame and wheels is not a distinguishing factor. The method of installation, via crane or roller system, is not an indicator. The amount of finish work required on-site is an irrelevant factor in distinguishing which it is. The Building Code to which it is built to conform is the identifying factor for sectional housing.
"Manufactured" homes replaced the "trailers" or "mobile homes" of the 1950's to the early 1970's.  The "Manufactured" … (4 comments)
