How would you grade the quality of your MLS Data?  Does it matter?  Does it matter if details are properly input, if features are correct?Do rules matter?  Ethics?  Reasonable procedure?Listing agent Due Diligence of some sort prior to taking the listing?
Material facts.  Do they matter?
Carla Muss-Jacobs gets some chuckles with "WATERFRONT" Property DOES NOT MEAN: Swimming Pool."  And it IS funny.  To a point.  In the greater scheme of things, it is also a sad commentary on either ineptitude or ethics.

Searching for larger parcels of raw land in the Triangle and surrounding counties of North Carolina can be an exercise in diligence, but it also can be a rewarding search.
Even with the buying interest from developers and tract builders in the Triangle, raw land can still be found.  You won't find 100 acres within 5 minutes of the NC State Capitol in Raleigh, or in downtown Cary, but raw land is out there in more rural locations.

Sometimes breezy.  Sometimes more insightful.  But, they locate and shine light on a many fine blogs written in Raleigh and the Triangle.

I had lunch with my Web Guru, Hal Goodtree, yesterday, and we discussed some possible upgrades and changes to my site. Best of all, he picked up the tab. I'm on the hook for next time and hope he doesn't expect lunch at the Cary version of the Chop House. Oh, whatever. Hal laughs when I think I've told a joke. Mega-Props for that.
We discussed site maintenance I need to do, like cleaning up a little clutter, and the number of visitors I have had. It is very encouraging.

It's a tough market out there.  Sure is.  The Triangle is strong, but not immune to market forces.  Why make it worse for yourself as a Buyer?
Some folks think that they call the tune strictly because they call themselves "Buyers."   That's not enough!  Real "Buyers" bring credibility, also known as proof of "Dollars" to the table.  There are TWO parties to the transaction, and Sellers retain the right to sell, or to continue to own the property.
Sellers need assurance that you really can buy.  While their house is off the market for you, they lose other more qualified Buyers.  Your "prequal" letter may … (4 comments)

I was fooling around with today's Hot Sheets and decided to calculate some DOM figures.
As of 10:35PM today, 57 homes in Wake County, NC, went to "Pending" status on the Triangle MLS.
Average Days on Market:  96.   Not too pretty...
Well, let's deduct the 4 that went from "Active" to "Pending" to "Closed" in a matter of minutes.  Somehow I think they were under contract and "Pending" as much as a few weeks ago.
And let's dump the Duplex, and focus on detached SFR's.
And let's forget the 6 new construction homes and foreclosures, like the new construction home that went on the MLS before the … (13 comments)

REALTOR Magazine Online yesterday mentioned a Christian Science Monitor story about population growth in "Affordable, Warm Cities."
They reported the great population growth in many affordable suburban towns near larger Southern cities, similar to the BusinessWeek.com experience I enjoyed. 
We are right next door to Raleigh, North Carolina, so I think that suburban description fits.
So they misspelled Cary as "Carry."  More commonly we get "Carey."
Whatever.  We'll take it.  Great to have escaped the brunt of the "housing slump."
Glenkirk built out fast.                                             As did Bishop's Gate and Weathersby.

Recently the Triangle Business Journal released their quarterly insert: SPACE, their regular report on commercial real estate trends in the Raleigh-Durham area.
For the first quarter of 2007, TBJ reports that the commercial sector took a slight breather after a torrid 2006 second half.
Net Absorption dipped in all four classes, Office Space, Flex, Warehouse, and Retail.
Leasable Square feet increased in three classes, with only Flex Space adding no new square feet from the end of Q4/2006 through Q1/2007.
Vacancy Percentages were up in three classes, with only Office Vacancy declining slightly.  The lower Office Vacancy was spurred by demand for Class C space, with a … (0 comments)

triangle: Buyer asks, "What's the black stains on the roof of so many homes?" - 03/02/07 11:38 AM
One of the first things a Cary Buyer relocating from the North notices is the black stain that develops on many roof surfaces in the Triangle area.  And they want to know if it is a problem, or if the roof is degrading. 
The stain is cosmetically unsightly, but harmless to the shingles.  It is caused by an algae, and actually is the algae's waste.
You will see it in areas of a roof that stay damp a little longer than areas that quickly dry.  It is prevalent on the north side of a home, shaded areas, and valleys that hold water just … (6 comments)

Many folks list "Best Schools" as a top concern when relocating to the North Carolina Triangle area.
Different from many areas, North Carolina organizes and administers school districts at the county level.  This can be confusing to people who assume they will send their kids to the school nearest their new home.  Complicating matters is the rapid growth of the Wake county area.  We are told that 65 people move to Wake County DAILY.  Booming growth is not an easy orchestration to choreograph, and often schools are filled beyond design capacity.
