5 Reasons To Sell A House Now!

The Real Estate Activities in 2013 took a lot of buyers by surprise! There were and still are multiple offers on so many homes for sale and homes are still selling usually substantially more than the listed price. It is a fact that sellers lost a lot of values in their homes and buyer who bought in the 2007 till mid 2012 got some good buys. Prices are now on the rise. Home values have gone up any where from 5-10% just in the last 8-12 months.!

Here are the 5 reasons sellers must Sell Now!

1. Interest Rates are Rising.

Few months ago, fixed rates mortgages were under 3%. If you ask many lenders, a lot of loans and refinances have been cancelled due to rising rates. Buyers get priced out and eventually have to cancel or postpone refinancing or purchasing. One of the main reasons there is such a high demand for homes is that many buyers can actually qualify with the lower interest rates. The affordability index is higher. Once the rates go up, many buyers will simply not qualify to buy and will have to drop out.

2. Demand is High!

I believe the demand is high due to 3 reasons. a. Interest rates are still lower, so many potential buyers can afford a home now at these lower rates. b. Buyer have been working for so long to gather up a down payment, and clean up their credits and debts, they are getting impatient. c. Buyers know that the housing market have bottom and see a rise of home values. Buyers want to take care of these conditions before they are priced out of the housing market.

3. Housing Inventory will increase.

Total housing inventory last month rose 11.9% to 2.16 million homes for sale. This represents a 5.2-month supply at the current sales pace, compared with 4.3 months in January. Many expect inventory to continue to rise as more sellers escape the shackles of negative equity. Selling now while demand is high and before supply increases may garner you your best price.

4. New Construction is coming back!

Have you noticed that more remodels and construction work is going. One of the reasons for this is banks are giving out more loans for construction as well. Builders are now scrambling to find new lots and build more houses. In the last few months I took out buyers to new home sales, they increased home values over $10,000 in just an hour while we were waiting! New builders do not have enough inventory right now, but they have started their projects and more newer homes will hit the market soon. New homes sales compete strongly with resale homes.

5. Try not to predict the Market.

The right time to make the move is now. many sellers and buyers try to predict the market and actually think they can! Look at all the buyers who are frustrated now. They waited and waited for the bottom to hit. Well, it was here and gone and no buyers noticed it. Now they are paying higher prices and regretting it. The market is what it is . Make the most of it. Sellers will never know when the top of the market is. It will be here and gone. In fact, I have read many articles just this month about a Housing Bubble! (I think it is too soon for that, but I could be wrong!)

Zombie Foreclosures New Real Estate Phrases

Real Estate is an ever changing Phenomenon. New trends, new terms, new methods and new phrases pop up on the Real estate scene once in a while. Over the last few years, new words have become part of our real estate vocabulary when discussing distressed properties.

Terms such as ‘shadow inventory’, ‘cure rate’ and ‘short sales’ were introduced. Other words like ‘underwater’ and ‘upside down’ took on totally new meanings. Here is New Real Estate Phrase that has pooped up from the past foreclosure real estate market.

We will be hearing more about this phrase in the next few years to come.

Zombie Foreclosures

Bankforeclosuresales.com explains the term on their website:

“A zombie foreclosure or zombie home is a property that the homeowner has abandoned and assumed the home has become the property of the lender. Essentially what happens is the homeowner leaves the property after receiving a notice of sale from the lender, and then the home is left empty until the bank acquires the property. This acquisition can take longer than desired and during the period in which the home is not yet owned by the bank, technically the homeowner is still responsible for the property. Sometimes the homeowner thought the property was foreclosed upon and therefore became the property of the bank. However, they occasionally find out (often years later and without notification) that the bank never took possession of the property and instead the homeowner (who thought they were no longer attached to the home) is notified that they are still responsible for the property legally.”

This situation is occurring in many markets right. The impact of the resolution of this situation is still to be determined.

Well actually it may be more like gold coins but I like raining pennies from AR heaven for a title here. And who might they rain upon this day is Praful Thakkar, an Andover MA Realtor who I could not connect with at the MA meet up recently. Another outstanding example of an ActiveRain member who goes the distance for his fellow Rainers...it is what makes this community just amazing. I could never have learned the online blogging, marketing, etc. without the help and support here. Praful is one of those Rainers you want to connect with. I have talked about Barbara Todaro and others who too are so wonderful. But it is his turn in the spotlight right now.

We all know that the Real estate market in 2012 and the one we currently are in April 2013) are very different. There is hardly any inventory, homes prices are jumping up at an alarming rate and investors and buyers are still buying.

When will we have a normal market, if there is such a thing!

If you are a seller or are considering selling or even buying, here are some pointers you may want to keep in mind.

1. Accepting the buyer with the highest offer without regard to the other contractual terms.

2. Not properly handling multiple offer situations with multiple buyers.

3. Not properly handling back-up offers.

4. Entering into an agreement with no earnest money deposit from the buyer, or a very small amount.

5. Entering into an agreement before verifying the buyer's financial ability to close escrow.

6. Not disclosing known material facts effecting the value or desirability of the property.

7. Not providing the buyer with legally required disclosures.

8. Not obtaining the buyer's written acknowledgement of disclosures.

9. Not considering whether to require the buyer to remove contingencies.

10. Not excluding items from the sale that the seller wants to keep.

Every year city of Anaheim gives away free compost to Anaheim residents. This year is no different. Whether cultivating land in the backyard, or planting a container garden on the patio, one thing a garden needs is compost.

City of Anaheim is once again aiding residents with their perennials, annuals, trees, shrubs, vegetables and flowers to grow, thrive and blossom. Anaheim residents can receive up to 60 gallons of nutrient-rich compost/soil conditioner absolutely for free.

The annual Compost Giveaway, a partnership between the City of Anaheim’s Public Works Department and Republic Services, will take place on the following dates, rain or shine --

Saturday, April 13: 8:00 – 10:30 a.m. (or while the supply lasts) Western High School, Orange Ave. Parking Lot 501 S. Western Ave., Anaheim, CA 92804

Saturday, April 20: 8:00 – 10:30 a.m. (or while the supply lasts) Katella High School, East School Parking Lot 2200 E. Wagner Ave., Anaheim, CA 92806

Residents are asked to bring their own containers or buckets (no bags please) to pick up the loose compost material. Proof of City of Anaheim residency will be required. There is a limit of 60 gallons per household. Earth Machine compost bins and kitchen collector buckets will be available for residents seeking year-round benefits to home composting.

It would be nice to have a LIKE button on Active Rain.

There are so many great Blogs on active rain. I have always fun reading the comments as well. There are so many great comments to ready thru. Some time they are more than the blog itself.

I do not post a lot of comments, but I do read quite a few of them and appreciate the contents. There are comments that are funny, agreeable and not agreeable and of course some are there just for the points!

Many times as I am reading the post or someone's comment, I want to comment or respond, but just don' t have the time or do not want to rush into a comment, specially if I am reading the post on an ipad or mobile phone.

There are times I just want to post a Like! on the comments, but I cannot!

it will be nice if Active Rain works on that, having a LIKE button on the comments section.

Facebook and LinkedIn has it and it is used so many times..... sign of the times and trends.

Here are some reasons Active Rain should have a LIKE Button!

It works for social media .. blogging is sort of social media
It is very successful for Facebook and LinkedIn, giants of social media.
Give us a chance to Like a comment without saying anything.
Agree on some one's post without saying anything.
Disagree on some ones post(specially when you like on one comment when there is an 'argument' going on and you want to get involved but really don't want to get involved.
Give us a chance to agree on a comment without taking too much time and then not post a comment at all, even though you wanted to..

I was at a Kaiser Permanente Hospital for some information(not patient related!) last Friday. As I came out of the parking structure I noticed a 'Farmers Market' going on. So went to the stalls and saw some of the healthy products only they sell.

I shot a quick video of the Farmers market vendors and location. It was fun, but I was there on business so did not spend much time there. I will go revisit soon though.

Here is one reason why Kaiser Hospital has these Farmers Market throughout...

If you're considering the purchase or sale of a home, it's a good idea to know what could go wrong during the process. Choosing a Real Estate Agent

Your real estate agent is the driver of the transaction. As such, he or she will steer the transaction around common roadblocks and avoid certain pitfalls. That is, if you choose the right agent.

What happens if you don't? Several things:

Your house may not be priced properly.
Your house may sit on the market longer than it should.
If you're buying, you may end up paying more than you should.
A complicated transaction, such as a short sale, may have details that are allowed to fall through the cracks.

Avoid these potential problems by hiring an experienced real estate agent. When selling your home, your first concern is getting the most money for the home. An agent familiar with the area is much better able to determine market value than one from outside the area.

An agent with proven marketing capabilities will get your house in front of more buyers than an agent who hasn't a clue about marketing. If you own a specialized home, such as a luxury home or beachfront property, or you are performing a short sale, you need an agent experienced in these types of sales.

When purchasing a home, you need a savvy negotiator in your corner - an agent who can go to bat for you and get you the best possible price on the home.

Counteroffers

The offer to purchase is a document full of potential pitfalls. Some of these include:

Price.
Insufficient earnest money.
Inappropriate closing date.
Requests for personal property.
The buyer isn't preapproved for a mortgage.
Requests for repairs or allowances.

Of course, there are many, many more, but these are some of the most common. These problems are typically addressed via a counteroffer. This document says to the other party, "I accept the offer as long as the following conditions are met." This is the nuts and bolts of negotiating, and it's fraught with perils.

If you've done a good job of carefully selecting your real estate agent, this is the time to rely on him or her for advice. The decisions are ultimately yours to make, but expert advice should be considered.

Home Inspection

The home inspection presents another opportunity for a deal to fall apart. Home repairs can be costly. Some can make you want to walk away from the deal. If you decide to remain engaged in the process, you'll need your old friend the counteroffer to request repairs or a reduction in the price of the home to allow for the cost of repairs.

Appraisal

When markets change rapidly, appraisals become more challenging. When home prices began to stabilize after the latest recession, for instance, appraisers had nothing to base home values on but the depressed recession prices. Foreclosures particularly drag down values, and many homes aren't appraising for as much as homeowners and their agents expect them to.

If you're the seller or buyer of a home that doesn't appraise for the purchase price, your options include:

Reducing the price.
Raising the amount of the down payment.
Challenging the appraisal.
Walking away from the deal.

Closing

Lots of things can go wrong at closing. Some of the most common events are:

The lender pulls a soft credit report and finds that the buyer has made some large purchases, changing his income-to-debt ratio to the point where he no longer qualifies for the mortgage.
Your paperwork is delayed by the lender and your attorney pushes the closing to another day.
The funds don't arrive.
One of the parties is unhappy with the information on the Closing Statements.

Not every real estate transaction has problems. In fact, most sail along smoothly. While it's hard to hold your excitement in check, the best time to let it loose is when your agent hands you the keys to your new home.

Why is it that buying a home for rent versus buying to live in for yourself if different. There should really be no difference?Well there is a lot of different thought processes that goes with a buyer when it comes to buying a home for renting it out versus buying for yourself.

Here are some criteria's that a typical buyer will look for when searching for their dream home.

Criteria for Buying a home or condo for yourself to live in.

How is the neighborhood.
How are the schools rated.
Do any of my family or friends live in the area.
Are there any shopping centers close by for grocery shopping.
Are there any restaurants, cleaners, coffee shops, home improvement or hospitals close by.
How is the condition of the home.
Are there any amenities in the house, like a pool, upgrades, patios, fencing and views etc
What type of roof is there currently.
Is the house priced fairly well or at market value.
is the yard or garden in pristine or well maintained.

Buying a house for rental is quite different than buying a house for your own living. The criteria vary quite a bit. Most of the landlord or owners are looking for cash flow, short term or long term and they have different concerns they go by.

Criteria for buying a house or condo for use as a rental property.

Can I buy this home under market value, so I can increase my cash flow.
Are there any city or government restrictions on rent or is there rent control in this area.
Is there enough parking for the tenants.
Is the seller offering any ;seller financing' so the buyer does not have to come up with more down and still be able to have a positive cash flow.
Is the neighborhood good enough location wise to increase rental rates.
How is the vacancy factors in the immediate neighborhoods.
Is the lot big enough to add rooms in the future.
Can the zoning be changed from a residential zone to a duplex or triplex.
Landlords prefer to have more rooms or bathrooms in lieu of upgrades or features.
Any parking restriction in the neighborhood or the condo complex.

I am sure there are other factors that home buyers and landlords have to buy the home or rental. The ones mentioned above are typical. Criteria will vary by personal choices, types of homes being bought, price ranges and other factors.

Most people wouldn't dream of neglecting the transition between two interior spaces of their house, from their kitchen to their family room for example. The two areas should flow together and complement one another, right? Then why do we treat the transition to our outdoor spaces any differently? By thinking about the indoor/outdoor transitions of your home in the same way you do that walk from the kitchen to the living room, you can make your home both more functional and beautiful.

Work Flow and Functionality

Barbecuing and entertaining are the most common uses for a backyard patio, and yet when planning the connections from kitchen to patio, we do little to make the tasks of cooking and serving our guests as easy as possible. Creating circulation and work flow between the two spaces should be considered as essential. If the space is easily accessible and comfortable to use, you're likely to use it more often.

The planning between these two spaces should be addressed when the home is early in the architectural design phase. If you are fortunate enough to be working with an architect to design your home, ask him or her to include this as part of the plan, and ask tough questions if you don't see how the two spaces will function together. Open it Up and Expand the Feeling of Space You can make small interior spaces feel larger by installing large doors and windows that open up the room and extend the space into the landscape. On a nice day, open the doors, let light in, and suddenly the world will get a lot bigger.

Frame the Views People often mistakenly think they need to cut down every tree in sight to open up their views. Nothing could be further from the truth. Just as a photographer composes a photograph, the views from your home should be framed to highlight the best features of your property. An open view just for the sake of openness is no view. What's the view you're creating? You can use doors, windows, trees, shrubs, fences, flooring and patio surfaces to frame and compose the views you want to create. Take the time to create the transitions between the interior and exterior of your home. You'll be surprised how much easier it becomes to use the spaces and how much more time you spend outside.
