Foreclosures Spread Throughout America

San Diego has seen its share of foreclosures; in fact the whole state of California has been one of the hardest hit states in America. In many new home communities and subdivisions of the early to mid 2000’s foreclosures and short sales are the 2 main groups of available homes for sale in the San Diego MLS. Areas where most of the home loans were interest only stated income loans with Adjustable Rate Mortgages or ARM’s are falling victim to the economic crisis and unemployment epidemic.

I recently read an article on CNNMoney.com and they listed the top 5 foreclosure hot spots all out of the State of California. The top 5 foreclosure areas in the United States were; McAllen Texas, Burlington Vermont, Lincoln Nebraska, Gulfport-Biloxi Mississippi, and Sioux Falls South Dakota. With states like California, Michigan, Florida and Nevada usually at the top of the list we’re finally starting to see that all of America is on the chopping block. In big numbers too. I know Obama and the current administration want to keep every American in their homes but it’s not their call, it’s the facts of life and the facts of business that make it unrealistic. Just another false HOPE and broken promise or is pushing the 1.6 Trillion Health Care debacle through more important right now. I wish they would fix one thing before they break another.

McAllen, Texas – 1 in 251 homes are foreclosures up 1,197%
Burlington, Vermont – 1 in 4,436 homes are foreclosures up 400%
Lincoln, Nebraska – 1 in 2417 homes are foreclosures up 240%
Gulfport-Biloxi, Mississippi – 1 in 492 homes are foreclosures up 140%
Sioux Falls, South Dakota – 1 in 492 homes are foreclosures up 116%

NAR Asking for Extension of the First Time Homebuyer Tax Credit

I read a recent article titled: Realtors® Urge Congress to Act Now to Extend Homebuyer Tax Credit. In the article the National Association of Realtors included some facts about how many first time home buyers were helped into their new homes by the tax credit which will end on November 30, 2009. I know it's helped here in the San Diego Real Estate Market and many of our clients have taken advantage of the incentive.

Below is an excerpt from the article:

The National Association of Realtors® is calling upon its 1.2 million members to urge Congress to extend the successful homebuyer tax credit into next year.

Since its inception earlier this year, the $8,000 first-time homebuyer tax credit has brought 1.2 million new buyers into the market-350,000 of whom would not have purchased a home without the credit, according to NAR. The credit is due to expire November 30.

"Now is the time for Congress to keep this recovery going by extending the tax credit through 2010 and making it available to more homebuyers. We have all seen how the credit has been a spur to bring homebuyers into the market, and have seen the beginnings of a real recovery in the housing market. Housing has always led this nation out of economic downturns, and can do so again," said NAR President Charles McMillan, a broker with Coldwell Banker Residential Brokerage in Dallas-Fort Worth.

Realtors®, the leading advocates for homeownership and housing issues, will be writing to their Senators and Representatives to tell them of the successes with the tax credit thus far and to press them to extend and expand it now.

The San Diego Real Estate Market has seen better days. It's not that there aren't buyers seeking that perfect place to call home sweet home it's the little inventory they have to choose from. Inventory is low especially in some areas of San Diego County in the first time homebuyer price ranges. So low that many VA and FHA buyers are taking their chances on short sales, which may or may not ever close escrow, and waiting it out.

I can't tell you how many questions I answer on Trulia about buyers and short sales. Buyers are always asking, what takes so long, how come the banks won't approve my offer, what's going on, why did they take another offer, why did the bank foreclose on the home when I had an offer on it for 8 months, why is the seller declaring bankruptcy, and on and on. It's like writing an offer on a home and putting it into a black hole and hoping something good comes out on the other end. It usually doesn't.

Keep in mind if you're a buyer who wrote an offer on a short sale you probably are in competition with 5 to 50 other buyers. Only 1 of those offers will get accepted and many times the home will go to foreclosure and no one gets it. It's frustrating for everyone involved including all agents, the negotiators at the banks, sellers and all the other buyers trying to buy the home. Just think how the seller feels..... they are losing their home, their dreams, their investment, they and their family - kids, dogs, cats now need to find another place to live, most likely a rental or in with family, and their life is being turned upside down. Kind of puts things in a different perspective when you look at it from the side of the one who is losing the home.

San Diego Home Buyers using a VA or FHA Loan to buy a home or condo are often in third and fourth place when writing offers on foreclosed properties. They have that going for them too. The problem is with so many investors in the market buying foreclosures for cash or large sums of money down in conventional loans the VA and FHA loans aren't usually the best way to go for an asset manager looking at offers on the REO asset they are managing. On cash offers they don't have to worry about appraisal issues or finding out a buyer really doesn't qualify for the loan to buy the foreclosure. It's an unfortunate situation that people who want to buy the home to live in and be part of the community are being put in the back seat to investors looking to make a buck. But it is what it is and for now it's bad news for some VA and FHA buyers. Hang in there. Times will change.

2009 Art Walk on the Bay in San Diego

This year Art Walk on the Bay located in the Seaport Village area of Downtown San Diego was an incredible art event that all will remember. It was held on September 12 and 13 2009 at the Embarcadero Marina Park right next to Seaport Village. The event had many local artists featuring their paintings, photography, sculptures, glasswork, jewelry and many other arts and crafts. Local photographer Dennis Harris was on hand featuring some of his incredible photography.

Seaport Village San Diego and the Didgeridoo Man

If you live in San Diego and you haven't been to the Seaport Village in Downtown San Diego you're missing out. If you're planning a vacation or a short visit to San Diego make sure you put Seaport Village on your list of things to do. Seaport Village is located in Downtown San Diego right on the San Diego Bay. The views are incredible to the city and to Coronado. Seaport Village is a collection of shops and restaurants in a fantastic San Diego Bay Front setting. It's a great place to spend an afternoon and there's plenty to do for grownups and the kids.

The day I went there was a man playing a Didgeridoo. A Didgeridoo is an Aboriginal Instrument that has a very unique and tribal sound. The man who played it was incredible - must see live to appreciate the sound.

The Poway Coors Rodeo September 25 - 27 2009 Poway, San Diego California.

We were invited to head on out to the Rodeo in Poway by a good friend. We couldn't resist because we knew how much fun the event would be. We went up on Saturday Night on September 26 and found the tickets to be reasonably priced thanks to the many sponsors who helped out including Wal-Mart and Coors. The crowd was great and it felt like being in the mid west at a hometown rodeo. Well I would have to say Poway is San Diego's little piece of the Country in San Diego County.

We arrived and took our seats in the stands and enjoyed the bronco riding and then the Shooting Stars Drill Team. What a show! The sheep riders were having a good time riding the sheep as hard as they could. The bull riders came out and gave it a go and the bulls were tougher than ever. I got a new cowgirl hat for the night and took a picture for my FaceBook. I attached quite a few videos of the night.

It was a great Poway Rodeo and next year I'm getting a front row seat and getting there early.

Making a Difference at the Five Star Conference in Fort Worth

The Five Star Default Servicing Conference and Expo officially kicks off September 20th, 2009 and runs through September 23rd. The event is being held at the Fort Worth Convention Center and Omni Hotel in Texas. Steve Forbes is the featured speaker at this huge event for the default servicing industry. The Five Star attendees have many opportunities to network with others in the industry and to sharpen their skills with the Five Star Academics and the Five Star Institute classes.

Many in the default servicing industry are preparing for the next wave or waves of foreclosures to hit the market. In many areas of the country like here in San Diego this will be a welcoming event. That's right, welcoming. In many price ranges and in many areas of San Diego County California the inventory has had buyers looking at some pretty slim pickings. Many of the first time homebuyers trying to take advantage of the 8,000 first time home buyer tax credit are left in backup offer position to the cash offers. These first time home buyers also come in second place to offers with conventional loans with lots of buyer money in the deal. Some of the reasons for this are that the asset managers and banks like to accept the cash offers and large downs because they have less of a chance of falling out of escrow due to loans falling apart and appraisals not coming in at loan value. A symptom of the market.

Foreclosure moratoriums are being lifted in some areas of the country. California for instance has the California Mortgage Foreclosure Prevention Act that was signed by the Governor on February 20, 2009. The California Foreclosure Prevention Act modifies the foreclosure process to provide additional time for borrowers to work out loan modifications while providing an exemption for mortgage loan servicers that have implemented a comprehensive loan modification program. Civil Code Section 2923.52 requires an additional 90 day period beyond the period already provided before a Notice of Sale can be given in order to allow all parties to pursue a loan modification to prevent foreclosure of loans meeting certain criteria identified in that section. A mortgage loan servicer who has implemented a comprehensive loan modification program may file an application for exemption from the provisions of Civil Code Section 2923.52. The Foreclosure Angel Foundation was born when Marilyn Mock saw a need in November of 2008 to help her neighbor who was about to lose her home. With nowhere else to turn but the streets, their home went up on the auction block.

Marilyn bought the home at the auction price and sold it right back to the owners at the now lower cost. Marilyn had a keen sense that "It could be me in that situation." One major life change could rip her family from their home too.

Hilltop High School Homecoming 2009 50th Anniversary

I went to the Hilltop Homecoming football game on Friday September 2 2009. The Hilltop Lancers were taking on the Horizon Christian Academy Panthers. I got there early to watch the JV game which Hilltop won 31 to 6. The Hilltop Varsity Team way outnumbered the much smaller squad of the Horizon Panthers and when they were doing warm-ups it looked like 3 football teams against 1. The Hilltop Lancers wan the game over the Horizon Panthers but was kept close for a good part of the game.

I took some video of the Hilltop Homecoming because it was very elaborate and well put together. The homecoming included fire trucks, fireworks, Corvettes, High School Band and all the usual you would expect for such an event. The fans in the stands when crazy over the presentation and as the homecoming queen potentials drove by in the many Corvettes the cheers were ear numbing. All in all, the event was memorable and so I thought I would include the videos of the 2009 Chula Vista Hilltop High School Homecoming.

Chula Vista Wins Little League World Series

Chula Vista California defeated Chinese Taipei AKA Taiwan today to win the Little League World Series. As a Chula Vista resident since 1998 this is one of the most exciting things to happen in Chula Vista located in South Bay San Diego California. The day before Chula Vista defeated San Antonia Texas 12-2 in only 4 inning of play to advance to the final. The Chula Vista Little League Team had an amazing 9 run first inning which carried them to a seemingly easy victory over the Texans. Chinese Taipei smashed Mexico 9-4 to advance to the final against the Chula Vista baseball team. The series is being held in South Williamsport, Pennsylvania. All of Chula Vista were watching the games and the excitement in town was unbelievable.

Chula Vista vs. Chinese Taipei August 30 2009. The game was scoreless until the top of the 3rd inning with a runner on first and number 19 Sung hit a home run for Chinese Taipei. Then the next batter number 18 hits another homerun to give the Chinese a 3 run lead. Chula Vista changes their pitcher to number 19 Garcia after the second home run. He gets the out and retires the side. In the bottom of the third after one out Chula Vista has runners on second and third and Taipei walks Chula Vista's Luke Ramirez for bases loaded with one out. Bulla Graft number 20 strikes out on a full count with bases loaded. Bradley Roberto number 16 comes to bat and gets to a 3 and 0 count and then a 3 and 2 count and then hits a grounder to the second basemen who commits an error and scoring 1 run for Chula Vista. The next batter strikes out with bases loaded.

Top of the 4th was a 123 inning and Chula Vista quickly retired the side. In the bottom of the 4th after another Taipei error Chula Vista's Jenson Peterson reaches first base. Then Nick Conlin hits a smashing double and moves the runner on first to third with no outs. Chinese Taipei changes pitchers. Seth Godfrey hits a sacrifice fly to score Peterson. Still only one out and a runner on second. The next batter gets a base hit advancing the runner to third. Kiko Garcia comes up to bat and a wild pitch advances the runner on third to score and tie up the game. The runner on first moves to second base. Chinese Taipei brings in a new pitcher. Kiko strikes out for out 2 and Luke Ramirez comes to the plate and is walked for a second time. Runners on first and second and Bulla Graft at the plate and another wild pitch advances the runners. Bulla Graft gets a base hit advancing the runners and scoring one rune for Chula Vista to take the lead 4-3. The next batter strikes out.

Top of the 5th Chinese Taipei get a runner on first and second both hit by pitches. The pitcher walks the batter and brings up to the plate Chin Ou number 18 with bases loaded. Ou hits into a double play lead by Andy Rios - what a play! Bottom of the 5th Oscar Castor gets a base hit. Daniel Porras Jr. fly's out. Isaiah Armenta comes to bat and with a wild pitch the runner goes to second. Armenta stikes out. Seth Godfrey comes up to bat and hits a double knocking in a run. Andy Rios knocks in Godfrey with a base hit. Chula Vista up by 3. Kiko Garcia up at the plate and gets a base hit, runners at first and second. Luke Ramirez up at the bag and a loose pitch advances the runners. Luke fly's out at the wall.

Top of the 6th inning 3 outs to go for Chula Vista to win. One runner reaches first. But thats all. CHULA VISTA WINS 6-3!!!!

Lawrence Yun Predicts San Diego Market Recovery

I Googled San Diego Real Estate this morning and saw the top rated spot was a news article from the Union Tribune, Real Estate Expert: San Diego at Leading Edge of Recovery. The Real Estate Expert they site in the article is Lawrence Yun the Chief Economist for the National Association of Realtors.

Yun is known for making many blunders and erroneous predictions in the past.

Check out http://www.lawrenceyunwatch.blogspot.com/ for some in depth research on Yun's other predictions and faux pas. I'm a big fan of laying all the facts out on the table for anyone buying a home in San Diego County. A prediction like this headline needs to have all the facts including the ones behind the scenes.

The article Real Estate Expert: San Diego at Leading Edge of Recovery bases the recovery on rising prices and sales. Yun states that there is only a 2.5 month inventory of homes for sale and new home construction sluggish. He said that the demand is strong. In an excerpt from the article Yun confesses: "He began with a confession about how he missed the real estate bubble of 2004-06. Surely, the system had enough checks and balances to avoid a runaway market, he thought at the time. "I was clearly wrong," he said." My concern now is what else is Yun overlooking through assuming that others have checks and balances in place.

In the UT Article, "He also predicted that foreclosures will continue at high levels for the next 12 months because of the weak economy. But unlike last year, he said this year's foreclosures are being snapped up in many markets, including San Diego." The market in many areas of San Diego is saturated with many short sales. Many of the short sales have homeowners in them not making mortgage payments and in the foreclosure process while trying to short sell their home. Many agents and asset managers speak of the tidal wave of foreclosures that are coming. I wonder why the banks are holding back all of the foreclosures that should be on the market. If the foreclosures are being held back and not put on the market for sale then there is a false sense of inventory. They are foreclosed on or will be soon but the homes are intentionally not being made available to home buyers. Why? Maybe this is to stabilize and firm up the market. But is this real or false stabilization?

The question is by doing this is it creating another problem of false values like the bubble we just came out of. I don't know but the information needs to be out there for potential home buyers so they have all the facts when buying. Let's face it, when NAR says something the news and the public listens. Let's make sure they have all the facts not just the talking points for getting buyers to buy homes.

Is this last spike in sales and home prices in San Diego due to the mass of foreclosures being held off the market and only a trickling of foreclosures being released for sale? Is there a Great Wave of foreclosures coming? Just do a Google search for REO Tsunami and you will have plenty to read.

I think it is a great time to buy a home in many areas of San Diego County in certain price ranges. I think interest rates are low and the $8,000 tax credit is a helping hand for first time homebuyers. I also think that a home buyer needs to be aware that there are many more foreclosure due to hit the market and the word on the street is that the banks are holding back many foreclosures. If you are considering a home purchase in San Diego do your homework and gather all of the facts.

Carmel Valley Market Report - August 2009 - Carmel Valley like the rest of San Diego is still valuing down and has had a median home price decline 17% from last year. Carmel Valley had 41 home sales and 23 condo sales in June of 2009. These numbers were the latest full numbers in when this report was completed. The median home price for June is $897,000 and the median condo price is $411,000 which was a condo value decrease of 9% from last June. The conventional listings as well as REO's sell fast when in good condition and priced correctly. Multiple offers on many of the lower end price ranges of San Diego homes and condos.

Buyers are actually getting discouraged with the lack of inventory in the San Diego Market. I have personally seen over 50 offers on a single property for sale that was priced correctly. This is not uncommon. Also keep in mind if you're a buyer that 49 out of the 50 offers won't get accepted. This is causing many buyers to be disillusioned by the market and home buying and has them second guessing any agent that they hire. North County Inland Existing Home Sales - 629 Median Price $364,000 Down in value -13% from last year. Existing Condo Sales - 189 Median Condo Price $216,000 Down in value -15% from last year.

North County Coastal Existing Home Sales - 386 Median Price $455,000 Down in value -17% from last year. Existing Condo Sales - 128 Median Condo Price $323,000 Down in value -23% from last year.

Encinitas Market Report - August 2009 - Encinitas like the rest of San Diego is still valuing down and has had a median home price decline 7% from last year. Encinitas had 38 home sales and 14 condo sales in June of 2009. These numbers were the latest full numbers in when this report was completed. The median home price for June is $684,000 and the median condo price is $279,000 which was a condo value decrease of 46% from last June. San Diego Real Estate Market Conditions - The San Diego MLS is filled with short sales and foreclosures and out of the two the short sales stay on the market a very long time making it look like the San Diego Market is saturated with homes for sale but the reality is there is very little to actually write offers on. This report will combine zip codes 91913 and 91915 although the majority of Otay Ranch is 91913 areas like Windingwalk are 91915. 91915 also include parts of EastLake. The combined home sales for June 2009 for 91913 and 91915 are 99 homes. The median home price in June is $375,000 with a decrease from last year of 4% for 91913 and 11% for 91915. The combine condo sales for the two Chula Vista Zips are 45 condos. There was a decrease in condo values from last year of 24% in 91913 and 17% in 91915. The median condo price is $203,000.
