Ok, so there are like 79,530 members of Active Rain now...Over 2500 online, thats enough unless all at once there is a massive coffee break. As we get more members, I notice we have a lot more cut and paste articles coming on, some posters lay 5 or six on at once, one right after another. They have one paragraph, enough for the minimum word count, and the next post picks up right after that with the next paragraph or so...Whats up with that...Points I guess... Anyway, I am over here at Developers Capital Realty, LLC with a job on my hands.

For the Foreclosure Geeks like me out there, here is a site I found, I think I may have paid for it...I spent weeks ssending off for everthing I could get cheap on Ebay..I literally have over 20 seminars on Cd, books and tapes. What that means is that I now know enough to leave them alone unless they meet very certain criteria. My criteria meets my needs and those of my investors, and have a high potential for actually either be able to close in a short sale transaction..OR be able to take the property over subject 2 and close quickly,

Welcome to the Active Rain Blogging world. Its not often you will find a forum like Active Rain. If you are looking for a way to move up on Google, then this is your best bet. In fact, I cannot believe how quickly blogging on Active Rain will make a difference. I suggest using phases that will show up in normal searches for your area in your blog. One day I will get that link thing under control.. In the mean time, I have been surfing Active Rain and other links..What a story I found, the former President of the NAR cannot properly price his house. He chose to list it over the market, and continued to to drop behind the market, waiting too late to drop. And now, two years later, it is still on the market, nearly 200k less than what it started at. How can we trust the NAR to guide us when even the President is caught up in his own Rhetoric. Hello Active Rainers...Points are an easy commodity on Active Rain. For some, it appears it is the only reason for being here. I just found a series of posts that are obviously cut and pasted from some article on-line. One article right after another, with her smiling face right beside it like she is proud of her accomplishments. So anyway, back to the tutorial. Start by naming your post with something like How to make points on Active Rain, a Short Tutorial. Actually, if you just combine some of these phrases together, it may work just as well. Also

Its a rainy Saturday Morning in the neighborhood. The Overseas Markets are going crazy. The mortgage backed securities are being dumped, and no takers are in sight. Bear Stearns, is experiencing an old fashioned Run On The Bank...and there is no cash left, just a few billion dollars worth of now devalued securities that can't be used as collateral any more. My name is Mike Norvell Sr, and I am with Developers Capital Realty, LLC. Our current emphasis is on finding subdivisions that are close to going under. We will examine the property, go over all the financial we can find, and then make an offer... It seems so easy, but many subdivisions in trouble do not advertise. I still do not know where to look for the category, Subdivisions in Trouble. I talk to builders, loan officers, and other Realtors. Its 5:30 AM and I am reading the updates from the Orlando Business Journal. In it we can find who is getting promoted, who is getting relocated, who is looking for a way out. There are clues that may be interesting to those who want to know which way your area is growing. The Business Journal has a neat little button up top on the right. This button is on a drop down box that allows you to look on-line at 20 or so other Local Business Journals, from Atlanta to Portland, to Phoenix Arizona. Houston has one too. See if there

Many Investors are really looking for guidance. We as Realtors have tools and training to find what the normal consumer can't. The MLS is a super tool, and it's getting much stronger all the time. I have been working with Iinvestors now for quite a while... I quit pursuing them after becoming a Regular Realtor working floor time in a busy office. Before I knew it, I was chasing around like the rest of the crowd, becoming what Jessica Horton calls a Pop Tart Realtor. We have to be so careful of headlines..How many times have you found a story did not reflect the headline?? Lately, My Reading Material has changed. I don't mean i went from Dear Abby to Hints to Heloise. In my new position with Developers Capital Realty, I have made a change from one house at a time to whole subdivisions. From one lot at a time to large tracts of raw land. I am basically doing the same thing as before, it's just on a bigger scale. Much bigger. I am not believing the pricing around here. Its up in places and down in others. I am looking at a older medical building that was over 2 million and now ..who knows.. 800,000 maybe...if you can find someone to buy it. It might be better served to bulldoze and go for a more modern look. But, in other areas, not far away, NEW medical buildings are under construction, and not far from there there are newly completed professional suites that are awaiting ....ahhh professionals...Can you say vacant..I was driving around looking at the area last week with a local developer, and all

I FOUND THIS TODAY, FROM THE SEATTLE TIMES Its another joke...its serious, but its a joke...like Congress voting for a raise for itself...It appears that Wahingotn Mutual, you know, the famousWAMU, is struggling badly. SO, in order to keep nearly 3000 top executives from jumping ship, the board has voted to exclude the costs of thier bad loans and foreclosure expenses when figure the bonuses for 2008. Well, lets see, aren't these people the same ones who agreed to these loans?? Isn't it enough to work for the salary that they signed up for..What type of bonus are they getting paid on....bounced check

Well, its about time... Imagine the difference in the local foreclosure rates if this had happened sooner! Imagine how many homes ...(Read families, Read Broken down Homeless Families)....Imagine how many could have been saved with a change in the predatory lending practices that were not only allowed..They were promoted as a great thing... Who was screaming out loud on CNN back then............. What am I referring to??.. Why the FHA loan limits committee has finally responded to the pricing runup of one to four unit homes. What a way to work in the rain...today its rain for real in Central Fl. Now that I working commercial again, and vacant land, do you think it would be any easier to get good listings? In short, no, in fact hell no. The prices are all over the board. Lower than they were, but... The big differerence is in finding comps. Such was my luck in finding current info on the difference between land trust and land banks, and why they are occasionally used interchangably. Of course they are different.
