Selling Your Home? Here Are Some Tips For Today's Market!

As you have probably noticed, our local real estate market has improved in many aspects mostly values are increasing again!

Here are some tips for you to maximize the sales price you receive for your home:

1. Start with Curb Appeal.

Your buyers' first impression of your home is when they arrive. Make sure that your lawn is very healthy and trimmed neatly. Your trees, hedges and bushes should be very healthy and trimmed neatly so the buyers can see your home! All of the above should frame and accentuate your home not block it or drive buyers away.

2. De Clutter Inside and Out.

All of us, with very few exceptions, have too much stuff in and around our homes to stage them properly for sale. A good rule of thumb is to remove 2/3 to half of your belongings and put them in storage.

3. Remove personal photos and items.

All personal items need to be put away out of sight. Your personal items mean a great deal to you but not to prospective buyers, remember, you want them to remember your home and how they could easily live there, not your personal items. Prescription drugs, items like jewelry and guns should be removed and secured to prevent theft. Most buyers are great people that are honest and would never steal anything, but there are the few that you need to guard against.

4. Stage Your Home.

We can refer a professional home stager to you and we are happy to do so. However, you can do this by simply following the leader! The best in the business at selling homes by open house are homebuilders. Go visit your local home builder sales office and model complex and take pictures of all the major rooms. Simply compare their living room to your living room. Make the appropriate changes!

5. Paint With Neutral Colors.

Bright colors that make a statement as to how creative and colorful you are do not help us sell homes. Keep the colors neutral earth tone and light.

6. Catch Any Deferred Maintenance Up To Date.

If you have a door that needs to be secured, re-hung and/or painted do it now. Clean your gutters, touch up the paint on the walls and trim. Have the carpets cleaned, repair those broken tiles, replace that shower door, closet door, exterior door and anything else that you have been putting off. Apply the garage floor sealer that you purchased but never got around to doing. All the little things add up to alot!

7. Price Your Home Competitively!

We may be in a hot, maybe very hot market, but your buyers are more sophisticated and knowledgeable than ever. Homes now are selling very close to their market price, there is a reason. The overpriced homes that have deferred maintenance, loud colors on the walls and are not staged are just sitting on the market like the poor kids that don't have a prom date!

Make sure that you listen to your Realtor, they will give you good advice and help you get your home sold for top dollar!

Buying A Home? You Will Be Happy You Listened To This!

Buying A Home? You Will Be Happy You Listened To This! You are hearing it everywhere you turn now, the real estate market is turning around and is on the rebound! Happy days are here again! Right? Not so fast! I held an impromptu open house out of sheer necessity recently and we had 31 showings in 3 hours that we have record of...many more came through without having been invited. There were many tales of frustration from home buyers who just a few months ago had their pick of a much larger inventory and now they are feeling like they are being shut out of this market of ours! One lady shared that she has made 63 offers on as many properties and she has still not been able to buy a place!

I was begging her as I am any buyer that is out there in this current market to keep trying! In just a short time, all the buyers that are trying to buy now are going to wish they had!

Here is what I mean, right now interest rates are at historically very low levels because the Federal Reserve or The Fed as it is known is currently and has been for sometime now buying Mortgage Backed Securities and US Treasuries to keep interest rates artificially low, to spur the economy and help the real estate market recover.

The Fed is scheduled next year to stop subsidizing these securities and thus allow interest rates to go back to "market" rates. In fact, as the economy begins to really recover as it is starting to the Fed will stop keeping interest rates artificially low because they don't want to overheat the economy and cause a huge run up in inflation. As you can see, the Fed is in a precarious position.

In addition to the Fed, the current administration is "unwinding" Fannie Mae and Freddie Mac as quickly as they can and that will cause interest rates on mortgages to increase by at least one percent to the rate.

So, why will you be happy you listened to this? Let's do some math shall we? The current fair market mortgage interest rate without the Fed's help is a minimum of 7% annual interest rate currently. In addition, Fannie Mae and Freddie Mac, once they are unwound, will cause mortgage rates to increase by at least 1% annually. So coming up, much sooner than we want it to, are annual mortgage interest rates of 8% plus!

You may be asking yourself, what does this have to do with me? Easy, if you are pre approved for a home loan at an anticipated annual interest rate of say, 3.5% and rates go up to 8% what happens to your pre-approval? It disappears and those buyers who didn't give up and locked in 3.5% for the next thirty years are going to be glad they did!

So if you are currently in the market to buy a home, hang in there! You will be happy you listened to this!

San Diego Real Estate Market Update Mid 2012

We have reached the middle of 2012 and we are looking back at where our market has come and where is it now.

There are a number of economic reports that we will cover in this report, mostly because it takes a few to establish that the fundamentals are present for a market shift. We believe from our experience that the market has shifted and in a positive way.

We analyze detached home sales in San Diego County according to the San Diego Association of Realtors. Year over year, as of July 2012, we have now experienced 12 months straight of positive gains in home sales as measured from the same month the year prior. For instance, July of 2012 detached home sales were up 16.7% from July of 2011. This does not mean that our market cannot shift again, but home sales are looking good so far.

We examine the leading economic indicators for San Diego as published by Alan Gin, professor with University of San Diego. This report takes into account building permits, initial jobless claims, stock prices, consumer confidence, help wanted advertising and the national economy. This index registered a recent high reading of 144.2 in March of 2006 and a recent low of 100.7 in March of 2009 registered a reading of 121.7 for July 2012.

We study the San Diego MSA unemployment rate, according to the State of California Employment Development Department, that stands at 9.2% for the month of July down from 10.5% this time last year and dropping much faster than the California or National Unemployment Rates.

Finally, according to Alan Gin, our median home price in San Diego County is "...reaching a four year high according to Dataquick".

When we take into account all of the above information and where they are all trending, we can comfortably say that our market has shifted toward a recovery, but we are not out of the woods yet! Stay tuned and we will keep you informed!

Foreclosure Scams Are On The Rise! Beware! Never Pay Anyone Up Front!

Today, a warning was issued by the California Department of Real Estate and the San Diego County District Attorney's office in the form of a press conference that was covered by NBC San Diego:

"A new wave of "foreclosure relief" scams is hitting San Diego and other California cities where a lot of homeowners are "under water."

State and local prosecutors right now are sounding alarms and issuing warning signs, citing a 60 percent nationwide increase in reports of attempted fraud by so-called "mortgage rescue" consultants this year.

Thursday morning, they held a news conference at a foreclosed home that's back on the market in Mission Village, and introduced Leticia and Eddie Amavisca as victims of a crime that's escalating since the federal government's recent legal settlement with the nation's five largest banks.

The Amaviscas wound up being evicted from their home of 8 years in Chula Vista after engaging the services of a consultant who assured them that he -- as are they -- was "a Christian".

"We paid $1,000 to him, and he promised to work with the bank on behalf of a lower monthly payment," Leticia tearfully told the gathering of journalists. "He also instructed us not to pay our mortgage while he was negotiating with the bank."

The moral of the story, said Wayne Bell, general counsel for the California Dept. of Real Estate, is "Never put your trust in an unlicensed person ... don't pay anything up front, and don't pay in cash for mortgage relief services."

Since the settlements between the government and the five major lenders, a new round of financial assistance to reduce mortgage payments is becoming a powerful lure for scam artists who try to wedge themselves between troubled borrowers and their banks.

They make out like bandits, as prosecutors point out, and don't lack for leads on fresh victims.

"When you go into foreclosure, that information becomes public record, and it is in the newspaper a lot of times," said San Diego County District Attorney Bonnie Dumanis. "These people that are ready to prey on you get that information and then reach out. So where there's money, there's opportunity."

And there are devastating losses.

Ask the Amaviscas, who weren't aware that their home was foreclosed upon until an eviction notice was served on behalf of their lenders.

"They were like, 'Sweetie, I'm so sorry, but your home just got sold' -- after (their consultant) told me that on my birthday, that home was ours," said Leticia, again struggling with her emotions. "Two days later, they came and said the house was not ours any more. It's just wrong!"

The Amaviscas and their pre-teenage daughter now live in an Escondido mobile home park where Leticia was hired as manager.

Prosecutors say the couple's foreclosure consultant is serving an 8-year prison sentence.

Leticia is still bitter.

"It's not fair that your dreams, everything you had are lost, are gone," she said. "You lose everything. We still have it hard right now, I'm not going to lie to you. It's hard for us to get credit. It's hard for us to get anything.

"But we're working it through. Thanks to God, we're working it through."

Dumanis addressed this cautionary note to desperate homeowners: "Don't take a cold call. If somebody emails you directly, be suspicious right away. And I think the best thing is to call the bank and go on the Dept. of Real Estate's website. he attorney general's website, the Better Business Bureau. There are all kinds of ways."

I am fortunate to be invited to appear on CBS 8 News At 5:30AM May 30, 2012.

The topic that I have been asked to discuss is first and foremost, the existing homes sales figures that have been released lately here in San Diego County. It is true that if you examine the last 12 months of existing home sales here in San Diego County, according to SDAR, 10 out of the last 12 months have shown year over year increases. Please see the chart below.

Home prices are starting to increase but only slightly. Consumer confidence and continued local economic improvement appear to needed for sustained home price appreciation to take hold longer term.

According to Alan Nevin, noted economist with The London Group, we are importing 30,000 more people per year than we are exporting and we are only building just over 5,500 new homes per year.

Also, Nevin has noted that we have a rental crisis here in San Diego County in that our current vacancy rate is hovering around 1% which is much lower than statiscal full occupancy, thus we have rent appreciation that is far out pacing inflation. Our ability to build enough rental housing has not kept up with demand for many years now, thus our current rental inventory shortage. This current rental shortage is driving tenants to buy and that is heating up demand for entry level and the second and third levels above.

One item that we talked about is that with the current prevalent financing is available for sales prices of $600,000 and lower and with the lack of financing in the upper sales price ranges they are starting to become the bargains out there in the marketplace. Higher end buyers are having a difficult time finding adequate and affordable financing currently eventhough it is getting better.

Another subject we discussed is that even though inventory is currently low around San Diego County, buyers are still very value conscious, so if you are a seller, make sure that your property is well kept, staged correctly and priced aggressively. Those properties that are not are not selling currently, they are just sitting on the market.

San Diego Real Estate Market Turning A Corner? Check This Out!

Is the San Diego real estate market really turning a corner? Well check out the following to draw your own conclusions.

In order to try to determine if the San Diego real estate market has really turned a corner, we need to look at a number of factors. Those factors would include relocation activity, home sales for the last 12 months, San Diego's leading economic indicators, vacancy rates, and construction activity.

According to Allied Van lines in their most recent annual report, California has become one of the most inbound "magnet" states of the United States. Also, Allied Van Lines indicated that California is the most "mobile state" in the union with the most interstate moves of any state. In 2004 and 2006 California received the distinction from Allied Van lines as the most "outbound" state in the United States in relocation activity. What this means is that more people were leaving the state of California that were coming here.

According to Alan Nevin, a principal with the London Group, we are importing 30,000 more people into San Diego County every year than we are exporting. This will drive up the demand if it hasn't already for housing in San Diego County.

According to The San Diego Association Of Realtors, San Diego existing home sales have increased year-over-year 10 out of the last 12 months culminating in a 24% year-over-year increase in March 2012. As home sales continue to increase, this will affect inventory levels as the market will continue to absorb more of our current inventory more rapidly. Mr. Nevin indicates that in San Diego County the current unsold inventory is down to the two-month level and he further continues that in some areas of San Diego County properties that are priced 500,000 and below have multiple offers and are selling quickly.

According to Alan Gin at the University of San Diego, the San Diego County leading economic indicators have rebounded quite significantly from the low that was established in March of 2009. The current index reads it 118.1 which indicates a 40% plus improvement over that low. Mr. Gin also indicates that in 2011 construction permits increased by 56%.

Mr. Nevin indicates that in San Diego County the vacancy rate has dropped to less than 1%. Which is far below what economists indicate is statistical full vacancy. Therefore, it appears that we have a lot more demand currently for rental housing in San Diego County that we have inventory. This demand increase should drive up rental prices which should also put upward pressure and drive up demand on entry-level housing here in San Diego County.

Regarding construction activity, Mr. Nevin indicates that we are currently building just over 5,500 housing units here in San Diego County per year as of last year. Considering that were importing 30,000 more people per year than were exporting were simply not building enough units to accommodate that increased demand. According to Mr. Nevin, construction activity has been responsible for the recovery of our economy nine out of the last 11 recessions here in San Diego County.

So whether it is improvement in relocation activity, home sales, leading economic indicators, vacancy rates and/or construction activity it appears that San Diego County's economy and real estate market have turned a corner for the better. There is always a chance, and it could be significant, that our economy and real estate market dips into another recessionary trend. For now, anyway, it's looking good so far.

Are You Underwater? What Can You Do?

Are you a homeowner that currently owes more on your home than it's worth? What can you do? What are your options? Believe it or not you have a few.

If your current mortgage is not affordable, there is an organization called the Neighborhood Assistance Corporation of America or NACA, that can help you work with your lender to try to find a more affordable modification of your home loan. NACA is a HUD approved housing counselor and they have a contract with over 80 of the largest lenders in the nation. This contract commits these lenders to consider any modification proposal that NACA assists you in creating. One stipulation is that NACA must be able to document that your current home loan payment is not affordable. If you have contacted your lender in the past and have been unsuccessful in modifying your home loan to an affordable payment, whether you've been declined or approved for a payment that's simply not affordable you will want to talk with NACA.

It just so happens that NACA has a Save The Dream Tour that is coming to San Diego February 2-6 at the San Diego Convention Center. I have personally been involved with Nokia and have volunteered during there tour stops here in San Diego and Los Angeles. I have seen firsthand the amazing results that NACA can produce. The real key to NACA's power is the contract and the resulting commitment that they receive from the lender to work with them to find an affordable solution for the borrower. Another step you can take or option that you have if you're underwater on your mortgage is to sell your house for less than what's owed on it which is known as a short sale. A short sale is something that's actually encouraged by lenders today because it is in their best interest financially to let a home sell by short sale rather than foreclosing on it. Believe it or not lenders actually net more money as a result of a short sale than they do taking it back and having to sell on their own. Can I Buy Again? After A Short Sale? When?

When a homeowner sells their home as a short sale or for less than what's owed on the property, one of the first questions that we receive is can I buy again? If so, when can I buy again? The dream of homeownership truly is the American dream. For many homeowners lately, it has seemed like less than a dream. There are, millions of Americans every day who enjoy, relish and cherish homeownership. For those who've sold their homes by short sale, it is easier to buy again than you might imagine. If you or some one you know has sold their home as a short sale, you will want to keep reading.

FHA financing is a very large part of financing real estate today in America. FHA guidelines actually allow, as you'll see below, for a homeowner who does what's called a nondelinquent short sale to buy right away as soon as their sale closes. For those who have had delinquencies associated with their short sale, FHA requires that the former homeowner wait three years. There are guidelines available that allow for this three year period to be potentially reduced if there are extenuating circumstances, or those circumstances beyond one's control, that caused the homeowner to have to sell her home by short sale.

Going through foreclosure or having your home foreclosed on can be a very traumatic experience. Many homeowners after going through foreclosure consider never owning again. However, there are a large number of homeowners who lost their homes to foreclosure that are eager and passionate about becoming homeowners again. As time passes, more and more homeowners who've gone through the foreclosure process are more anxious to buy it seems than ever. Can I Buy Again? After a Bankruptcy? When?

I have received this question so many times lately that I've decided to answer it here as well. Having been the real estate for over 20 years now, I understand the passion that many of us have for homeownership. In our recent history here in San Diego County, we've experienced a large number of bankruptcies, foreclosures and short sales. I have personally worked with dozens of homeowners after they have either filed for bankruptcy, had a property foreclosed on or have closed a short sale. You cannot help but see in their eyes the desire and passion that they have to own a home again. Because of that passion that these homeowners have I felt it was important to bring this information to them and to you. Owning a home is supposed to be the American dream. Unfortunately, it has been more like well, let's just say less than a dream for many. With recent economic reports coming out and many of them pointing to positive economic growth, the housing sector in the United States and specifically here in San Diego County will eventually pick back up. Meaning, that demand will increase and at some point should either equal or exceed inventory, thus putting upward pressure on housing prices. This is were the real opportunity of the American dream comes in the play.

Believe it or not, you'll see this below, it is easier today to qualify to buy a home again after a bankruptcy that it has been in quite some time. Because FHA is such a large part of the financing of real estate today and because they have eased their guidelines recently, it is simply easier to buy today after a bankruptcy. As you will note below, with FHA financing, you can qualify for a new home loan in just 12 months after the beginning of a chapter 13 bankruptcy. With chapter 7 it actually takes three years, but with extenuating circumstances or those that are beyond your control that timeframe can be reduced, sometimes significantly.

Our week 20 show started as usual with an update on the market and what the latest is out there. Home loan interest rates are at some of the lowest levels we have seen ever in history! The latest Case-Shiller study came out and showed that home values here in San Diego have dropped 5.9% this last year. Existing home sales are up, but values are down because of excess inventory in the current marketplace.

The Real Estate Zone Week 19 All About Habitat For Humanity's Demo Build!

Our week 19 show was our first remote live broadcast that we did on location outside of the studio! Thanks to the team at 760AM KFMB we were able to do a remote live broadcast outside next to Habitat For Humanity's Demo Build at Horton Square downtown San Diego! What a ball! A huge thank you to NBC 7/39 and their team for allowing us to use their facility and for their assistance in helping us set up! Thank you to everyone who helped us make this happen!

We found out that this was the beginning of the construction of the first of four homes total that will be built in Imperial Beach at Habitat's latest community!

The Real Estate Zone Week 18 Was All About Fire Safety With Mitch Wagner!

Our week 18 show was all about fire safety with our special guests Mitch Wagner, Attorney at law and Ted Bumgardner, president of Xpera Group. One of the first things we pointed out, was that the fire season was upon us even though we just had rain the day before and we wanted to make sure that our listeners and everyone they knew paid attention to how much fire danger there really is San Diego County currently. Mitch made a point to let our listeners know that a large percentage of homeowners today in San Diego County are underinsured and need to contact their insurance company as soon as possible to review their coverage and make sure it's adequate for today's building costs and property values. With regard to value we pointed out that there are a number of properties being sold today locally that are actually valued upwards of $200,000 below what the actual replacement value is. We urged all of our listeners to contact their insurance company to make sure that they have adequate fire insurance for today's construction costs and codes.

One of the items that we made sure he made note of were changes in fire in fire and building codes that have taken place since the wildfires a few years ago. Ted pointed out that many fire departments and local municipalities are requiring for instance that homeowners in outlying areas replace their gravel 10 foot wide driveway with 24 foot wide paved driveways with hammerhead turnarounds so that fire trucks can pass each other on the drive ways while they are trying to fight a fire. Many of these homeowners simply are not covered nor do they have the wealth that it takes to meet this requirement and so many are left out in the cold and are not able to rebuild after the wildfires. Another casualty of being underinsured.

Is not difficult we determined, to document what you have in or around your home in the case of a fire. Take 15 to 20 min. on a Sunday afternoon with your video camera and videotape the insides and the outside of your home commenting on the different valuables and possessions that are located inside and outside your home. If need be, you can go get someone who doesn't live in your home as not used all of your belongings to point out anything you might be missing in your inventory in your home. Take all of your valuable home papers, your videotape and anything else that you feel like you might need in case of a fire and store it electronically on either a cloud server or one of the many backup services that are available online for a nominal fee. Another suggestion would be to take all of those items or at least copies of them and put them in a safe deposit box at a local bank. The idea is simple the actual taking of time and making sure that you do it is the more complicated part. Make sure that you take a few minutes and that you're prepared in case the absolute worst takes place and another firestorm happens during our fire season and your home is destroyed. One thing in particular that we pointed out while were on the air was that when there's a firestorm like we had a few years ago there were actually five wildfires in San Diego County at the same time and several hundred homes were destroyed. Insurance companies brought insurance adjusters and other employees in from other states around the country and when they're dealing with homeowners in San Diego County and there from back East for instance all they're looking to do is make sure they protect the insurance companies interest and get done with that homeowner so that they can get home where there has not been several hundred homes destroyed and there are not a lot of people with really frayed nerves. So just like the Boy Scouts always say, be prepared.

The Real Estate Zone Week 17 Featured Russ Valone Talking About Our Current Market!

Our week 17 show started out much like all the others have with a mortgage update from Kurt Branstetter with W.J. Bradley Mortgage. Kurt indicated that interest rates remained very low do to the European monetary crisis that is continuing to loom over the markets. Kurt further updated us that interest rates should remain historically low as the market continued to worry about the current European monetary crisis. Kurt also indicated that there are a number of worries the market currently has regarding the US economy as well. Kurt went on to encourage anyone who is thinking about buying a home to get in now while prices are low and rates are at historic lows. Eric Phillips with Georggin Law also joined us and indicated that he is seeing an increase in energy in the marketplace currently. He believes that this will result in more buyer demand and more increased market activity as a whole. Eric also shared with us about his company's rapid rescore program that can help homeowners and potential buyers increase their credit score more rapidly than normal. One of the last things that Eric contributed during our show was to remind our listeners that the credit bureaus work for creditors and not consumers. Now is the time, according to Eric for consumers to take control of their credit destiny.

Russ Valone, owner and president of Marketpointe Realty Advisors joined us on the show to share with us the latest that is happening in our current market. What Russ indicated, is that our economy needs to improve before housing will improve locally. Russ also indicated that he's seeing a shift in what are called Echo boomers demands for housing. Echo boomers, Russ indicated are not likely to buy homes that are built in suburbs rather they would rather own property that is closer in to the centers of employment. Homebuilders that want to meet this demand in the future will have to build lower maintenance homes that are located closer to centers of employment. Echo boomers, Russ indicated are not likely to want to have long commutes back and forth to work. Russ helped us to understand that our housing market will probably not recover for some time yet. We're looking forward to having Russ on her show again in the near future.

Trent Chapman our short sale expert joined us by phone to update us on the latest in short sales. Trent indicated that lenders are getting more and more aggressive in the amount of money that they pay to homeowners to successfully short sell their homes. Some lenders, Trent indicated are actually paying upwards of $35-$40,000 to homeowners the qualify and successfully seller homes by short sale. Trent also indicated that non-delinquent short sales are becoming more popular and that our lenders have indicated that most homeowners with non-delinquent short sales can buy again right away using FHA financing. if you have questions or would like more information about short sales you can contact Trent and his entire team at newfutureteam.com.

The Real Estate Zone Week 16 Featured Congressman Brian Bilbray And The Stars Of Spike TV's "Flip Men"!

We started out this week with a conversation about the markets and home loan interest rates, near the lowest ever by the way!

We were thrilled to have Congressman Brian Bilbray on the show and he caught us up to date with the latest from Washington D.C.! He updated us on the current status regarding the Obama Jobs Plan Speech and he indicated that the members of Congress were still waiting for the bill that they were told to pass approximately 15 times! He also updated us open the progress of his repatriation bill that is making its way through Congress! We are very excited about this legislation way to go Brian! Congressman Bilbray will be on our show on a regular basis so be looking for him!

Next we had Doug Clark and Mike Baird stars of Spike TV's new series "Flip Men" on the show to tell us about their new show that premieres on October 25th on Spike TV! They told us about their backgrounds and how they got into this amazing business of real estate! They shared with us that their show is different from others because we get to follow them around and watch them make decisions on properties on the spot! We will get to watch them find the deals that they acquire, rehab and flip! Awesome! I am totally looking forward to this show! Look for Doug and Mike to come back on the show closer to the premiere date of October 25th!
