I use flyers on my listings.  In flyer boxes, and of course in the home where I also offer a document package for the serious buyer to take along.. I'm not sure exactly why I do curbside flyers, but it feels like real estate marketing. And I know I do them better than a lot of other people.
I create my own flyers, using Microsoft Publisher, usually with 3 to 6 photos, a few QR Codes, and bullet points for the features of the listed property. And I print this on the back of an MLS Buyer Report.  I never print … (4 comments)

property tax: Wake County, NC: Property Tax Relief Information Sessions Scheduled - 03/04/09 12:07 PM
Sessions start March 9, 2009 in Raleigh, NC, and then will be held in Zebulon, Holly Springs, and Wake Forest through April.
Wake County Property Tax Relief is aimed at elderly, the disabled, and disabled veterans, with a cap on income to qualify.
The second link above also offers contact information to gain more information from the Wake County Revenue Department, a link to an application form, and charts with examples of the programs' savings based on income and home value.

Now that we have our new Assessed Tax Valuations in Wake County North Carolina, we are seeing the usual suspects come out of the woodwork in and around Cary and Raleigh, and other areas.
Already real estate agents are huffing and puffing about assessed tax value, hoping to mislead people regarding the market value of property.  They are playing on homeowners' fears regarding higher real estate taxes.
"$10,000 below Tax Value!!!!" absolutely does not make a property a bargain.  If that is all the market will support, it is likely that an appeal is in order to get the tax value reduced so it is in line … (2 comments)

With the average reassessment increasing property tax valuations 40% on average across Wake County, The first reactions of many people, after a little shock, was "How do I get THIS fixed."
Well, don't rush the Wake County Courthouse with torches and pitchforks...  It is well-secured.

You can enter an assessment appeal by following the instructions that came out in today's mail with the reassessment notice.  Your best tool will be the price realized by Sellers in your neighborhood.  Good data is your friend.

property tax: Wake County North Carolina Property Tax Re-Assessments go public today. Average 40% increase! - 11/19/07 08:51 PM
Sounds bad, right?  A 40% increase in assessed Tax Values in Wake County, NC real estate tax values for 2008.
There's a little more to the story, as well-reported by WRAL-TV.
1.  The property tax bills will not increase by 40% immediately.  The Wake County tax rate will be reduced to prevent a massive increase in County revenue.
2.  Property tax assessed values are only tenuously linked to market value. 
3.  Rates are set annually, but assessments are only updated every eight years.  Assessments are NOT updated when a home is sold.

Wake County, North Carolina has a wonderful amount of on-line information available to the public.
Property Buyers and Sellers can access photos, notes on building permits, tax bills, deed history, subdivision or area sales, structure information, and a map of the property, including zoning, environmental features, and aerial photography.

One item that confuses many Buyers from out of state is the lack of correlation between "Tax Value," and the Listing Price of a property for sale.  Basically, it is safe to say there is no correlation between the two in Wake County, and much of North Carolina.
